Not sure if Presinct 6 affected, but I think it'll be easy for you to drive there and look for yourself. I didn't notice these the first time I visit there, when I go 2nd time with an experienced feng shui master, he told me after he'd done observing.

Surprised to know that Xylia and Oxandra 22x75 is having crack. I don't think it is due to soil settlement or anything structural, probably just some plastering crack which can be easily fixed. The soil settlement topic in Setia Alam was heavily discussed in Setia Alam forum, where some really great information can be found there. Do check it out before u buy to understand the whole picture. Ya one more info, sp setia is very responsible on thismissue, if anything concerning structural defect, they will fix it for u, even though the defect liability period is over.

Earlier batch of P6 experienced some soil settlement issue as well (some certain units, not all) but the latest one like banyan/tamalan, tristania, tectona etc , never heard anything ...

well they'd better be. for that kind of price they're charging buyers in SA, they have to ensure that there's no structural defect and if there is they'd better fix it even after DLP. they wouldn't want their "number 1 property developer" name to be tarnished like that, would they? sweat.gif

Feng shui really depends on which unit you're looking at and whether it fits you personally or not. So have to depends from case to case. The "problematic" 22X75 I saw is still OK for general ppl but there's another 20x70 unit I saw have some problems with the direction it face, which is not suitable for own-stay for anyone at all. I won't tell you which type of 20x70 it is as I might get murdered by those bunch of sellers, haha. sweat.gif In fact, I might already be in danger now???

I got a few photos on the cracks and sunk platform but I ain't gonna share it via post as it will do me no good for doing this. I'm not an expert in structural engineering (I'm a mechanical engineer) even though I'd studied bits of it in my early years, but I don't think those are plastering crack as it is evident if you check the exterior of the house (front and back). But still, not ALL units are affected but just give you guys a heads up to check for those if you're planning to buy as most normal buyers like me won't pay attention to stuffs like that. If developer can be responsible for these, then it'll be great news, but IF it is really soil settlement/foundation problem, I'm curious to know what they can do to fix it..... rebuild?

I know in one case in another precint where the house is seriously affected by soil settlement, sp setia actually go into the house and do additional piling from inside. If it is only outside the house , eg car porch or refuse chamber/ letter box/fence, they will do piling from outside.

Hi, i m interested in Carallia 20x70 which had max bu... my concern now would be the soil issue and flood issue...

Appreciated if someone can share with me their opinion and experience or even some link for me to read through and it would be good...

I suggest u register at setia alam forum and check out the information there. There is even a dedicated thread for every single launch in setia alam since 6 years ago. Plenty of genuine , great info there.

Carallia, afaik, no flood or soil settlement issue yet reported.

Mah sing's aman perdana was launched abt the same time as SA, back in 2004 i think
I&P never heard before, where is ur source?

Alam Impian....if you're staying near Klang right now....maybe considered near....if everywhere else....e.g. PJ/Kepong/Sunway.....it is freakishly far..... just try to drive there yourself..... 800k++ can try to consider G&G superlink 24x80 double storey terrace - Banyan/Tamalan at SA....

It depend on where u wanna go actually, i dont really think alam impian is "freakishly" far. If alam impain is consider as freakishly far, so do setia alam, both are about same distance from KLCC. Kepong or pj might be nearer to setia alam but i dont think sunway is nearer to setia alam than alam impian, to me subang area, puchong, cyberjaya is nearer to alam impian.
