Anyone able to advice on the utilities? Is it under residential or commercial rate? Also, do we pay directly to TNB/SYABAS or pay to management? Asking here as I am getting few different answer from agents.

Has anyone encountered this situation which agent only helped you to contact only one banker for loan application? I tried to ask the agent to apply for other banks to compare the rates but got rejected with many reasons like higher interest/lesser margin/full quota and kept saying the only bank he applied offers the best.

My agent said it is commercial but can be converted to residential later by ourselves / management.

I would like to know more about this too. Is there any panel for this project? I was told some of the bank are not allowed. Anyone able to advice?

Either the agent too lazy to seek other bank or they have special benefit with the mortgage guy there. Try ask for LO from other bank to compare. At least 2. Unless the single bank you applying is maybank or pb bank. (I know maybank give the best rate in market)

In the agreement, it doesnt detail the value of each of the furnishing given, so we cant gauge the premium standard of the items. The only assurance I got is from SA, saying that what we get will be quite similiar to the showroom, but then again its just word of mouth, and not on the signed agreement.

I got the fully furnished package as well.

I chose the fully furnished package too because I'm too lazy to take care renovation & furniture buying stuffs..

From what i understand is that in order to convert to residential account, u need the strata title first. This is especially if the development is a mixed residential + commercial parcel. Since the last update to the strata title act (2013), developer can apply for strata title once the superstructure is ready (as opposed to within 6 months duration after vacant possession).

With the latest ruling, in an ideal scenario, you'll get the strata title during VP, but I doubt that coz even KL Traders Square hasnt got theirs yet.

with that being said, i was asked an additional 500 during SPA signature for "TNB deposit". I didnt question this further because I'm too busy to get into arguments. I however expect that during VP, TNB account should have been arranged with a balance of 300 given back (average starting TNB deposit is 700)

Correct me if I'm wrong coz all the points above were taken from the net along with some personal assumptions.

Black n white is very important for any dispute in de future, sales agent might simply give promises to get sale, i experience it b4, tis is my advice.
