Has anyone actually been to the developments being auctioned?

Drove by mirage by the lake the other day and most of the lights were on.

icemanfx feels like a troll.

Anyway, personally i think the glut might last for a few more years before any upturn materializes, however the auction space has some interesting opportunities, especially in Cyberjaya. Some of these properties are going at prices where it is unfeasible for the developer to build. If you want a place to stay in Cyberjaya, it makes sense to look now.

There is no certainty, but the new launches are unlikely to be of similar quality with similar pricing.

Just for the record, I am not vested in Cyberjaya.

Some people think its going down the toilet, other people think its going to get much better, time will tell.

A lot of people dislike cyberjaya confused.gif hmm.gif

Not sure about the vacancy rates, however there are some properties like Mirage by the Lake, if u drive by at night, the majority of lights are actually on.

I think one of the key issues with cyberjaya is that the property prices have moved up since the earlier years.

A similar property, landed or high rise. Is much cheaper in places like kajang and semenyih than cyberjaya.

With the oversupply kicking in. Some of the property prices have come down sufficiently where it makes sense to buy for staying.


I cant imagine buying mutiara ville at rm500k++, but that was what was being paid, mind u. Most if not all the sales was taken up.

It is available now at rm300k, and u have these ppl saying all sorts of nonsense. Where were u when this thing was priced at rm500k?

The reason they are there is because of the large land bank they have there. After sp setias merger with i&p, they have about 5000 acres in semenyih.

There is a very large development pipeline, but unless demand keeps swelling. They will need to price their properties to sell. That might keep a lide on property prices in that area. I could be wrong though.

I think bangsar south is better than cyberjaya😅.

Anyway, im not saying mutiaraville is good. Just highlighting that prices there have come down. The earlier rise in prices is probably because initial demand was very good.

If cyberjaya was an empty plot of land, with no government support. It would have become successful, given time.

The land is located at a strategic spot, between the city and the airport.

You have billions of investment in highways and infra and mncs setting up in cyberjaya.

These r all tailwinds.

When ph won selangor 10 years ago, the state reserves was at rm400mil. Today it is at rm3.2BIL.

I stay in pj, all the lights and roads have been redone. Leds and new roads. The state is in profit, and the excess profit is shared with those who need it.

When they say they can repeal gst. To a certain extent i believe it. How much of our governments budget shortfall is from corruption and mismanagement?

How much of the gst is being used to pad the pockets of certain people in the top tiers of government?

Anyway this is going out of topic.

The original tax was the sst tax.

And how many 1mdbs can the country afford? The isa fella that was removed from fgv to spad was removed for money politics in 2005. It seems like he is rising again. If a culture of huge corruption sets in the whole country will sink. Arguably we r already sinking. Of course there r still good things happening, but it can be so much better.

Anyway, there is a forum for this topic in the MalaysiaVotes segment.

Back to Cyberjaya.

I dont know when the oversupply will work itself out, but i think this place does have some potential.

I actually think its good there is someone beating some warning drums, but icy seems like she is doing this partly to troll some of the people here.

If u can have a 10 year horizon, i am fairly confident this place will be a success.

Landed houses seem to have plenty of demand. Prices, have moved higher and somehow they r still being sold. If demand wasnt there prices would have come down a little.

Most of the new developments were launched a few years ago. The malls look full. If you take a look at google timelapse, the pace of development has almost reached cyberjaya.

There are already quite a number of mncs in cyberjaya for work opportunities. The professional white collar workers might just buy and stay in cyberjaya. The commercial sector is slowly starting to bloom.

There are tons of tertiery education places in cyberjaya popping up. Easily more than 5 large campuses. There will be a decent amount of students which will lead to a pick up in commercial activity.

There is connectivity to the city through erl. Mrt will be a further boost. Airport is also closeby. Hsr will be landing in another 8 years.

I saw a unit for auction in cyberjaya not long ago. Selling rm370k. Rental in propguru for fully furnished was rm2k. Its not targetting students.


U still have a bunch of government initiatives coming on. I understand the market is soft though. Myself i am looking elsewhere.

Where do u get all the lelong information? Like how many times lelong and what unit site plan? From lelongtips?

Ps: almost all the major developers r in cyberjaya. That should mean something... the price point is the only issue.
