My understanding of Sungai Long refer to those residential/commercial along the river, based on Waze Sungai Long originate from Desa Budiman, flow through SL8, Taman Rakan then combine with Sg Langat near by Taman Cuepacs

Imho, Sungai Long include Outer and Inner Sg Long.

Outer Sg Long refer to Taman Rakan/Taman Cuepacs and its surrouding
Inner Sg Long also known as Bandar Sungai Long.

Based on wikimapia, Bandar Sungai Long and Bandar Mahkota Cheras boundary are as follows:

May be Sg Long Quarry area near by EKVE can considered as Sg Long too when it is develop later biggrin.gif

But GVH, I think is located at Northern part of Semenyih instead of Sungai Long.

Hopefully, SYF very smart they don't own the land but work in JV basis with land owner as such lesser stringent requirement for amenities/ exit to highway/master plan etc.

Based on my observation they clear the land for driving range and develop the existing driving range into residential area, total land size for the existing driving range approximately 9 acres.

At last the morning and night market going to move in 6 months time!

Utar students got to park at car park in Seksyen 7, then take shuttle bus to varsity as their original car park (Police & Fire Fighting Department reserve land) will be new venue for morning and night market.

There are at least 360 stalls divided into dry and wet area, car park also part of the plan.

No building as these lands are reserved for Bomba and Police.

The main problem is lack of parking lots, furthermore many shop owners/operator occupy it illegally. Based on reports MPKJ encourage people to report summon for shop owner is RM1,000 per time.

The blue one

The yellow one originally is reserve land for Mosque but bought by Shl few years ago, I think they will build high rise few years from now.

The red one is reserve land for Post Office

I dont understand the BMC parking plan...If the utarian stay in BMC, why would they go to park at BMC and take the bus to UTAR...They will rather walk to the bus station and wait the bus coming...

for utarian who live in sg long, why would they drive to BMC and park there, then take the bus back to sg long

the bmc parking plan only suit the outsider utarian and i wonder how many utarian will park at BMC instead of sg long

I think BMC parking is for those not stay in Sg Long eg Balakong, BMC, Serdang etc, those stay near by UTAR either can walk, cycle or drive (depend on luck for parking). But most important, Pasar Pagi & Malam no more blocking the traffic, cleaner environment is expected.

The current smaller parking lot (Bomba etc land) approximately 2.07 acres as follow while Seksyen 7 car park is 3.64 acres, may be able to accommodate most Utarian car if arrange properly.

1) 0.677 acres for police station;
2) 0.676 acres for fire fighting department
3) 0.717 acres for multi-purpose hall for public (dewan orang ramai)

As a student, I don't think the BMC car park will be sucessful. I stay at Scot Pine so I don't usually require parking but I guess closing one of the parking lots behind UTAR will not deter students from trying to park at the adjacent lot. If it is full then they'll just park on the street because I still see alot of people parking illegally even though MPKJ is quite busy issuing summons. I mean, students are usually very lazy to walk (can see from the ridiculous queues at UTAR 's lifts)

Haha everytime it rains its always ends up flooded. Even the newly tarred road in front of the Sg Long shop lots got washed away now massive potholes appearing. I suspect its because of all the silt washed down from the developments uphill and it clogs up the drainage, thus, causing the floods.

That land is 6 acres, twice the size of current UTAR campus, bro KLCC and its surrounding about 100 acres re tongue.gif

Maybank & KFC go to Shell has to cross over a busy main road, not so walkable especially under hot sun.

That land is 6 acres, twice the size of current UTAR campus, bro KLCC and its surrounding about 100 acres re tongue.gif

Maybank & KFC go to Shell has to cross over a busy main road, not so walkable especially under hot sun.

i mean a building with two tower...haha brows.gif

reserve for future use ma. devil.gif

in the middle of the two tower, build a bridge across the road to double drogon kopitiam there ...lol

if not mistaken, the initial plan for current buiding 1 & 2 have a bridge , but been cancelled for not know reason

this time have to materialize it for 3rd building devil.gif devil.gif

UTAR will expand in the future for sure, then no need to build 4th, 5th building.... laugh.gif

If based on the current land clearing it should be after Sg Long toll if you come from Balakong direction.

