Both are non bumi unit and after discount.

Back in 2010/11, my friend bought double storey semiD at nusari aman 2 around RM550k. This is the only 2 storey semiD house matrix build until they launched elymus phase at resort homes.

Today, with the same price u will get intermediate 2 storey link house only. 2 storey corner lot can reach up to 800k even RM1mil if u buy at resort homes lunaria phase.

SemiD price at resort homes started from RM1.2 and i heard next year matrix will launch semiD phase at ara sendayan with starting price RM1.6m.

I moved to BSS in year 2012 and never thought that time one day matrix will be selling house for RM1mil price. Lack of amenities during those days.

yup too far from BSS. another point is tiara sendayan is a gated residential only, without guard house like hijayu, ara & suriaman. So community need to discuss among themselves if they want to have security service then.

I can say tiara sendayan is a mirror project like what matrix did during early days of BSS except the price is higher

IJM land launched Ara Impian. i think this is matching competitor for tiara sendayan.

my friend told me tiara sendayan is under different mukim/district from BSS

if you stay at BSS and delivered a baby, u need to register at klinik kesihatan kg sendayan

but if your house address at tiara sendayan, then u have to go to klinik kesihatan kompleks KLIA at enstek for registration.

siapa yang beli earlier phase like nusari aman & bayu sahaja yang untung either for rental or subsale.

I believe TUDM late move in is due to school.

As been told during PTA meeting, SK sendayan had been given RM10m to demolish and build new buildings. Project will start next year. And a new primary school at nusari will be completed next year.

On top of bigger size, house specs for resort homes is different from other projects.

If not mistaken, resort homes having 2 tier security. First at the main entrance and secondly a boom gate right before entering each phases elymus, allysum & lunaria.

I think BSS will become like Putrajaya. Focusing on administration instead of industry & factory.

Putrajaya is exclusive area & well-planned township. Having all facilities like hospital, public transportation hub, good road networks etc..

BSS = state admin center + spillover effect from MVV

STV is already there before MVV was launched by Najib in 2017. Moving forward, I believe investors more keen to invest at MVV area. One of the reason, nearer to highway.

Yup, the sendayan icon park @ CBD should attract services-based business like banking & hospitality to operate there. And if not mistaken, reserve land has been allocated for new state administration.

Yes, lunaria has 2 size 22x85 & 22x90

currently, i engage in discussion with matrix to complaint about road issue.

those info was told by the manager to me, and even if size is smaller we can expect the price will be higher 20-30k compare to lunaria 1,2 & 3.

if selling lower, surely lunaria buyer will curse matrix

24*70 @ so-called lunaria 4 not yet launched.
Sales dept said possibly early of 2019. Lunaria 3 still has a lot of unsold units.
Floorplan of matrix dst projects is 99% similar. U can check latest like suriaman & ara sendayan.

In the same time matrix has a plan to build apartment nearby SKJT. Currently open for early registration.

Government more happier if developer want to build balai polis for them

Sime darby as key player of MVV has a lot of land near labu.
Just chop down all palm oil trees, then solve the land issue.
