i think they allocate their budget and quota by project... but as you would say... it seems the panel banks for few AK project also the same... they seems dont mind their portfolio highly dominated by one developer projects

but im sure there is something in between them that we dont know... AK able to get land at strategic location and given the hype of their project... most of their projects also at least 70% sold out... and more to come... i think bank know something that we dont know and they are keen to follow AK through all their projects...

Only have 1 size 950sft..it leasehold..1 block only..residential..3 room 2 bathroom..40 floor support by 3 lift

I guess you are own stay right? Htc has no "scientific prove" of hazardous to health but why don't you buy Rumawip (apply those with decent facilities and no htc) assuming you're first home buyer?

Currently I staying in brickfields..work in bangsar..as we all know the price area is quite expensive..Rumawip house quite far distance from working place..I prefer new houses...3 room 2 bathroom is my target..this condo near kl and my working place...I do apply government house at brickfields but fail..

The location is not that bad right? Yes HTC is nearby but if you don't choose for the unit facing HTC then it should be ok ma. No? I like this AK project because it is only 1 block and location is quite convenient.

Judging on your location is like 3km away from that MRT station.

And with 300k pricing and 800 sqft. Seems like got RUMAHWIP as well.

So excited for year2020, we can see where will all the new gung-ho developers like ecoworld, skyworld, gayamas, etc. stand in between those established big boys.

Bandar malaysia, trx, bbcc all be up by then.

I don't know why I fail..maybe I income too low..my friend and I register together get same result..maybe for Malay first..now register prima brickfields have been close at the moment..now try to register Rumawip for getting first house..

Nearby ajinomoto got air pollution? (The kilang still operating or demolished to build mrt?)

The smell is something like fart/gas... can smell it even driving in car, can't imagine to stay in such air zone.

Its some sort like first come first serve basis. Heard from agent they learnt from previous launching, because previously need to queue only can start choose the unit that you like. Of course its the same every floor different pricing with 1k increment for every floor. Just that when u give the booking fees 10k now, during launching they will inform you the time to come over to choose the unit that you prefer. So the earlier u book the more option you can choose. No cancellation penalty if you cant choose the unit that you like and fully refundable. Thats the info that i received.

this project all same size 950sqft. yeah correct citizen 2 same price around additional 20k(bare unit) get 2+2 725sqft only but freehold. one more hidden cost citizen 2 maintenance fees 0.36psf

haha in the end just depent how much loan you comfortable at. location wise both around the same just citizen can walking distance to ktm lor.

bro.... rumawip all locations also nice one... see which one is more convenient for u to work.... and dun look all over different locations in KL... lock down your location and search within the parameter... dont make yourself headache for the sake of more choices.... all rumawip also have either HTC, STP or cemetery either one u choose... lol.... if the HTC is more than 150m away, STP is covered.... i am ok with those.... not ok with cemetery only haha....

no la... nothing to learn... usually based on google map or info provided by developer and gauge with your naked eyes only... there is no scientific proven distance anyway for safe distance to HTC.... most of the online research on HTC effects not conclusive also...

"Kuchai Lama" ads starting to mushroom all over fb now... With the proposed piece of land, it is definitely a challenge to fit two separated blocks in, not to mention exact parallel alignment of HTC directly beside it. Closest HTC proximity seen so far.

Allow me to personally wild guess, if both blocks parallel will be too close for comfort. I'm guessing side by side, both also facing HTC while the normal block will be abit distanced by the facility podium (cue Pandanmas).

Apparently the name is The Hermington, thanks to Skyiz.

Noticeable difference:
1. Completion 42 months instead of 48.
2. No. of units exactly similar with Hamstead (479), more floors, but only 3+1 lifts instead of 4+1

Rumahwip is nearer. No cementery and sewerage.
Total 479 units. Same for rumawip.
Entrance/guard hse for rumawip n normal condo ll be separated.
I always have feeling AK can draw their plans on the fly.

I calculated the land area (1.5acres) that was previously indicated by the agent to me and it was tally with his sales kit, that's why i was so confident about the land plot. My bad, even sales kit can be fabricated nowadays.

indicative price 410psf, 1 layout only 1075sf come with5% rebates, side by side parking free snp and la.