Anyway for Sg Long folks if they want to use EKVE should opt for BMC interchange @ EKVE, nearer and shorter in distance

Look at the positive sign, EKVE benefits are as follows:

BENEFITS OF HIGHWAY

1)An effective traffic dispersal network for eastern Kuala Lumpur through direct connectivity to other existing highways e.g. SILK, LEKAS, AKLEH, DUKE and MRR2;

2)Traffic dispersal scheme to ease traffic congestion along the existing MRR2, especially along the stretch between Ukay Perdana and Ampang;

3)Catalyst for new developments particularly along Semenyih, Kajang, Cheras and Ampang. Furthermore, through to other highways, it will help to spur development along their corridors due to the connectivity to Kuala Lumpur City Centre and other strategic economic centres;

4)Intra-urban highway providing convenient linkages for travel within the eastern and south-eastern end of Kuala Lumpur and between those areas and Kuala Lumpur City Centre;

5)Alternative route for users of North-South Highway from Kuala Lumpur to Seremban (through LEKAS); and

6) Alternative route for users of Karak Highway, upon the completion of the Ukay Perdana – UIAM section.

If not mistaken EKVE is adopting closed toll system. It means if you enter EKVE from BMC toll and exit at Sungai Long toll, you only pay 1 toll.

If they really want to solve the parking issue in Sg Long, MPKJ should expand the roads and draw more parking space at the road side. The cars has to go somewhere, you can't stop people coming to do their daily chores, and you shouldn't make one life more difficult to ease minority others.

All the roadside around hospital, UTAR, flora, shell, all the way to forest green. These place are neither pedestrian walkway(they are uneven and difficult to walk on) nor roads, just some wild trees and cement barriers. Why not turn it into proper parking? We can even squeeze in proper brick walkway and flower patch. Which is similar to the roads around cypress and scotpines, facing pasar malam and old town cafe. That way people has more parking, MPKJ can cut maintenance cost and make more income too. It doesn't take a smart guy to think about that?

Current solution of renting land in BMC to park UTAR cars, and move pasar pagi to the current private car park is a stupid solution, not only wasting unnecessary money, cause troubles, doesn't solve anything, MPKJ is only sweeping their troubles aside, most likely when the solutions proven not working, election over dy.

If go to KLCC use Grand Saga Highway-Cheras-Loke Yew-Jalan Tun Razak much shorter, with MRT up wef July this year, traffic jam issue will be reduced substantially.

EKVE is more like a standby tongue.gif

Why the flood WORSEN after MPKJ took over? Before MPKJ came in to charge everybody with parking fees and hantam everyone with saman, I barely noticed any flooding at that area.

I am sure yall stay there noticed the "leaves blower" guy cleaning road leaves with a blower. One day I see this guy cleaning leaves in the area of the above flooding picture, he blow all the leaves into the drain, pretty sure he didn't plant to scoop them out.

Probably nearby development play a role too because after so many trees chopped, water catchment also affected.

More pedestrian walkway should be built especially from Forest Green to UTAR instead of turning into parking lot, it will make traffic worsen.

I actually happy to relocate the morning and night market to Bomba reserve land, it smooth the traffic and reduce the dirtiness along Persiaran SL1.

I do agree proper parking lot should be allocated opposite Cypress, Scotpines and the current market area after relocation + MPKJ need to ensure all street light are in function it is quite dark at night in Persiaran SL 1.

For sure Aeon CS is further away, take longer time to get into car park and looking for parking lot.

McD BTHO bigger in size, nearer and easy to park, McD must be blind as they have wasted potential market of 100,000 from Sg Long & BMC mad.gif

From previous post some TaiKor said SYF and wira all abang adik same MD.
Last time they adv lavender project as Low density. Now suddenly bomb another 3 new condo bangwall.gif

Hate their strategy, always claim that low density, but slow slow build other phase with different company name bruce.gif

Some update on Silk Highway

KUALA LUMPUR: SILK Holdings Bhd shareholders have unanimously APPROVED the proposed disposal of Sistem Lingkaran Lebuhraya Kajang Sdn Bhd (SILK) to Permodalan Nasional Bhd (PNB).

The shareholders voted in favour of the proposed disposal at an EGM yesterday, which will see SILK Holdings sell its entire issued and paid-up share capital in SILK for RM380 million cash.

“With that, the remaining approvals that are still required will be the approvals of the relevant government authorities, in this instance UKAS (Public Private Partnership Unit), as well as the completion of the due diligence exercise which PNB is undertaking,” executive chairman Datuk Mohammed Azlan Hashim (pix) told reporters yesterday.

