U can access alam impian from kesas highway, then turn into LKSA highway, follow the signboard
For toll free road from the back, u need to access from somewhere near kg jawa klang

The maint fees for Banyan/Tamalan is free for 1st 2 yrs, after that should be less than RM100 pm

Which units are affected in Precint 7? Pradosia is beside the park too.

Im on precinct 13 by the central park. (moved in 1 year ago)


Problemss :
Walls have cracks all over the house and toilet's flooring, tiling are bad. Leaking water down to the kitchen wall.

Suggest you guys go through everything thoroughly before moving in.
For toilet...flood it to see if it leaks down

precinct 13 is in the north, bare land, nothing.

you mean shah alam seksyen u13? if close to central park, that's precinct 7 or 8. which house type?

new or old house? if new, has developer done a satisfactory job in fixing the defects?

the house type wasn't stated...

precinct 7 or setia indah has several types of houses -18x65, 20x65, 20x70, 22x75.
the oldest ones should be about 3 yrs after vacant possession, dlp may have expired.
for 22x75, first phase was launched a full year ahead of the second.

congrats on yr pradosia purchase!
pradosia is in p7 or setia indah. it should be about 1.5 yrs after vp now.
since you mentioned letter of consent, it means you bought subsale.
for any house still under dlp, it is always wise to check house thoroughly and use the warranty for any applicable developer rectification before expiry.
i think pradosia is under 24+12mths (before the new housing law, it was 18+18) dlp.
original owners gets full 36 mths coverage while subsale buyer gets only the mandatory 24mths and not the extra 12 mths from developer.
pls take note of this to avoid shock and anger like some cases that i know.

6 mths... hope all goes well and not too late to use dlp if required by the time you get the keys.
but there is still the possibility with the cooperation of the seller to file in the last complaints under his/her name on yr behalf - many have done it this way.

afaik, pradosia and newer models were built with raft foundation for the house proper, so that 1-2inch soil settlement is nothing to fear, unlike the first houses 5-6 yrs ago that have weaker foundation, with some cases aggravated by owners indiscriminately extending the backs w/o adding foundation and double storey and w/o council approval.

btw, possible you tell the price you paid for the pradosia? tq.

my colleague has a friend who did the soil/etc whatcha call it for SP Setia.... looks like the house is built with foundation and not the alleyway hence the soil settlement at the back alley.
