What I already aware is leasehold (till 2116, based on their brochure), near FTZ, near LDP, 0.27 maintenance psf include sinking fund, commercial title, not near to HTC or pylon.. Correct me if I am wrong. I buy for own stay.

Anyone knows the roughly annual cost for the parcel rent and assessment rate for the unit here (or any project similar to serene)? And the utility will be based on residential rate? Developer will help to do application to TnB? The water bill?

Just my thoughts/opinion. This property is definitely for homestay.
Pros:
Location
Design/Layout/amenities - i.e 24 hr care center, Lazy river etc - with very low maintenance fees.

Cons:
Price psqft - Definitely on the higher end, even after all the discounts. I suppose if it is for homestay and you like the design then I don't see why the price should stop you. smile.gif
Leasehold

Developer will help do tnb and water bill application. Tnb can be converted to residential.

Honestly, the only cons is the price biggrin.gif . The location is good, driving distance to almost anywhere, good connectivity in between federal and LDP, matured area, you get a park, SUPER large rooms, their smallest unit 2B2R is >900sqft.

No shopping mall or commercial is Ok for me. Now delivery or Shoppe v convenient already. I work in Sunway area and Sunway Pyramid is nearby for groceries shopping. Sunway Belfield is too far for me as I travel daily. I am actually also considering OKR as the price like Platinum Arena is lower but too many condos around. Feel packed. But the price psf in OKR is more affordable.

But yeah, factories around Serene are one of my main concern. Worry pollution in future. But at least no HTC or pylon. Plan to own stay for many many years unless the condo got major problem in management or something else in future. Considering either OKR or Serene for long time own stay. Not really want to invest property and move again at the moment. I prefer to have one nice home than a few investing properties. Ha, maybe also due to I do not have extra money for that.

So, everyone here think that Serene is a place that can really own stay up to at least 10 years?

like above mentioned the only cons is the price comes with leasehold. Other than that, I think u made a good choice for ur own stay

It's a great place for own stay if can afford the high psf 👍

The factories at least aren't super heavy or high pollution industry, mostly electronics and printing press. So relatively less pollution,I think you get more pollution from the surrounding high road traffic at rush hour more laugh.gif

Actually alot of residential area ard as well. Giant supermarket is nearby and paradigm mall aso. Guess it's personal preference. smile.gif

I think now their giving alot of rebates, price per square feet after discounts is about RM740++ which is pretty close to other properties nearby. Though I still think it is pretty high as it is a leasehold afeterall.

Guess if you like, and you ok with the area, go for it!

Yeah agree, the factories are mostly electronics. It's located at a well established area and I kindda like the fact that it's the only high rise, hence your view isn't obstructed.

Yea I agree with you. Even I buy everything online already, there's no need for that many commercial areas nearby. Besides, Giants and paradigm and Pyramid isn't THAT far away. smile.gif

Really depends on your personal needs, I was surveying OKR as well for personal homestay. Just like you I felt that area is packed with high rises.

I think a 10 Year target for Serene is a good bet.

Agree, you made the right choice. I dun think its surrounded by factories, Oni one side block A. Block B is facing PJ city n the golf course. To me having paradigm n Giant n pyramid is enough commercial. I aso beli online saja. 😁

Yeap but usually for condos to perform well in the long run need to have commercial within walking distance imho.

If one is ok with it just go ahead. Usually sunwai will not disappoint.

Going to sign SPA soon. Anything else I need to take note? This project is commercial title under HDA, right? So, the tnb billing should be able to convert to residential rate, right? I am worry on this. I know water bill is difficult to residential rate.

Yup its covered under HDA and TNB will be converted into residential rate, when you sign the snp they will ask you also sign on the application to convert into residential rate for the TNB
