Hi there, I got the same offer as well. Try google the layout around and have a look. My current 22*75 got a built-up of 1580 sq. ft. without the extension on the back. This cluster semi-d home is basically give u a semi-d land, but normal DSL built-up. I suggest you do more research 1st. I would say the word semi-d sounds very tempting as to me also.. smile.gif

Hi, I'm new to Setia Alam. Just wanted to know if anybody is buying Tamalan / Banyan superlink subsale? The price is around RM800k-850k, worth it? Kindly advice.

Guys, I know this has been discussed before quite sometime, I read in SARA forum that the Precint 6 Tamalan & Banyan houses are built on soft land, the lowest of Precint 6 and there is a flood not long ago. I couldnt find more information about it. Anyone staying around Precint 6 can comment further? I think Tristania is a good buy as well, too bad I cant afford it.

regarding the flood, what i know was there was a mini flood near the guardhouse 1-2 yrs ago. That was due to the clogged underground sewerage due to ongoing construction. Also, the water retention ponds in setia alam were full almost everyday during last year rainy season, so it shows the retention pond is working properly.

if u are considering banyan/tamalan, i suggest u take the 3rd and 4th row (ie: closer to the ongoing construction of semi-d and the park). The semi-d will be completed end of this year i think. so by the time u move in, the whole area of precint 6 will be completed and no more new construction. However, the land opposite banyan/tamalan belongs to sime darby and they are planning to launch 20x70 DSL this year or next year. So the 1st and 2nd row of banyan/tamalan will face some noise pollution in the next 2-3 yrs. If u want to see the house with the owner/agent, i suggest u come during weekend, around 6pm. u can see community living at its best, ppl are jogging, walking their pets, cycling at the precint 6a central park, etc. pretty nice ! thumbup.gif

ya, forgot to mention one thing, apart from the newly vp banyan/tamalan, there are also some very limited subsale units for 24x70, facing or near the central park. They are older (completed in 2009/2010 i think) but cheaper, <700k.

Seriously la.. how long do you stay in the mall? If my house then I worry la if low ceiling. If mall, I think just spend 2-3 hours wont cause me any uncomfortable feeling. Furthermore so many things too see and 'wash eye'.. where will bother about the ceiling height? sweat.gif

Yup I'm waiting for my current house deal to settle and will hunt for a good unit of Tamalan. Honestly with my little limited budget I don't see any new development that I can afford of especially with the full g+g criteria. Anyway I'm glad that the house price is settle down, for the good of everybody.

Tamalan owner here, saw neighbors back lane drain got cracks.. 2-3 inches. So far there no visible cracks in the interior walls. Original price range from 668k and above.
