Looks like a decent condo to me, not a low-mid cost apartment/flat.

worse especially there is kite flying events or any activities help at Kepong Metropolitan lake site, those cars double parking from 3 lanes becomes one lanes that caused the traffic jam till further to batu cave almost weekend fro 6pm till 8pm
Selfist people! Terrible !
Therefore, discourage to purchase the area.

Nowadays with advanced techniques...
Won't cause serious issues if done at the right way..
Unless developer cut corners... To save cost.. Then later on like after 20years would have "sinking" effects..

my gut feeling this project will be shelved. the site is simply not suitable for high density development. Way too close with Batu Caves Roundabout.

Looks like developer realised the location now has value and they are probably changing the model to higher end. Why sell cheap when durian has dropped?

According to her, there will be a ramp to the apartment if coming from Batu Caves, so can avoid the high traffic roundabout.

If I recall correctly from what I saw of the floor plans at Legend Heights @ Segambut, the orange lines mean those walls can be hacked if you want to expand the living/dining room.

Hi, I'm interested on this project, but the concern is on the smell cause by rubbish station. Anyone is living nearby there? Can give some feedback on this? Also wonder if take higher floor will still affected by the smell... not sure how serious is it? Maybe because of this and previously is mining land so the price is so affordable at the location?

It is a mining land, not sure if there is a rubbish station nearby. I stayed in KIP hotel before, which is near the site, I don't remember any foul smell.

Hi, thanks for the info...last few day i did drive there during night time...at KIP hotel that side not really got foul smell but when drive into nearby the housing area then started got foul smell...even i drive out to MMR2 there...once turn out from the roundabout then start got foul smell from the rubbish station although the station is 2 km away... Any residents at Taman Kipark there? Not sure if stay higher floor will still affected by the smell in future...

Yup, exactly at the rubbish station there...if the rubbish incinerator project is approve, the smell there confirm will be worse and housing price over that area also will get affected.

My opinion is to avoid this project, due to :

1. Traffic
2. Rubbish station
3. The side used to be a lake, just reclaimed recently.

There’s still a lot options around kepong, some with MRT access, are much more better.

Not sure why DBKL or the gov't don't want to move that plant elsewhere and sell the land to a developer to develop it.

The fact that it is located next to the infamous batu caves roundabout is not good I would say. If you stay nearby you would know how jam that place can be during peak hours.

So here I come. I will just share some important(I felt important biggrin.gif ) info.


Summary
-Total 4 phase on 17 acres development and this is the first phase.
-Expected to be launch on September 2019 and completed at Q4 2022.
-First phase consist of 1421 units (Take note of this unit number, we gonna use this number later on)
-Layout from 900sf to 1380sf (3 to 4 bedrooms).
-As on developer's advertisement, starting price from RM 387k (900sf), which workout to be RM 430 psf.
-APDL will be released in few months time.


Pros
-Low entry price and low per square feet price
-There will be an additional ingress bridge to the residence area from Sg Buloh MRR2 direction (only for this developer resident)
-At least 2 side-by-side car park lots

Simple. just ask the neighboring development what they think about staying there. go to the site and smell the fresh air. also its a reclaim land, fyi.

Rumors say the building can have KLCC on eyesight, I did a little research and found out with 55 storey high of building, the KLCC is definitely within the horizon. But the question is is there any tall building stands in between the line of sight...

Hello guys, a newbie here hoping to get some opinions from you.

I visited the sales gallery at with the intention to look for my first own-stay property. Did not place the booking 'coz this is a lifelong commitment and I fear of making a wrong decision. They are now having a pre-launch rebate of 8% now, plus another 7% rebate ( this 7% is actually part of the 10% DP, which means buyer pay 3% DP). The 1080sf unit will result in a loan of around 458k (and DP of ~15k)

pros:
1) Practical and spacious outlet.
2) cheap psf. Sorry if I'm wrong but can I compare this with Ecosky and Lakeville which are on the same road. The other two are selling at much expensive price.
3) very good facilities I.e sky infinity pool, various exercise facilities, jogging track etc.
4) 2 side by side CP
5) Developer will build direct ramp to MRR2, and there's also direct access road to Jln Kuching. Was told by SA that we can skip the Batu Caves roundabout.


Cons:
1) No LRT/MRT. I work at KLCC and since I started working LRT has been my way to commute to work. Developer promise shuttle van to KTM but KTM not as convenient as we all know.
2) Traffic jam at jln kuching/ipoh. I used Google Map to check the traffic this morning - from project site to KLCC takes around 50 minutes. The whole jalan to KL is very congested.
3) leasehold and commercial.
4) rubbish recycle site. I did not really feel this when I was at sales gallery which is next to PPAM.
5) reclaimed land. I don't think this is a problem tbh.

