i think the developer show its capability to deliver this time by constructed the clubhouse , the man made lake before the construction of the condo and the garden terrace, the landscaping also nice as at now, i like the guarded and gated concept for security reason , the fact that it is strata development make it more easier to manage the uniformity of the development, the management of the development is govern by written rules and regulation, not like the normal landed house, the owners will have a tough time to set up a residential association , put up the gate and fencing , hire security guards , collection of security fees . it should be a good place for family

Buying part is the easiest......you just need to come out with deposit (or part of it) and ability to sign bank loan.

The real show will start after vp.

Now, just sit back, relax, file all your grossy brochure and docs and enjoy the ride.

Well, those normal tamans weren't designed with GnG in mind decades ago and those who bought the houses there will be folks who live in such housing areas all of their lives, so its not surprising why they won't warm up to ideas of enclosing their neighbourhood, setting up an RA, paying a monthly maintenance fee, etc. The only way they'll warm up to it if the majority of these houses face frequent burglaries and break-ins during their lifetime there.

Sure GnG will look much better compared to the normal tamans and safer, but lets say 10 or 20 years down the line, you feel like renovating your house such as extending certain sections of the house, etc., will the RA approve of this? I've read some comments that most GnG RAs don't allow this, though I'm not sure why.

That will depend whether it is a strata or non-strata GnG, if it is a strata then usually you can't renovate it in a way that changes the facade especially at the front part of the house. As for non-strata RA has no authority to do anything of that sort.

I see. Just fairly surprised that changing the facade on the outside isn't allowed for strata GnG houses. I understand the uniformity part, but 10 or 20 years down the line, I'm sure the houses will have dirt and paint fading/peeling off and it will look old by then.

So the most the owners can do is get the RA to repaint them just like how it's done for condos? hmm.gif

I have never lived in a GnG landed house before and only get to gawk at one from outside my condo's living room window. laugh.gif

Nobe of gng landed in malaysia exceeding 20yrs.

Earliest now is dpc...abt 16/17 yrs. Even then, no alteration of facade.

Thats why i still prefer fng. Security tick reno can tick cheaper mfee tick

Wat else do you need?

Yes, nearly every strata development will have a uniformity clause to it.

The reason for it is technically you don't actually own the facade of the house, hence issues such as roof leaks, broken gutters and water leaks are often placed upon the JMB to rectify.

Usually most of these places every 5-10 years they would do a special collection to fund repairs and updates such as repainting or redoing the gutter or even updating the clubhouse facilities.

I still think u own the facade of the house but you are not allowed to do alteration without approval from jmb.

No law even said tge facade cant be changed lah...its all subject to approval.

If jmb one day approved 'free styling', then what can outsiders say? Nothing.

Rawang is a joint development with Hong Bee Land, have new projects such as Chloe, Garland and shop lots.
If im not mistaken the clubhouse will be completed next year.
You can see la the central park's progress and playground...evening also ppl go jogging in the new park..
I went there the other day because my uncle stays at The Rise

if just judging Guocoland reputation on Emerald Rawang, you will be more than disappointment.
