Buy sign spa and file away doc and review it again after 4 yrs.

imo buy for own stay also must be good enuf for investment.

these days, new property is not like bygone days when it took 2 to 3 years to complete. It has extended to 4yrs or longer.
longer completion time not only means more wip interest paid but also caused uncertainty of one's plan. 4-5 years is a long time to prepare to move into your new home. Circumstances change, family structure changes, better home may come in, career changes and etc......you should find a product that not only good for ownstay, but also good for investment, JUST IN CASE there is change of plan, so that you wont be stuck with cash sucking property that you cant flip, rent or ownstay.

I totally agree with you Bean. One plus point about Serene whereby we are given 54 months deferment which we serve no interest till completion.

That u turn is not congested at all and it's just a short distance, so it's not a problem at all. Small units have its own market too, ppl have different needs ans expectations. As long as you are happy with your purchase that's all that matters.

Went to the sales site with show units. Layout is fine and with 6+1 lifts, i think its fine to cater for close to 900 units with 50+ floors. Downside leasehold, only 1 type facing lake, rest all poor view.

When sign SPA still got job.....prior to VP got retrenched, knee also goyang (circumstances changed for the worst). Scary indeed.

IMHO, it was high that time but now seems normal sad.gif

This Serene after rebate also almost 900psf.. rclxub.gif

Am still considering if it's ok for own stay.. I believe phase 2 will be different JMB in future since it's not connected with phase 1.

Guess that’s the price to pay in a matured area. Will hit a jackpot if they manage to get the WD land and convert it into another mixed development.

Puffy, since u said u bought for own stay, mind to share below cons I gathered? I am still considering this against freehold condo in AD. Did u ask how wide is the corridor to the unit? Aragreens is really narrow and that turned me off somehow.

Cons:
Leasehold
High dense 894 units in 2 blocks with 10 units per flr
Poor exit to LDP turning to Sunway/Puchong direction
Only 1 type unit directly facing lake, rest either facing pool, WD or LDP
Air-conditioned Haier brand, no wardrobe, no bathtub, no bathroom accessories
Balcony is purely steel railing, no glass
Electricity and water bill under commercial rate

Pros:
Low maintenance fees
Deferment package offer
2 cp side by side except type A

Will add if I think of anything else.