Like totally diff with the info i gotten when i visited the showroom at old klang road which is 380k,950 sqft

not sure which is real.

I believe 410psf and 1075sf is almost final. The info u get are just repetitive of previous projects. Agents like to do that when they haven't get the official info.

seem like i kena bullyshit 2 months ago when those agent havent received official info lol. they really pinpoint exact same location and inside showroom there show the 950sf layout wtf. Anyhow location wise really very nice go puchong anti jam after the traffic light and go mv easily bypass the jam at scott garden of course easily go to kuchai lama.

just that didnt have much confident in AK tongue.gif

I used to live in old klang road. Quite frequent go kuchai lama have meal. Personally think this place is ok as quite convenient. Guess too many ongoing projects in okr n kuchai.

imagine 2 years ago the loan reject rate is about 50%, if not mistaken now the reject rate is climbing to 60% or higher. Have to thinking twice before flipping. agents are surrounding lowyat forum, make your own judgement.

198k good deal. but looking at google maps, kuchaimas is closest to HTC among all rumawip project (previously was jalilmas, i guess?), and no lrt nearby (at least jalilmas got)

but location is very close to old klang road wet market, and school nearby. food amenities just okay

who the heck's in charge of the layout of the unit for AK projects? different2 design..suppose have to use standard design la, kepongmas,wangsamas,tasikmas,jalilmas all kinda dumb floor plan, no foyer & spaces are quite narrow..

meanwhile kuchaimas's layout is quite practical...and gurneymas

Anyone get rejected by 2 banks for applying Rumawip loan?

I heard if your payment record is not very good, bank will still approve the loan but with lower limit and interest as high as 5.5%

Is that true? Will bank risk that?

Anyone submitted through the developer? Their agent told me it's 15k upfront for submission to RUMAWIP then ballot time have to top up 4.8k as downpayment plus another few thousands for lawyer fees. Any upcoming potential neighbours of mine can confirm on this?

Hi, for Kuchaimas

Just to share, my entire experience because right now I think I'm quite advanced in the procedure.

I do online application by Rumawip website, then the website ask me to prepare all the documents.

I prepare, plan to go to DBKL to submit, once reach the DBKL office, got a one real estate agent stop me and say which project i applying, so i say Kuchaimas and then she sit me down, introduce she is from Red Door Property, apparently AK ask them help to market and sell this project.

So I submitted all my documents to Red Door Property, her name is Jennifer. Then she ask me prepare booking fee RM15k. Which is part of the 10% downpayment. meaning balance 4.8k to pay during balloting day.

After i submitted the RM15k cheque to her in mid-December 2017, she send to developer and DBKL to approve my application.

Then she got back to me, say approved on 22 Jan 2018, say i can go to ballot, date of balloting is up to me, but must within 2 weeks. Before go balloting, prepare the cheque for remaining of the 10% which is RM4.8k (RM19.8k - RM15k).


Once prepared, go to AK office in Jalan Klang Lama for balloting. Give them RM4.8k, photostat your IC. then you go ballot your unit in the ballot box. Can only draw once, no try again. Even you handsome as me also can ony get one try. But lucky i got nice unit imo.

After you got your unit, they will then do more process, chop paperwork etc. Give you the receipt for your RM4.8k.

On the day itself you will meet their lawyer liao, they have lawyer there, they will call you in, then the lawyer will talk law to you, so better bring someone who can ask questions if you are shy or dunno much. Basically one thing I found out is AK has apply to extend the building period to 42 months, instead of the usual 36. So means we have to wait 6 months longer to get our key.

Other than that, is the terms lo, whether you agree and wanna sign is up to you. Basically you are signing the Sales Purchase Agreement (SPA) on that day itself. YES, they rush you dun give you time to think one. And if you reject, then your RM19.8k you slowly lo try to ask them for it back. Can wan la, but its another process that they aint gonna entertain you so efficiently of course.


So after you sign SPA, like myself, they give you 2 to 3 weeks to apply loan from banks and get the loan offer letter. With the offer letter, email the lawyer a copy and remember to ask the bank to contact the AK lawyer because only like that you can get the SPA legal fee free, but loan agreement fee you still have to pay ya.


So so far I am up to this stage now, just emailed the lawyer my loan offer letter, i think she still Gong Xi Gong Xi no yet reply, but will follow up with call next monday.

