If i have money i will buy at least 1 apt in cyberjaya.
Who says cyberjaya is dead town really is either ignorant or just plain dumb.

Go ahead. With so many units coming on stream, no boosters, most people buy to invest and low numbers or people want to stay there.. Its going to be a blood bath if the market turns worse

It's already blood bath now, majority of units selling below snp price. Gonna head over there this week to sapu some super below market stocks.

*

So u expect market to bottom end of the year??

Or continued to next year too??
*
silly as it sounds, the market has some kind of crash every ten years
1998 asian financial crisis
2007 us financial crisis
we are in 2018...on the worst case side, we will have a crash on 2019.

as for the property market, KLCC bubble burst already since 2015.
S**** S** launch price:
Launch Price: RM680 - RM1,100 psf
subsale: 679, 693 , 734,761 892, 852, 799 ( from iproperty first page..i believe the price is negotiable)

Not a single one reached RM1000psf

I wont call a blanket burst, but selected areas.
and cyberjaya is one of them

As an ex-MMU student, I do have a say regarding Cyberjaya property now. Just a quick outlook :
(1) Peaceful, very calm and quiet living space, less rempits (maybe nearby MMU area where the rempits gather, but very uncommon sight)
(2) High supply, low demand for properties.. Maybe in 20 years time then there will be high demand for properties, but since urbanisation tend to move to Semenyih, Bangi area, I doubt Cyberjaya is going to be the place of urbanisation. Have you ever heard people saying.. "I want to live in Cyberia after etc etc.." No. Most of them tend to want to move to Puchong, KL, etc.
(3) Again, laid back life in Cyberjaya makes it one of the peaceful region to live but quick access to KL.

and for the love of arab food..i agree

I know two people who bought houses in Cyberjaya for their own stay and were both very happy with it even if it meant they needed to spend an hour to get to the city.  When I asked them why they chose Cyberjaya they both said they grew up in Port Dickson and they like the kind of life where you open the door of your house and see nothing

key word is nothing i guess.

If u need proof to everything then u might miss many thing in life, not only property purchase but also other areas. Sometimes u need to take chance in life.

There’s no need to prove to you coz I don’t take u seriously nor your words. U don’t worth a cent. Sorry.
*
call me conservative, but for my investments, i prefer data and proof. not based on your grand mother story.

Bangi is predominantly Malay area. I have nothing against it. Location wise not bad.

Semenyih? Oh dear. In terms of accessibility and location, it’s much worse than Cyber. Just coz Setia and EcoWorld is there don’t mean it’s a prime location. If u haven’t already known, both giant developers are struggling there especially Setia. They can only manage to target middle class and below buyers. Recently, they came up with rent and buy later to woo lower income buyer. What a joke.

When ph won selangor 10 years ago, the state reserves was at rm400mil. Today it is at rm3.2BIL.

I stay in pj, all the lights and roads have been redone. Leds and new roads. The state is in profit, and the excess profit is shared with those who need it.

When they say they can repeal gst. To a certain extent i believe it. How much of our governments budget shortfall is from corruption and mismanagement?

How much of the gst is being used to pad the pockets of certain people in the top tiers of government?

Anyway this is going out of topic.

Ps: Make ur vote count. Vote foe change for the better
*
if selangor has so much, why cant they pay for the maintenance of water ?
repeal GST? you didnt read their manifesto, their president says it can be done, to be replaced with 10% SST.

so yes, i believe it leads to worse outcome

The original tax was the sst tax.

And how many 1mdbs can the country afford? The isa fella that was removed from fgv to spad was removed for money politics in 2005. It seems like he is rising again. If a culture of huge corruption sets in the whole country will sink. Arguably we r already sinking. Of course there r still good things happening, but it can be so much better.

Anyway, there is a forum for this topic in the MalaysiaVotes segment.

Back to Cyberjaya.

I dont know when the oversupply will work itself out, but i think this place does have some potential.

There is actually a thread for votes?
