Sunway City, Oct 25 2019 ~ Master Community Developer, Sunway Property today signed a Sale and Purchase Agreement to acquire a parcel of freehold land measuring 3.69 acres in Wangsa Maju for a proposed residential development.

The land was acquired by Sunway’s 55% owned subsidiary, Sunway Avila Sdn Bhd, for RM36.97 million. The proposed development on the land comprises 468 condominium units with a potential gross development value (“GDV”) of approximately RM300 million.

The proposed development is anticipated to mirror the success of Sunway Avila which is sited just 200m away from the new land. The site has an approved development order which will contribute to its quick turnaround. It is targeted to launch in the second half of 2021.

I double check with other SA, he said who said that, and as he not sure, but as he rclxub.gif known the shoplot will be sold and no tenant.

Actually, surrounding area quite a lot of medium and high end apartment, no rumah-wip. It is a going to be a high consumer catchment area!

Right in the middle of 8 almost fully sold projects:-
1. Lexa Residence - 438 Units ( FULLY SOLD)
2. Fera Residence - 386 Units ( FULLY SOLD)
3. Infiniti - 525 Units (FULLY SOLD)
4. Hedgeford - 190 Units ( FULLY SOLD)
5. Seasons Garden - 1500 Units ( FULLY SOLD)
6. Seri Riana - 680 Units ( FULLY SOLD)
7. IRAMA Wangsa - 650 Units (65% sold)
8. Sunway Avila Block A - 402 Units (90% sold), Block B - 402 Units (30% Sold)

Furthermore,
9. Villa WangsMas - 1,317 Units (Existing)
10. Sunway new apartment project to be launched in 2021 - just about 400 meters away

biggrin.gif No no no... I stayed over here for last 30 years, from nothing until developed as it is.....

I foreseen this area going to be very prosperous (Ong)...

maybe/expected to have 'bus stop' just in front of Avila and also in front of Lexa/Fera, for ease to take T251 Bus to LRT station, as the Henna project is coming up, and another project beside Henna also to be developed....

In my case, the sales staff told me that it's due to REHDA having to process the many HOC applications, that's why it takes time for the approval. As what the poster above mentioned, continue to chase your SA once a week to update on the status.

Just to share, my HOC applied on early Nov 19 and approved by REHDA on 16 Dec 19, it took about 1.5 mths.

I think enlarge signboard is just a 'sideline', the point here is to allocate more carpark for retails, which may take out more free space for retails carpark, so we may getting " lesses free space". I yet to sign it.

I suppose they use separate entrance, i think I need to seek clarification from the sales, as allocate more space for retails parking, definately will reduce our empty space, it is not good for residents.

It seems the new project (Altris) opposite Avila going to block Avila's view. The Altris to have 3 block tower with 43 floors....

The LEXA and FERA about 30 floors, but this new launching Altris (behind Lexa) sitting 43 floors blocked Avila.