1. yep got give me receipt.
2. hmm, i was just waiting because i was also very busy with work that period, so time past very quick and they got back to me.
3. No, we only start paying down the loan after we get our keys. Before that during the 3.5 years building period, we just pay interest of the money released from bank to developer during that period.

in the topic of the hermington project, actually im curious how the rumawip size and height...based on the photo provided by deladela (tqtq) the rumawip would be damn close to the htc, while the condo might actually be kinda nicely not too near...but its still puzzling me to how they can fit a condo in that small piece of land @_@

and both rumawip and condo sharing same road to enter/exit, with that even with low density for the project, combine the population with the rumawip, the road to enter/exit wud be kinda bananas.... sad.gif

yeah, actually if you drive to jalan kuchai 3 area rite, and go to the old houses, there is a smaaaal garden which you can walk thru (landmark: an old swing in front of a very rich man's house), which you can get a great shot there...its hilltop so no obstruction for your drone to capture a very nice shot brows.gif

1. Check with developer Aset Kayamas (Ujana Mutiara) on this, they have a list of bank panels, usually after balloting theyll give the list.

2. Depends on the loan, the unit & the firm..but maybe around 3k-4k

3. Apply loan > sign offer letter > wait for lawyer firm call to sign loan agreement

ps: not a kuchaimas buyer

just wish to highlight that The hermington and residensi kuchaimas share the podium. would have problem/issue of MC in the future. someone sent me these pic from AK insider.

How can one development can have two different building name.

Many agents insisted it is just one block and kuchai mas is separated.

They don't even have APDL yet.

Hope you guy becareful.

No, it wasn't. If it was re submission, the title would be "AMENDMENT DEVELOPMENT ORDER"

In this case, it wasn't. Still approved DO. you can check it out. This DO was approved last year already 24 AUG 2017.

I think still got unit, because when i go ballot, still many unit left.

U have to register first through rumawip website and submit documents to developer for fast approval rather than submit to dbkl.

I just signed my S&P and loan today at AK HQ. I have asked the Lawyer whether Hermington is sharing podium with Resisdensi Kuchaimas. Answer is "No". And loan officer also asking to check onParkhill, Holmes projects and other AK projects. The entrance is separated with RumahWip and run by different management.

This is what I called by MC problem. GO CHECK with DBKL if you don't believe me. I have posted the evidence and some of you still stubborn about this.

as clarified by PTG (Pejabat Tanah Galian)

my friend went to see them regarding a project in kuchai lama name RIYANG also 2 block share podium. DEVELOPER keep insisted 2 separate entrance and both block paid different fee. Affordable block can't use the swimming pool while "bebas" block can use the swimming pool.

PTG said no such thing can separate the MC even if the entrance is shared.

PTG ask the following question.

1) Does the two block share the same emergency stair case?

2) Does both block share the podium? (They are not talking about two separate entrance). Riyang Kuchai lama create 2 separate entrance but yet 2 block still share the same podium. In strata title rules, THEY ALL WILL PAY THE SAME MAINTENANCE FEE THUS EVERYONE CAN USE ALL THE SAME FACILITIES REGARDELESS MAMPUMILIKK UNIT OR BEBAS UNIT.

so in order to to separate the two block, BOTH block must its own podium, own emergency staircase, own entrance, own guardhouse, own facilities.

Even the lawyer of Riyang doesnt know anything about this.

Please folks, check with revelant authorities before buy. many agent and lawyer are clueless. I repeat , this is not developer's fault but agents and lawyers who failed to consult you all.

Judging on Aset Kayamas other project, can be safe to say that it will be completed seperated. RUMAHWIP and non RUMAHWIP project. different block, different entrance, different gate, different perimeter fencing.

But for other developer then better check. Here some example:
- Residensi Rampai. Lower level is rumahwip (smaller size), upper level is non rumahwip unit. Everything else sharing. Located in the same block.

- Platinum Victory PV rumahwip. Different block but the base car park is shared. Meaning that some non rumahwip unit getting their car park allocated under the rumahwip block. Coz rumahwip only got 1 CP but non rumahwip unit come with 2 CP.

Your judgement is absolutely wrong. Different projects can be different design due to many factors. anyhow. suit yourself. I have warned you all. Below is my reply to someone PM me. I might as well post here it to share with you all.

