if you pay closer attention you will see immediately next to the north of the green square, there are some houses roofs which feel like illegal house.
If Sunway acquires this land, Sunway will need to demolish these houses.

Sunway City, Oct 25 2019 ~ Master Community Developer, Sunway Property today signed a Sale and Purchase Agreement to acquire a parcel of freehold land measuring 3.69 acres in Wangsa Maju for a proposed residential development.

The land was acquired by Sunway’s 55% owned subsidiary, Sunway Avila Sdn Bhd, for RM36.97 million. The proposed development on the land comprises 468 condominium units with a potential gross development value (“GDV”) of approximately RM300 million.

The proposed development is anticipated to mirror the success of Sunway Avila which is sited just 200m away from the new land. The site has an approved development order which will contribute to its quick turnaround. It is targeted to launch in the second half of 2021.

From the news, the new project seems like a better deal than Avila, cause freehold + residential title + cheaper land price (will it translates to cheaper unit price?) + lesser density + closer to LRT + located at higher hill (less block view).

Should wait this or buy Avila tongue.gif Dilemma.

But the cover walkway seems very possible now. Make a lot of sense for Sunway to do it given there is two projects there.

I think this also means this area is really hard to rent out due to competition. Good for own stayer, neighbor are all long term residents.

Anyhow still the amount of condo / service apt units coming in is still scary. Wondering how many years it takes for the area to absorb the supplies

Better product, for sure price psf higher.

Developer is running a business to feed thousands of their staff, not a charity board yo

Lets see Sunway will continue on affordability (more expensive than Avila thats for sure) or will launch bigger unit say 1400sqft (which could be matching Avila psf)

Although land cost is cheaper than avila, it may not mean cheaper unit also.

From the article
1. "However, this piece of land is for residential property titles, and has a plot ratio of 4x (vs 5x for Avila land) - which means avila can build more units. More units means per unit price can be lower. New land propose 468units vs Avila 810units

2. "As the land is located at a slightly hilly area, the land owner will undertake the earthworks for the land," it said.
