If U.S subprime crisis in 2008 is of precedent, most foreclosure is the result of greed.

Mostly those blinded by greed ended up worst off whether in 2008 or current kv property downturn.

According to data, kv property price peaked in about 2013.

Comparing with 2013 price, if current price is not over 16% higher mean loss in real price and bank interest incurred.

Given number of promotion by bank to attract saving, expect liquidity tightening to continue.

I actually think its good there is someone beating some warning drums, but icy seems like she is doing this partly to troll some of the people here.

If u can have a 10 year horizon, i am fairly confident this place will be a success.

In between here and then. Is anyones guess.

friend,

I hear about this statement 'wait for 10 yrs' hmmm....10 yrs ago jor...

what happens within the 10 years? bleed kau kau every month?

how many 'active' 10 yrs a typical investor got in his prime?

if you already bought cyber, then nothing much you can do but just hope for the best.
if you not bought cyber, then its worth considering other areas before deciding on cyber.

BY THE WAY, what sort of prime time that cyberlovers expecting? Cyber will be the universe and magnet for south of KL?

Bean boss has a point here.. bee always attracted to honey. Why look at 10years if if you can get better return elsewhere and if shorter term?

Can share Which area/project you reckon then to buy which has better prospect less than 10years (preferable 5 years). Maybe come with capital appreciation 30% and/or rental yield 6-8%?

The connectivity and new launches r a boon to future demand.

Landed houses seem to have plenty of demand. Prices, have moved higher and somehow they r still being sold. If demand wasnt there prices would have come down a little.

Most of the new developments were launched a few years ago. The malls look full. If you take a look at google timelapse, the pace of development has almost reached cyberjaya.

There are already quite a number of mncs in cyberjaya for work opportunities. The professional white collar workers might just buy and stay in cyberjaya. The commercial sector is slowly starting to bloom.

There are tons of tertiery education places in cyberjaya popping up. Easily more than 5 large campuses. There will be a decent amount of students which will lead to a pick up in commercial activity.

There is connectivity to the city through erl. Mrt will be a further boost. Airport is also closeby. Hsr will be landing in another 8 years.

I saw a unit for auction in cyberjaya not long ago. Selling rm370k. Rental in propguru for fully furnished was rm2k. Its not targetting students.

U still have a bunch of government initiatives coming on. I understand the market is soft though. Myself i am looking elsewhere.

I am vested...therefore my view is skewed

Samewise in all area.. doesn't mean if one area is good... All development will make money. all development in Setia Alam/EP are good meh... those who made money 2008-2012 already gone.... Even latest condo Setia city residences still cannot sell la. But we dun go to that thread and bitch about it.

but salute la...you participate in this thread more than all owners combined.

Unlike cbj lovers, other areas buyers don't claim only their area is liveable, names calling and call those different in opinion haters.

In 3 years time, bank interest rate should be normalized at about 1.5% to 2% higher than currently.

Sometimes I lost with argument here.. if you think CJ is good prospect but timing issue.... Nothing wrong with that...

Another camp. Think Cyberjaya not good... oversupply... And expensive property. No chuyuk. Then again.. not all development will make money.... Even with same area.. infact within same development.. not all type will make money as well.

Personally I think no many sbfland that offer well planned town, infra, Amenities, universities etc that can rival Cyberjaya.

I only interest in fact, and not about how other owners raving or complaints.

You should learn to separate wheat from chaff in discussion.
