- no need to pay anything include DP, legal (only need 2k booking)

bad
- commercial land (not certain with HDA) but water bill surely expensive, if got HDA then at least still can switch electric to residential rate
- 48 months completion, progressive interest pay until vomit
- bare unit , prepare to spent plenty on renovation
- high density

looks.... dull.

Huayang....just very average developer with very bad workmanship in their previous project.... never recommend to my friends and relatives

how bad is that? mind to elaborate more on that previous project and how is the situation and condition of that unit?

guess that's how they maximised the profit.

problem of lifts from day one received key until now (3 years ++) never solved....

workmanship really terrible.... after 2 years warranty periods....the poor materials and qualities still haunting owners....

people claiming that project under hua yang is sucks, so is that a whole assumption to all of their project?
samsung make a note 7 and become a time bomb and do you assume all samsung phone are the same?

all we wanted to know is simple, preferably owner experience or someone who knows deep on the real situation and condition then share and discuss instead of directly conclude that this/that is sucks and when people ask more into detail then counter it with "google yourself"...it just meaningless

- Neighbouring those not-properly-planned kampungs
- Roads are outdated, only single lane! I imagine traffic jams in the morning/after work

If and if the future Direct Access from LDP is available, like l predict, in addition to residents of Pucong Pemata, Kg Besato, Kg Andalast, Pucong Pemain etc, LDP users will use it and beware of traffic exit jam before the toll.... (to skip toll) Haha.... Can't wait to see that....

i think they open until 5pm for walk in unless you got appointment with the salesperson there.
there is a guard guarding at the entrance, so you need to let him know your intention before going in but if nobody is there means everybody "fong gong" already

It has to accept the fact that Hua Yang is good in building lower specification or so call Affordable home product developer since it has establish themselves to be a market leader in this sector.

My more worried is their unbill sales which can only sustain them for the 6 months in general. Nowadays, bank are looking into very carefully on developer's unbill sales that actually justifiying how sustainable their performance especially in current economic.