May I ask for your view ? I know that in KL everywhere is jam, Sentul, Cheras and Setapak where many projects are going on now are all the same. Should one not take this into consideration ? Or what is the "less jam" place to consider ? ( I checked traffic from M Centura to KLCC also same congested ).

like that i suggest you go compare more projects before you make decision.
you buy here, maybe in this 3 years time save some money and get a car. you will be needing it somewhere in future too.

else, you can look for near LRT / MRT projects and make comparison~ there are lotssssssss of projects going on in current market.

Your fact find is very accurate. Because you have mentioned this might be lifelong commitment, so I will provide my opinion based on long term.


1) In the long term, traffic condition of Jln Kuching can't be foreseen. Is current traffic status of Jln Kuching is acceptable to you? If yes then you may proceed without worry too much about the traffic.

2) This condo is located at KL North, which means it take shorter time travel to northern area like Kepong, Sg Buloh, and Batu Cave area. On the other hand, it take longer time travel to southern area. Lastly, in the long term, I believe travelling time to KL City Center would generally about the same no matter living at KL North or South.

3) Shuttle bus route include MRT (Seri Delima), subject to management bodies and MRT availability. I see high chances MRT will become available in few years and the shuttle bus is highly depend on joint management body.

wau, opposite it is the rumahwip project 900sf 300k all been sold out, so this 99 residence already block the rumahwip said klcc view already...

don't know what happen to this roundabout after that rumahwip and 99 residences project all completed, and also jln kuching traffic...

I visited the sales gallery at with the intention to look for my first own-stay property. Did not place the booking 'coz this is a lifelong commitment and I fear of making a wrong decision. pros:
1) Practical and spacious outlet.
2) cheap psf. Sorry if I'm wrong but can I compare this with Ecosky and Lakeville which are on the same road. The other two are selling at much expensive price.
3) very good facilities I.e sky infinity pool, various exercise facilities, jogging track etc.
4) 2 side by side CP
5) Developer will build direct ramp to MRR2, and there's also direct access road to Jln Kuching. Was told by SA that we can skip the Batu Caves roundabout.
Cons:
1) No LRT/MRT. I work at KLCC and since I started working LRT has been my way to commute to work. Developer promise shuttle van to KTM but KTM not as convenient as we all know.
2) Traffic jam at jln kuching/ipoh. I used Google Map to check the traffic this morning - from project site to KLCC takes around 50 minutes. The whole jalan to KL is very congested.
3) leasehold and commercial.
4) rubbish recycle site. I did not really feel this when I was at sales gallery which is next to PPAM.
5) reclaimed land. I don't think this is a problem tbh.

May I ask for your view ? I know that in KL everywhere is jam, Sentul, Cheras and Setapak where many projects are going on now are all the same. Should one not take this into consideration ? Or what is the "less jam" place to consider ? ( I checked traffic from M Centura to KLCC also same congested ).

Asking sifu here, If managed to get the unit at pre-launch price around RM420/psf, is this a good buy ? At first was attracted with the good facilities, relatively cheap price with 2 cps (within budget), matured location and promised shuttle to mrt/ktm.
But seeing Lake city thread that says it's impossible to cross to MRT SRI DELIMA, I think this developer maybe also use the lake city TOD as a gimmick only (as in they actually have no clue how to send residents to the MRT), start to wonder if should drop this.

I think RM 420/psf is a good buy for self stay. Also, I am optimistic about shuttle bus to MRT Station, as there are still phase 2 and 3 for the project. Developer will do its best to make sure shuttle bus to MRT station works, otherwise, they can't sell phase 2 and 3.

now current trend, majority are high rise Service Apartments or Condo, more than 40 storey like office tower with high density whereby those units and people are concentrated and close to each other. looks scary sweat.gif biggrin.gif

If reputable developer, I believe they will keep their promise. For other “small” developer I doubt on their promises.

Promise only... when come to actual, it might be another story.

You sound like comparing buying proton, honda or BMW. Car still car... but why BM is more expensive than proton?

Sometimes cheap doesn’t mean is good. You sure their workmanship is good enough if comparing to other developers? If you having budget issues, it will be another story.

As far as I know, developer will provide (give) few shuttle vans that will be passed on to management to decide on the frequency and final route. Maintenance is by the management and hence from residence's maintenance fees.

