Anyway, personally i think the glut might last for a few more years before any upturn materializes, however the auction space has some interesting opportunities, especially in Cyberjaya. Some of these properties are going at prices where it is unfeasible for the developer to build. If you want a place to stay in Cyberjaya, it makes sense to look now.

There is no certainty, but the new launches are unlikely to be of similar quality with similar pricing.

The negatives cash flow you endure monthly is no small feat. Salute!

Agree, especially if the 3 units he owns are vacant n then paying like RM600+/mth maintenance per property is really a waste when he/his tenants are not there to enjoy facilities that he has paid for.

Not sure about the vacancy rates, however there are some properties like Mirage by the Lake, if u drive by at night, the majority of lights are actually on.

Funny thing is mbtl has quite a number of foreclosure units and price dropped fairly significantly in previous auction.
