Pros:
Low maintenance fees

I was actually scouting around for a condo in MK and since i already have a landed property i wasn’t in a hurry to move. Reason from landed to condo is because of security. From the first day i saw the carpark (which is now serene) being vacated, i told my wife that if this is going to be a condo i will definitely buy due to its location and since i was raised in pj i feel pretty comfortable living in this area. Plenty of food and malls.

For me MK is a little too congested although i find the environment to be somewhat conducive. However, serene feels more strategic and i find its deferment package quite attractive.

LH or FH doesn’t matter much to me because i don’t think i will stay here forever or even for my kids.

Talking about density, i am guessing any mature area a dev will build to its maximum to gain as much possible. Also i am fine with serene because of its layout along with generous 4 cp.

For view, i’m happy as long it is not directly facing the highway, HTC or factories.

Small things like ac, you can always change if it breaks down and bath tub, i guarantee you will hardly use it.

What is lacking and agree with you is the cheap balcony facade, design of the condo and density per floor.

Other than that i am pretty happy with my investment.

sorry to rain on your parade but existing WD factory and NXP semiconductor factory next to it is a real deal breaker for this project. You can google for the harmful emission from these "supposedly clean" industries. Golf course behind is also another hazard as they spray pesticide priodically to maintain their immaculate lawn. Daily vehicle emissions from one of the busiest section of LDP is also another dealbreaker. I wont want to live there in the near future.

Staff told me that the main road between the lake and WD will be extended from 2+3 lanes to 3+4 lanes. I think this is really good news.

Yes type D2, too bad its not facing the lake.

I thought of waiting for tower B but the price increase may not justify it..

I don't like type E layout and lowest floor available is from 39++.This also translates to almost 200k increase compared to type D lower floor.

Type D seems to me is more practical in terms of layout and also not facing WD.

Yes I registered to join in this conversation. I was one of the original pre-launch registrant for this project.

Anyway I was just giving an opinion of fact of why i decided not to invest in that particular project. Unfortunately so far we have no confirmed intel the WD land being sold/rezone anytime soon. It will happen but when? Yes it is also known fact that Sunway bought a factory inside the FTZ but that is just 4.8 acres of land. the entire FTZ is very much bigger.

As it is, i believe sensible ppl will appreciate rebutal of post with facts instead of emotions like asking ppl to invest in Amazon or Alcratrez. Same mentality as some whom always ask others to balik tongsan.