Both of block pay the same maintenance fees because of shared podium but look at another point of view as follows:

1) you will paying 400 to 500k for your unit while rumahwip paid less than 300k but both of u sharing the same facilties. Because of shared podium and under strata title law, everyone pay the same maintenance fee thus all deserve to use all the facilities provided. There is no such thing those paying more expensive for the unit deserve to use swimming pool while rumahwip can't. For example, Riyang Kuchai Lama claimed they built a wall separate 2 block, bebas block and rumahwip block. What the developer doesn't know that although it is approved by DBKL but later on after CCC, it can be illegal under strata law by PTG.

Please be aware that DBKL responsible for design/type/numbers of units of the building approval while PTG responsible for strata title issue typically your land titles/calculation of maintenance fee for you to pay. Thus DBKL and PTG is two different entities. They doesn't work to each other.

2) Secondly, if all of you paying the same maintenance fees, please remember that rumahwip is affordable housing scheme for low income people. So my question is will they able to pay maintenance fee? especially for those luxurious facilities which they doesn't actually need. That is why, i fully encouraged that rumahwip and bebas should be separated and not to be shared.

In my opinion and by common sense, rumahwip resident suppose to pay for basic maintenance fee for basic need such as guard house, CCTV, lifts, car park lightings. They not supposed to be incurred fee for luxuries non basic need such as swimming pool, gym, bbq yoga and etc.

3)Please be aware you are staying in a condo controlled by MC (Management Corporation) and not independently in a terrace housing. Ask yourself, if 30percent of the whole building not able to pay maintenance fees, many luxurious and basic facilities will failed to operate due inadequate fund to properly maintain, does your unit value appreciate or depreciate? Ask yourself again, what makes a condo unit value appreciates? Security? good maintenance? good facilities?

In my opinion, your unit will depreciate in value even if your location is superb because many failed to pay the maintenance fees.

4) As a conclusion, I do encourage rumahwip scheme but developer should separate them between rumahwip and bebas unts as both of them is of different segment. Rumahwip is for low income ppl while bebas units of for those people opting for more luxurious needs.

5) I do agree some of AK projects have separate block with separate podium and etc. but sorry to say, in this Hermington and Kuchaimas project, THEY ARE NOT. (I have previously posted the pictures confirming they are shared podium)

Reasons? the land is too small, they can't afford to separate it. separating two blocks require two different podiums hence take more land to achieve it.

6) Check with PTG for strata laws if you don't believe what I said. I can see some of the netizen were stubborn and strayed away from the facts. Many replied my statements with out of the scope answer.

Hope this helps you. How I knew so much? I supposed to buy Riyang Kuchai Lama but luckily I found out the actual facts when I went to check with DBKL and PTG.

Please don't confuse them. JMB is JMB. MC is MC.

JMB (Joint Management Body) occured right after your building obtained CCC but you haven't get your MOT letter to pay to obtain your geran tanah (land title). you can say it would be temporary MC with a representative from developer chaired with the resident. Anyone buy/sell during this period would have to obtain developer consent to change hand.

MC (Management Corporation) once residents of the building obtained the MOT letter and paid for it thus they able to officially vote to elect a chairman and commitee member during AGM. Developer will be out of the committee by this moment. Anyone buy/sell during this period would have to obtain PTG consent (if your land is lease hold) to change hand. Freehold land doesn't required PTG consent.

Why not u share a clear picture of the layout plan? this is ridiculous blur.

Did u see the the plan properly? it clearly shows that the facilities floor for both building is not at the same level??!

It's linked but doesn't means it is accessible between both residence.

And also meant you are clueless about the picture i posted. The pictured i posted contain section A B and C with front and back elevation plan.

Yet you still ask for section plan. Tak tau baca plan jangan cakap besar besar as if you tau banyak.

Ignorant people like u always ended up in poor investment.

I am a property investor and i learnt my lesson always check with authorities.

I found these fact when i almost ended up buying Riyang kuchai lama. Riyang developer said the same thing. Got walls separate block la, going different entrance and said both block will pay different maintenance. I almost believe them until my backside itchy where i went to check with PTG.

I was so so wrong to listen to them (developers, lawyer and agents).

