you guys might want to think twice if you want to proceed/cancel... i have received my refunds last month and booked Verando Residence.. pm me if you need info i can intro you my friendly SA.

ps: i know Verando is Masteron and Masteron is not so good but please considering the size and price... i think its a good buy la..

If the developer is willing to use-longer-strings-to-catch-bigger-fishes, then enable the entrance such that vehicles from LDP(before toll booth) can enter.
This is a better way of advertisement. Every vehicle that passby will know this project. (Understand there maybe cost involved to maintain the road)

Just my suggestion. No need to agree.

Cancellation of your booking is your right. So in a way it's a professional thing that they serve your questions to cancel.

Actually, it's common for developers to wait until they reach a certain sell % with loan approved before they sign the SNP, after SNP is signed, they will need to start work and deliver within 4 years, else LAD. And buyers also will have their loan confirmed.

The reason they don't sign SNP now is to prevent an abandon project as well, and to ensure win win for everyone.
Imagine if they only sell out 30% but die die proceed with SNP, and build halfway cannot fund the rest... then u'll really have an abandoned project, it's a lose lose for everyone.

So, if this is a development that you like, within price range and location, it's actually a win win, not to scare people away or cancel (unless u can't wait d), as it'll be harder for them to kickoff their project. I think they need a minimum 50-60% sales confirmed with loan to officially start work, with full assurance that the entire building can be completed on time and at cost.

Financially, I don't see too much problem with the company, as they're a listed company and you can actually study their financial position.

Most newly launched condo projects is in the same position actually... so from launching, need to wait longer until SNP and project construction can start. Unless those hot areas la.

This morning saw a dude blast gao gao at Hua yang FB page regarding his SAP... Hua yang filter his FB comment now can't see liao... LOL... this is hilarious....

A google map image dated Feb 2020 showed the site is actively worked on.

Compare this with the March 2019 where there's no site works going on

For those who have signed the SPAs, and is waiting for developer to sign SPA as well, this should at least be a comforting news,

1) The developer have at least started pilling works with their own money, the google map photo is in Feb. No SPA, no bank release of your loan money to them point 2.
2) If they have started work, without signing the SPA, it's beneficial to the owners too, as the bank have not release the loans as well.
3) For the buyers, you can have more reassurance that the SPA will be signed soon, because they can't keep site progress without the SPA/$ from bank released to them also.

Also, from the Feb 2020 google earth pic, you can see only 2 machine is there on site. In the August google street view, there's 3 machines on site.
For those buyers who are curious and have a drone, you can do a fly over too, to get a more up to date look on it.

A developer delayed send signed S&P for stamping more than 1 year. You still able find some good points to support.

All buyers with brain already cancel it loh. Market so many projects now, why take risk?
