Hi, for Kuchaimas

Just to share, my entire experience because right now I think I'm quite advanced in the procedure.

I do online application by Rumawip website, then the website ask me to prepare all the documents.

I prepare, plan to go to DBKL to submit, once reach the DBKL office, got a one real estate agent stop me and say which project i applying, so i say Kuchaimas and then she sit me down, introduce she is from Red Door Property, apparently AK ask them help to market and sell this project.

So I submitted all my documents to Red Door Property, her name is Jennifer. Then she ask me prepare booking fee RM15k. Which is part of the 10% downpayment. meaning balance 4.8k to pay during balloting day.

After i submitted the RM15k cheque to her in mid-December 2017, she send to developer and DBKL to approve my application.

Then she got back to me, say approved on 22 Jan 2018, say i can go to ballot, date of balloting is up to me, but must within 2 weeks. Before go balloting, prepare the cheque for remaining of the 10% which is RM4.8k (RM19.8k - RM15k).


Once prepared, go to AK office in Jalan Klang Lama for balloting. Give them RM4.8k, photostat your IC. then you go ballot your unit in the ballot box. Can only draw once, no try again. Even you handsome as me also can ony get one try. But lucky i got nice unit imo.

After you got your unit, they will then do more process, chop paperwork etc. Give you the receipt for your RM4.8k.

On the day itself you will meet their lawyer liao, they have lawyer there, they will call you in, then the lawyer will talk law to you, so better bring someone who can ask questions if you are shy or dunno much. Basically one thing I found out is AK has apply to extend the building period to 42 months, instead of the usual 36. So means we have to wait 6 months longer to get our key.

Other than that, is the terms lo, whether you agree and wanna sign is up to you. Basically you are signing the Sales Purchase Agreement (SPA) on that day itself. YES, they rush you dun give you time to think one. And if you reject, then your RM19.8k you slowly lo try to ask them for it back. Can wan la, but its another process that they aint gonna entertain you so efficiently of course.


So after you sign SPA, like myself, they give you 2 to 3 weeks to apply loan from banks and get the loan offer letter. With the offer letter, email the lawyer a copy and remember to ask the bank to contact the AK lawyer because only like that you can get the SPA legal fee free, but loan agreement fee you still have to pay ya.


So so far I am up to this stage now, just emailed the lawyer my loan offer letter, i think she still Gong Xi Gong Xi no yet reply, but will follow up with call next monday.

Not yet, bank just notify me today to call lawyer to execute loan documents.

But i remember they say around 3k to 5k.

2. It took you only roughly 1 month to get approval? That's actually really fast. My agent told me 2 months so I should chase him for it.
3. Does this mean we have start paying 6 months before we get our keys?

1. yep got give me receipt.
2. hmm, i was just waiting because i was also very busy with work that period, so time past very quick and they got back to me.
3. No, we only start paying down the loan after we get our keys. Before that during the 3.5 years building period, we just pay interest of the money released from bank to developer during that period.