PTG told me a whole entire different story. The proper dividing block is where your block and rumahwip block DO NOT touch each other.

Yes Riyan have wall separating and separate entrance but they shared emergency staircase they shared same water supply piping and waste piping and electrical wiring.

A proper divide is where your block have its own guard house, own water piping system own sanitary system, own tnb . Remember, you only can divide your management block as long as you dont touch their bulu and they dont touch your bulu.

Next to each other separated by a wall is considered you touch their bulu.

Raikonen, u tak faham can tanya saya, dont insult me then i can teach u more.

I helped my son and bought a rumahwip in bukit jalil but not with AK. A proper rumahwip separated with bebas block. Our perimeter road rumahwip is separated with bebas block. They have their own. Our management corporation just submitted with PTG to separate our block legally. Developer build one development with one mc but under their design and scheme, we able to separate to TWO MC LEGALLY

PTG just approved our submission. The reason i talked so much in this thread becausei felt many of u young investor still clueless about this and i wish i could help with my experience.

Raikonen, you can check with Rehda too. Show them what I said here in this thread and ask them if i am right.

You guys can help spreading this thread to other threads with similar scenario development.

I only share what I learnt, I won't acknowledge that I am good in everything. but definitely & absolutely that I am very clear on mentioning about this shared podium issue, MC issue and how lawyers and agents always misled buyers.

I wouldn't check with DBKL and PTG if I could get any info from AK. seems a few of you like PRO AK.

secondly, these authorities won't just hand over you real nice copy of approval plan. It is P&C to them. I don't have to tell you how I obtained these pictures purposely just for this posts. You can guess how hard it is especially when you see nobody else post any other pictures in this thread besides mine. (brochures not counted)

I given you all the proofs but many of you doesn't believe it. That's y, I asked you all to check with DBKL and PTG. Afterall, I am sure everyone being told once or twice not to believe stranger and check for yourself.

There, I even told you all where to check. so to RAIKKONEN & PROPERTYELITE, TAKKAN THIS I HAVE TO GO TO CHECK FOR YOU MEH? you think you are my BOSS? you tak tau check sendiri? masih budak kecil cuma tau complain sini saja? only know how to being spoon fed?

To first time buyers, please read all my previous post. should be clear enough. if not, please check with relevant authorities.

If you want to go to PTG to check, go to sixth floor under strata title deparment and if you want to go to DBKL to check, find TH PERDANA at Maju junction near DBKL jalan raja laut. Ask for COB (commision of buillding) DBKL when you enter reception in TH perdana.

Go google for COB if you don't understand what does it do.

Finally, a piece of advice for all of you. "If people eat shit, don't follow them eat shit, think for yourself". try translate that in cantonese. =)

My sources i check from ptg that AK havent obtained APDL permit to sell to purchaser . This mean they cant accept money and ask u sign spa.

If they do, then you can sue back for deposit coz it is illegal. I think that is the only way.

Please consult with your lawyer. New government have start cleaning up DBKL. I think they will give instruction how u can get back ur money.

I know they will force u to sign coz u have loan with bank or they will forfeit. But dont worry. Do as i said.

Hire a lawyer to check following:
1) check ptg is the land itself is under of the developer name
2) check if developer have submitted SIFUS with PTG
3) check if developer have APDL with KPKT

If all is a 'no' answer which mean developer havent submit all those document then they are illegal to accept money from u

Your lawyer should understand what i meant. Show him this msg.

If your lawyer doesnt understand, i suggest you can try to go find Seputeh MP representatives to help.

KUALA LUMPUR: Kuala Lumpur City Hall (DBKL) was asked to disclose detailed information on 64 pieces of land that have been sold to the Federal Territories Foundation and other developers.

This followed a "courtesy visit” by three elected KL MPs - Fahmi Fadzil (Lembah Pantai), Fong Kui Lun (Bukit Bintang) and Lim Lip Eng (Kepong) on city mayor Tan Sri Mohd Amin Nordin Abd Aziz on Monday.

They said they will review the processes involved in these land deals and ensure that all other land sales will be done via open tender.

“All approved projects will go on as usual, but those under the planning stage will be put on hold,” Fahmi said during a press conference held at Menara DBKL 1, here after the meeting.

