Guys im planning to place my booking over this weekend.

Im looking for a place that is near USJ and perhaps this is an ideal choice for me as the location is near and able to skip toll (if want to)

Also, the offering price is within my budget and the overall development plan seems ok to me.

Heard from SA it will take about 4 years to complete.

Any advice or anything that i should be aware before i decide to book?

is there any reason why you 'have to' buy off plan and not wanting to buy completed product?

Fair point.

Price is what you paid
Value is what you get

You may be paying a lower price and so called preferred unit now, but you are still buying into the unknown value of your property.

Life experiences in property market for the past 15 years. 

Nowadays easy to buy now....not easy to sell later....

Unless you willing to sell lower than your initial purchase price, it might be can let go....

Trust me, I have tried to dispose some my property since early 2018 until now (all prime location, some more nearby LRT & MRT station) but majority not even can earn profit 

Don't forget you need to count in a lot of cost, like bank interest, legal fees, agency fees, miscellaneous fees...

at the end, you get nothing & some more you need to tie up your belt to feed your loan

It's been a year.. Developer still not sign SNP.. Whoever interested to purchase need to take note on this.. Developer keep tell me next month next month next month and latest update wait for officially launching but pending from marketing department plan since May .. And now answer back to next month next month and next month again... If you really interested , think twice.. I heard many agent not selling this due to delay sign SNP not getting any comision

When is the entrance from LDP be opened?
In addition to promoting this project when people passing by, this is also a better route to Mcd and perhaps skipping a toll.
(Understand dev keeps "delaying“ on SnP)

Disappointed with this developer.. bought their Flexis at sg besi before.. workmanship not very good and that whole are became like Middle East tenants community..
