Actually about Jaya Grocer, my agent told me it isn't confirmed yet. And the developer has actually got the 48 months extension. It is stated when you sign the agreement.

Wah same block. I don't know about the whatsapp group. If we do have one I also want to join. Anyway, when I signed the spa, these are what I saw on the contract:

1. This building prohibits tenants from foreign students (especially from Africa) and any blue collar foreigners.
2. It is allowed for AirBnB
3. Got extension for 48 months instead of 36 previously
4. About half of the available units have confirmed signed SPA and others are waiting for the bank to pass the loan. (this one the lawyer told me)

For the item no.3,
any idea what the due date for them after the 48months extension?
I was told that the estimated completion is around Q4 2022,
so after extension, 2026?

No, my understanding is the period (48month) from the SPA effective date to the VP date.
Btw, the estimated completion period is Q2 2023 right?

I see, I just double confirm with the staff on this 48months extension period.
He told me it's from the booking date. (used to be from SPA date, then they said the dato told them it's from booking date..)
My agent said it is Q4 2022, but the staff I met said otherwise, he said Q3 2023..

So inconsistent.. now I lose confidence in their management..

I think will around 2023. Depend on their building speed. Maybe after kenwingston avenue complete they will focus on this .

What is your SPA date? Mine is 14 Aug 2020.
48 months from my SPA date would be 2024..
So they will only kena penalty if they deliver to me later than that

That's what I read on the paper too, then the staff said the dato told them based on booking date not SPA date now.

Never mind, hopefully they deliver it as soon as possible and with the promised quality.

Technically is based on SPA date, therefore I forced them to call their management and amended the SPA date (change to booking date) before I proceed to sign.

I see, didn’t know we could ask them to amend the SPA date.. holy.....
And I just noticed my booking date is May (the month I signed SPA) but I actually made the RM3k payment to book in March..
Hell.. not sure if this is normal practice..