It's great to query the authenticity of this "service", but it doesn't equate mispresentation from agents. They are merely relaying promises by developer albeit there are a handful of bad apple agents out there.

I opine that JL99 is capable of delivering as how they delivered the 99 Wonderland Park as promised during their Lake Park launching last time.

Personally, i would said the shuttle van is not practical at this areas due to high traffic jam. One round from 99 residence to mrt station might need to take atleast 15 mins.

The maintenance cost for this shuttle van will be very high.

Once MRT or LRT completed car traffic usual will reduce 10%-20%.
Bus service will become more faster and convenience. Usually is must for MRT Ort LRT operator to provide bus service. No worry

even with the ramp, it will still jam as non residences will utilize the ramp too, unless its a directly access from the building entrance to the highway, soc all private road.

Cannot complain much , given this super cheap price to development nearby.. IMO, good for own stay, investment wise is ok only as high density usually turns out to price competition... investors race to rent out via throwing price.

That’s why this place is like super doomed. Easily 20k residence in the upcoming years.. it will definitely benefits the eateries business but the jam will be scary.

Imagine 30k more cars on mrr2 / Jalan Kuching.

The turnoff towards Desa Park should help situation. Currently the jam is at the round about due to the traffic light. There is a small u turn you can do at the round about to KL also. Problem is Jalan Kuching towards KL is already bad.

Especially when agent use "walking distance" " Door step to train station.... the rental can cover your installment.... better aware and alert.

Either the truth is the station not yet built and actually distance is more far.
In Malaysia weather, mostly it under hot sun, you walk in the street for few minutes and will sweat like hell.

Regarding the rental GRR. it also very misleading.
Like your installment is 1,3K, but they said the rental up to RM 2K or 2.5K.
The true is probably you need to turn it into Airbnb and occupancy rate is about at least 70 %....

its very common even now and in more places... alot working adults now also prefer to rent a room near their office place.. or just out from own house for peace WFH space... owners who can manage will usually turn to room rental to sustain their instalment...

this project kinda high dense especially when it fully build all the tower, and the batu cave roundabout, super heavy traffic no matter which direction you coming from.

and it the land previously was a water retention pond or lake (forgot which 1), not sure will have any side effect.

how you know lakecity too noisy?

this project going be noisy too as it just beside main road with roundabout, even you stay very high floor, you still can hear the noise, unless your unit facing inside, but when facing inside, you facing facilities, and also will be noisy.

regarding facilities, to me dont buy a house base on the facilities especially on high dense project, unless you go use the facilities everyday, also, high dense condo mean more ppl sharing facilities, not only the tenant there but also their aunties, uncles, friends and the facilities going to be crowded during peak hour, my condo 4 badminton courts and basketball court always fully booked, need to book 1 or 2 weeks earlier, even you booked, if you show up late a bit, the court will be occupied and need to ask them to leave.

every project got pro and con, just you can accept the cons or not.

Crazy is there place demand really strong? kepong already have seven ongoing projects that have yet to be completed within Only 2km radius of their neighbourhood. when all existing development projects are completed , there would be an additional more than 10K residential units in the area cannot imagine how worst traffic condition in the future now already jam like hell especially in jalan kuching even not peak hours aslo jam...

Good luck to all buyers. I work in Sri Utara and the burning smell is so strong. Worst is it happens at irregular times. Sometimes noon, sometimes night. This condo project is even closer to the burning site compared to my office. The smell is gonna be intense.

From the rubbish site nearby. I think they just burn suka-suka. Initially wanted to build an incinerator but gov called off the plan. So open burning lo..the smell is so bad it affects the housing price nearby. Check out Kipark Sri Utara and you’ll know. So many nicely furnished semi-d all in the market waiting to be sold.

No, the land for 99 Residence was a reclaimed land, meaning previously it was a lake and then fill it up and erect the building, u can see Google street back to around 2013, it was a lake

Is this property a yay or nay? On the surface, during my visit, everything seems lovey dovey and perfect. Lifts were working fine like a charm, weather was good with clear skies (and hence, no flooding issues), the air seems fresh with no foul odour and the facilities area were mainly crowded with happy and joyful owners/tenants.

Anyway, the under the surface issues highlighted in this development (flooding when it rains, lift issue...etc) hope it can be fixed as it is within the developer control. Beyond control, will be the bad odour from the nearby treatment plant, that, will be an uphill task to fix.

Sales not good also.
My friend loan approved but cancel because seem like they stop construction, no sure what happened
And worry on the lift issues as 99 Resi