Lim said that according to Mohd Amin, the 64 pieces of land were sold through "negotiation" and not through open tender.

The head of the Foundation is Datuk Seri Tengku Adnan Tengku Mansor. He is also the former Federal Territories minister under the previous Barisan Nasional government.

Lim added that all projects in public spaces and hillslopes have also been put on hold.

When asked what will be the fate of the Tun Razak Exchange, Bandar Warisan and Rumahwip projects, the MPs said that these projects were not discussed[B].

Another piece of land involving the FT Foundation is the controversial high-density development of Taman Rimba Kiara park in Taman Tun Dr Ismail.

There was no deadline set for DBKL to submit the detailed information on the land in question.

I felt weird when some of u paid booking. I suspect the booking u guys paid is not to developer name but to agent company?.

If what i said true then i even believe more that this developer havent obtained sufficient documents that i mentioned on my previous post.

I did called to check with marketing agents for hermington. I asked if booking write cheque payable to who ? Then i see the name is differ from the approved dbkl plan.

If u look at my previous post, based on my experiences, this hermington indeed have DO approval from DBKL, but i dont think they have building plan approval yet l.

Another check with PTG, they havent submitted SIFUS which subsequently mean KPKT wont approved APDL to the developer. Please read my previous post.

i think DBKL mentioned that those that gotten DO should be able to proceed... maybe the rest of the procedure stuck because DBKL still havent settle down their policies and procedures yet... give them some time to solve it out... but thats my gut feelings only la... need insider to get more info for this...

Check if your booking paid to UJANA MUTIARA SDN BHD.


If it is yes then u can hire lawyer to lawfully reclaim ur booking.

If it is no then you can better act fast. Agent can run away with ur money while the developer wont claim any responsibility. But rest assure, i know you not stupid to pay without any evidence. I pretty sure there is a written evidence from developer side such as lawyer say u can pay this booking to bla bla bla company name.

Be SURE to ask the agent or lawyer to provide written letter that UJANA mutiara appointed them to receive your money.

If no that kind sort of letter, AK can dont refund u money. AK sure said u pay to the agent/lawyer not to me, any problem u claim back from the agents/lawyer.

You are right, they have DO but read my previous post.

They dont have building plan approval from DBKL and land matter cert from PTG so they not supposed to start clearing work and accept money booking.

In order to accept your money, many approvals from different agencies required.

yea... from what you mentioned before... i think these are the major reasons why they stucked now... they have to dealth with other parties too... hopefully there shouldn't be much issue for the buyers to cancel it if they already signed the SPA and LA for this project....

the issue now is under AK group... alot of staffs feeling uncertainties and going to resign soon... lack of workforce will cause everything haywire...

If u look no 58. Land besides razak mansion redevelopment is actually mean Taiga Residences which the land belongs to DBKL. Be wary of Taiga Residences.

Yea Aaron,

My sources said The developer of Akisama well aware of it and they now submitted plan to DBKL to upgrade covered walkway all the way to LRT salak selatan from their site. Much sensible decision i should said. But now i guess DBKL is in hectic situation, no time to process other plan.

Many of my friends bought Razak City. I still looking into it.

I Agreed and so does the new government but developers doing rumahwip must submit and get proper approvals too.

Now MACC probes those 64 lands see if these developers done any hanky panky stuff. My sources mentioned AK plenty hanky panky stuffs. Soon you will read from the news.

I heard AK still collect dp from purchaser.. DBKL should react faster and temporary stop from receive any application in their rumawip website.. hope someone from dbkl can see my suggestion 😌

Just got error to upload the video. But if you pass by NPE you will see it. Wonder when my S&P can be stamped.. hmm.gif

Sources said many AK on hold their projects. Most just put little people just to show projects were still on going but for show only.

For hermington cases, if over 900 units building, should at least 200 to 300 worker working.

A group for piling, a group for substructure, a group for forming steel, a group forming formwork, a group pouring concrete and etc

I dont hate AK personally, just that the developer supposed to correct the agents and lawyers about the shared podium issue.

If you read my previous posts, i was explaining hermington and kuchaimas about shared podium issues after based on my check with ptg and dbkl but many netizens still believed the agents and lawyers.

Then i told them to check with authorities. Luckily now new government and all truth came out.
