I just booked a unit in sunway serene , at first i was considering Panorama residences however due to the low density and high maintenance cost i have decided to change my mind.
Besides that I only noticed people is interested in the golf course view where is other unit is vacant and no buyer. Worried in the future there wont be any much tenant staying in the building hence the maintenance fees not enough to cover the facilities and upkeep cost. Also went there during night time , it is very quiet however the LRT train brake screeching sound can be very loud due to the nearby Glenmarie LRT station

Coming back to Sunway Serene, at first I had a very bad perception on the congested traffics and Free trade zone factory opposite sunway serene.
But later on going there a few times after they extended the roads and build a driveway bridge , the atmosphere look so eco friendly and premium feels.

Looking at all the nearby services apartment like Panorama , Arcuz , Azure and etc etc , sunway serene give me a feeling that is a better place to stay.
I believe many people who went to see sunway serene would feel the same as well, especially how they touching up the roads and landscapes.

Despite all the negative comment like leasehold , NO LRT / Public transport and congested traffic ,

To me a service apartment whether is leasehold or freehold it is still the same, apparently if the building is well taken care off, normally residences may renew the lease for another 99 years.

Congested traffic is everywhere during peak hours, if you looking for a prime location there is nothing to complain, but there is a few entry you can come and exit now from/to federal / LDP

If you paying a premium price in SS, i believe most of the owner who can afford the unit would hardly take buses or LRT. Nowadays people will go for grab car instead.

The opposite Western Digital land was bought over by Wistron which is a semi conductor manufacturer, no big deal about it.

Yes sunway serene may cost higher than other developers nearby , but i believe most of the people who is looking for own stay will choose sunway serene.
Hence demand of the property will determine the value of price.

My advise is go there during morning , afternoon and night time , peak hours feel the environment before you decide anything.
Feel the ambience and environment , personally SS is my choice.

Been using LDP for 10 years of my working life , I would disagreed with you , LDP is a heart of PJ, along that stretch property prices will continue to go up.

You can’t denied the fact PJ road is always jam during peak hours , it depends how you see it. End of the day , if you work around PJ most likely you will be using LDP back to your home . Positive side if you stay in SS , you may just exit out to SS.

By the way, anyone can confirm whether they will proceed the another 2 blocks of residence and townhouses ?

Hopping they would do something like sunway geo , to make the place more attractive

i book at level 41. I think higher floor , should have lesser noise from the LDP highway

Personally I felt serene has a better road access, you can access serene through LDP , SS3 road , Federal Highway , and also SS7 road.
For plaza glomac, only LDP and SS7 road from behind.
In terms of facilities , unit size , serene would be more comfortable and family oriented stay.
By the way the industrial land, sunway has already acquired it. Looking forward the new serene transformation.
