The maintenance fee is the same as condo @ 35 cents. So, calculation as such, 22 x 75 = 1650sqft x RM0.35 = RM577.50

Food for thought.
Has anyone ever wonder what would actually happen to the forest separating EH and Damai Perdana (marked 1)? Based on model mockups, it appears that Guocoland owned only a small portion of the so-called forest (which is being cleared right now, marked 2) still left quite a narrow but long piece of land, although that might not be big enough for another landed township but there is a potential that something can be built i.e. high-rise or a road/elevated highway linking Sg. Besi to Cheras in the future. Looking at how MEX, SUKE, DASH, and EKVE cutting through residential area and built next/on top of the hills so I won’t dismiss the possibility. So I did some digging, it appears that right underneath that hill, a tunnel is being constructed as part of the Langat 2 treatment project linking Bukit Enggang to Sg. Besi highway through Lake Fields township and heading westward from there. More info here Langat 2 and Langat 2 location plan With that pipeline and tunnel running underneath the hill, it pretty much made development above ground difficult if not impossible for high rise or road constructions that require deep piling at the very least, so this could be a potential good news for the owners of EH and the neighboring areas, fingers crossed. Having said that, I still think the land is wide enough if someone really wants to build something… ![]() |

Agreed... there's no contrasting in colors, both also of white and beige, looks like something from the early 2000's. At least mix la the floor tiles with darker color.
Perhaps more buyers complain about this pressure them to change? |

QUOTE(joeeh11 @ Jun 30 2021, 01:03 AM) Agreed on this, the gov/DBKL should request the developers of this huge mixed development (Kimlun Group and Bayu Damai - Melati Ehsan) to build another exit to the Sungai Besi. There's pros and cons to building another exit to Sungai Besi, it will turn the road into a shortcut for those who are travelling from Alam Damai/Cheras to Sungai Besi/Bukit Jalil/Puchong/Seremban bypassing the notoriously busy MRR2 and those wanted to skip SUKE toll in the future, the road might get even busier than just a dead-end road.My two cents. |
