Just asking, the project located at Kelana Jaya or Petaling Jaya? I'm very confused coz the project name is Sunway Serene Petaling Jaya but most of the review say Kelana Jaya?

Kelana jaya is part of Petaling Jaya.

Petaling Jaya is a huge district that consists of a lot of suburbs/sub disctrict.

Kelana Jaya is a sub-district of Petaling Jaya.

I visited the sales gallery last weekend and quite like what I saw. I like the size of the units and facilities that will be good for my family of 3 with a 1.5 year old baby. Sales guy told me that most buyers are family type and for own stay. My priority is to find a bigger place than our current 900+ sq ft condo in Damansara Perdana.

Not exactly convinced or comfortable with the location and access road of Serene, but I feel that it's something that I can eventually learn to live with. I predict that I will have to spend additional 20 to 30 mins for getting in/out during rush hour. I grew up in PJ so a location close to me and my family's usual activity areas is important.

I am considering between Sunway Serene and Tropicana Miyu at the moment. For those that have bought this development or leaning towards it, what made you guys choose this? Thanks.

Main concern with miyu is future kidex highway while serene also has factories beside but kidex block your face is worse than modern factories beside.

Anyway if you choose serene can PM me and we can share referral fees.

Yes, the kidex/PJD link highway is a big question mark for me with Miyu as well. It's a big risk to take unless the Selangor government says a firm no to it. Also, the RSKU units is also TBC at the moment. They are in the process of removing it but cannot confirm until they actually get the approval.

The factories beside Serene is not a deal breaker for me as they are not heavy industries or high emission types.

You're right, most of the owners buy this property for own stay. The pricing here makes investing very hard, which is good news for home buyers.

For the facilities, the facilities is really good. Basically you have a mini sunway lagoon inside with the water play , slow river and swimming pool. Kids will love it.

I have the same concern when i visited serene gallery on day 1. My only concern was the location which is next to ldp with the traffic. I am always staying in kl and my office is near to klcc. Been working around damansara area but never other part of PJ before.
So, staying at PJ will be a new thing to me.
But finally i was convinced with these points:
- Traffic is everywhere even just outside my office. My current office is just 7km from my hs but it can take me 30-45mins. So, i just need to get used to it. Plus I do not want to pick a place to buy based on my office location because I don't work there forever.
- There are few exits from serene (federal highway, ss3, ldp to pj or subang)
- Unit size, layout, security, trusted developer, price, 2carparks even for the small unit
- Not next to the mall, so no airbnb, lesser tenant
- Alot of new development locations are worse

I did consider Miyu but it need another 3-4yrs to complete and that area is not as strategic as Serene which has few routes to get out.

Correct me if I am wrong.
1. I think it is the only high rise around 2km radius, at least for now. Won't feel so packed at the eye level of the unit, have some space to "breath".
2. From the artistic animation, the entrance to the Sunway Serene has to pass through the bridge. (Or is there any other entrance to enter the compound once the project complete?). I assume I am right. One may thought not so easy accessible coz has to make a big turn, but it can sort of avoid "non-residents" to enter the compound since the bridge leads only to the resident towers, except those want to jog around the lake in morning or evening. And also, as long as the residents don't park their cars along road side (hopefully, since even small unit has 2 car parks), no other condo residents will tumpang to park by the roadside.

Opinion only.

I just booked a unit in sunway serene , at first i was considering Panorama residences however due to the low density and high maintenance cost i have decided to change my mind.
Besides that I only noticed people is interested in the golf course view where is other unit is vacant and no buyer. Worried in the future there wont be any much tenant staying in the building hence the maintenance fees not enough to cover the facilities and upkeep cost. Also went there during night time , it is very quiet however the LRT train brake screeching sound can be very loud due to the nearby Glenmarie LRT station

Coming back to Sunway Serene, at first I had a very bad perception on the congested traffics and Free trade zone factory opposite sunway serene.
But later on going there a few times after they extended the roads and build a driveway bridge , the atmosphere look so eco friendly and premium feels.

Looking at all the nearby services apartment like Panorama , Arcuz , Azure and etc etc , sunway serene give me a feeling that is a better place to stay.
I believe many people who went to see sunway serene would feel the same as well, especially how they touching up the roads and landscapes.

Despite all the negative comment like leasehold , NO LRT / Public transport and congested traffic ,

To me a service apartment whether is leasehold or freehold it is still the same, apparently if the building is well taken care off, normally residences may renew the lease for another 99 years.

Congested traffic is everywhere during peak hours, if you looking for a prime location there is nothing to complain, but there is a few entry you can come and exit now from/to federal / LDP

If you paying a premium price in SS, i believe most of the owner who can afford the unit would hardly take buses or LRT. Nowadays people will go for grab car instead.

The opposite Western Digital land was bought over by Wistron which is a semi conductor manufacturer, no big deal about it.

Yes sunway serene may cost higher than other developers nearby , but i believe most of the people who is looking for own stay will choose sunway serene.
Hence demand of the property will determine the value of price.

My advise is go there during morning , afternoon and night time , peak hours feel the environment before you decide anything.
Feel the ambience and environment , personally SS is my choice.
