when bank interest rate is normalized, the issue are those who aren't prepared.

believe it is a consensus that kv property is on downtrend but oversupply in cbj is higher than other area per population density or km2.

if one like cbj and not in hurry, it is never too late to buy when blood is knees deep on the floor.

Open your eyes bigger and glance around...my observation Cyberjaya new launches... Already taper down.. but other areas...just coming in.

New launch in cbj may have slowed down but population needs to double in 2 years and double again in 5 years time to occupy all these wip towers.

Cyber is not a bad area to stay if not for investment.
However, one must be understand that this area is still not a place that able to attract those people who wish to staying in high-rise with primary objectives being conveniences and surrounding amenities.
But for landed, a lot of people doesn't really care that Cyberjaya is considered as few of the area within Klang Valley with excellent highway connection.
Just take Semenyih ecohil and rimbayu area for comparison.
For landed, do you mind to stay considering if u work at KL or PJ area? If your answer is NO. It shall forget about high-rise development as well.
Before any investment, always think on behalf of occupier perspective. Would u stay or not?

How much of yt investment vested in cyber compared to yr total investment? 10% 50% or 90%?

Why compared setia alam? If setia alam performance down the drain, does it mean investors will pour in thousand and millions into cyber?

Up to date, subsale performance of cyber just like other townships, not worse not better.........despite gov alteady annouced all the new projects coming.......if cyber is that promosing, i believe both highrise and landed should be performing above par......does it now? Or still need to wait for 10yrs to see tram in the road baru excel?

Does it matter how much % I put in Cyberjaya? Irrespective of 5..10...or 20%... My posting in Cyberjaya thread maybe is 1% of yours. Even in some heavily vested prop. I also hardly post la...I prefer to engage in thread where I am interested in..

Setia Alam already stagnant for few years....but you see the demand by developer is still healthy right.. how can you just practise double standard and focus you attention in Cyberjaya.. tongue.gif

Personally as long you have done your due d with all facts...shouldn't be easily influenced by outsiders. Cyberjaya will always controversial thread due to its nature. Do your own due d.

i think if we take out landed demands in setia alam from the equation.... there are more ppl willing to invest in Cyberjaya's high-rise comparably... and the performance of the high-rises whether in term of appreciation or rental demand keep falling down with the supply in Cyber... in term of rental there are no concrete data... the best is getting feedback from agents that are specializing there.... there's a different in expectation of rental income between cyber investors and setia alam investors.... and by the look of auction units coming out... seems painted a bad picture for Cyber....

comparably... setia alam neven been boasted having good rental rate or even appreciation before or after the bull-run.... even most of their new high-rise projects not able to achieve high sell-out rate also from the beginning til VP (taking out those low to mid cost apartments)... haha... in some way its kinda hard to compare also as Cyber have so many high-rises launching since the bull-run compared to other SBF townships.... of course all the extensive infra provided justify the hype that is happening in Cyber....

Why even compared setia alam w cyber? Are both townships the same to start with?

One is .mainly residential and private initiative and the other one is sillycon valley turned education hun turn into macam macam and stronglu sapoted by gov.....

Its not even fair to start comparing.

King Henry VIII opening their campus with September intake, looks like family in cyber has another choice to choose besides ELC, nexus and raflesia.
