If i have money i will buy at least 1 apt in cyberjaya.
Who says cyberjaya is dead town really is either ignorant or just plain dumb.

To some, it's definitely not as dead to warren the label "dead" town. Compared to other dead towns, this is very alive.

Some others would feel compared to other parts of KL, for that price range, it's a definite disappointment. Thus, dead town.

Then the next question: which one are us?

It depends of perspective.

These 20+ wip towers could be physically counted in cbj, why need Google maps?

To fully occupied these wip towers, cbj population need to double by 2 years time and double again in another 2 years.

If this population growth could be achieved, cbj will set the world and historical record in population growth. Otherwise, blood will be knees deep on the floor.

Go ahead. With so many units coming on stream, no boosters, most people buy to invest and low numbers or people want to stay there.. Its going to be a blood bath if the market turns worse

It's already blood bath now, majority of units selling below snp price. Gonna head over there this week to sapu some super below market stocks.

my advise is don't do it as of now. wait until end of the year, i am predicting it to be even worse.

As an ex-MMU student, I do have a say regarding Cyberjaya property now. Just a quick outlook :
(1) Peaceful, very calm and quiet living space, less rempits (maybe nearby MMU area where the rempits gather, but very uncommon sight)
(2) High supply, low demand for properties.. Maybe in 20 years time then there will be high demand for properties, but since urbanisation tend to move to Semenyih, Bangi area, I doubt Cyberjaya is going to be the place of urbanisation. Have you ever heard people saying.. "I want to live in Cyberia after etc etc.." No. Most of them tend to want to move to Puchong, KL, etc.
(3) Again, laid back life in Cyberjaya makes it one of the peaceful region to live but quick access to KL.

silly as it sounds, the market has some kind of crash every ten years
1998 asian financial crisis
2007 us financial crisis
we are in 2018...on the worst case side, we will have a crash on 2019.

as for the property market, KLCC bubble burst already since 2015.
S**** S** launch price:
Launch Price: RM680 - RM1,100 psf
subsale: 679, 693 , 734,761 892, 852, 799 ( from iproperty first page..i believe the price is negotiable)

Not a single one reached RM1000psf

I wont call a blanket burst, but selected areas.
and cyberjaya is one of them

When wip towers are fully occupied, laidback lifestyle and peaceful living will no longer possible. Many only look at current but not future.
