374K after all the cashbacks.
Good price? Or should I nego more?

Haha, RM500 only la. When u booked? If MCO period, fully refund, if rmco, need 1 rejection letter, fully refund.

Just to share few things about Kenwingston Square Garden, Cyberjaya. Vped Jan 2019.
- i bought 450sqf 1 bedder with GRR package. its 3 plus 3 year GRR aggreement. Developer will give you advance cheque for 1 year. so already received rental cheque until dec 2020. all GRR unit managed by OYO. listed in booking.com, agoda etc2.
- my unit was FF one. but bear in mind the furnishing not really similar to show unit. dont expect too much. but electrical appliance given quite okey, all branded one, samsung etc2.
- since bunch of buyer are investor, its difficult for owner to join JMB cause chairman and committe mostly form developer people cause they own most of the unit and bigger unit too. counting base on shared(sqf) unit not by unit.
- building quality okey, acceptable.

Thanks for sharing your experience. Regarding the JMB, it is prudent that owners get in touch with each other as early as possible so that the transition from developer management to JMB wont be a lopsided affair.

Plus if any issue arises before VP that's gonna affect us as a whole can be solved with a collective voice.

Regarding the FF, i somehow feel that we wont get as much value as the cashback, but i would love to be proven wrong.

MAYBE, since Square Garden has a GRR agreement, there are more investors than actual owner staying in therefore the majority in the JMB are from the developer side.

Dear all sifusss, I wanted to sign my SPA last week.

However, I realized in their 'special promotion package' agreement, they have ticked the section where I am entitled for 10% rebate (0% DP promo) for the 2nd 10% in the progressive billing. The remaining special rebates like MCO rebates and furnish rebates are in the 1st 10%. (FYI, I did not take the furnish package)

What the lawyer and agent told me is due to my loan is lower than 90%, they had to 'rearrange' the rebates into these kind of sequence. BUT but but, the remaining rebates I have is not a full 10%, so there is a remaining 4% of 1st 10% should be collected from my loan.

As I understand, the 1st 10% is always between buyer and developer, bank will not release the fund if is in the 1st 10%. But the lawyer and agent was telling me the remaining 4% SURE/CONFIRM/DEFINITELY bank will pay, which I don't think is true.

I do not trust them so in the end I did not sign la.. and I demanded for explanations from my agent.

Just want to ask, anyone encounter this before? What kind of solution I should look for when i sign SPA again?