Recall that the sukuk holders had already approved the transfer of equity and changes to the terms of the sukuk papers, and the parties have until end of April to complete the entire transaction.

Poor Bukit Enggang a.k.a. Sg Long Hill became hill of rubbish & place for burning rubbish mad.gif

Thanks MPKJ for issuing out summons, withheld the lorry that carry rubbish for a month instead of just 10 days. Yes please take stern action against the land owner include forfeit their land if further case arises.

Heard that 24 hours patrolling and a suggestion to dig a deep groove enroute to Sg Long Hil will be implented too.

But deep groove also stopping hikers too woh hmm.gif

Unlike PJ Branch previously which rent from The Star, UTAR Sg Long is owned by Utar Foundation in fact Utar going to build it's third campus at 6 acres land just next to Forest Green at the entrance of Sg Long.

I can't give you answer on this EXP question. IMHO you better findd out what's the population of UTAR student at Sg Long now. How many unit UTAR "asrama" supplying now and future.

But what I can confirm is 3 condo will build at the hill now. Camellia is half rumahwib.

No problem at all boss.
SYF didn't show its Sg Long land bank/projects details in Annual Report as these projects are JV, we don't know how many acres more in their hands.

Seem that Permodalan Nasional Bhd (PNB) will be the owner the nearest highway of Sg Long very soon.
Pray for u-turn before toll with the new owner, come Jibkor please allow it for Selangor sake brows.gif

SILK Holdings Bhd’s proposed disposal of the Kajang Traffic Dispersal Ring Road (SILK Highway) to Permodalan Nasional Bhd (PNB) turned unconditional today.

In a filing with Bursa Malaysia, SILK Holdings said PNB has notified the group that it is satisfied with the results of a due diligence inquiry.

In addition, SILK Holdings said the Public Private Partnership Unit (UKAS) and the government are agreeable to the change in the shareholding structure of the highway’s concession holder, Sistem Lingkaran-Lebuhraya Kajang Sdn Bhd (SILK).

SILK Holdings and PNB had in January entered into a conditional agreement for the disposal of 37-km highway for RM380 million.

MPKj‘s plan to move morning market yet again meets with objections
http://www.thestar.com.my/metro/community/...with-objection/

Read this proposal from Taming Indah RA's proposal, I only can think a word "selfish"

Offering a solution, residents association president Tiew Kian Seng and vice-president Wong Yap Seng said the permanent wet market to serve the Bandar Sungai Long community could be built on a vacant green area located by a service road leading into Adalia Apartments.

Come on Adalia Apartments green area is much more smaller than the reserve land for police & bomba and much closer to residential area than your semiD houses.

Silk Highway belong to PNB now.

In January, PNB made a cash offer of RM380mil for Silk’s unit Sistem Lingkaran-Lebuhraya Kajang Sdn Bhd, the concession holder of the Kajang Traffic Dispersal Ring Road, known popularly as the Silk Highway.

The 37km Silk Highway, whose toll concession runs until July 31, 2037, will be PNB’s longest highway, even after the proposed Sungai Besi-Ulu Kelang Elevated Expressway and Damansara-Shah Alam Elevated Expressway come into operations.

This disposal deal to PNB is now COMPLETE.

Prime Minister Datuk Seri Najib Razak who announced the date, said the second phase will complete the 51 kilometres-long Sg Buloh-Kajang (SBK) Line.

“Through the first (Sungai Buloh-Semantan) and second phase of the MRT, the government is hoping to benefit over 500,000 passengers who will use it everyday,”

If the phase 1 of MRT has shuttle bus, what make you think there is no shuttle bus here?

If you live in Sg Long and work in Damansara, this is better to travel with MRT, hassle free provided there is sufficient parking lot at MRT station.

In a filing with Bursa Malaysia, the Japanese retail giant’s subsidiary said the proposed disposal to Foremost Wealth Management Sdn Bhd would give it an estimated gain of RM17mil for this financial year ended Dec 31.

Aeon said the proposed disposal was in line with its corporate strategy of focusing and developing its future retail business.

The cash proceeds would be used as working capital of the company and to reduce its borrowings, it said.

Why bmc so crowded because many kjg folk come to bmc for food because they said kjg don't have central business park like bmc
So they say not much food in kjg .
If the business park just depends on bmc folk I think difficult to survive esp food business

MRT very far from Cheras Traders Square woh.

Ecohill Walk Mall may attract certain Kajang folks but generally Malaysia prefers shop in air-conditioned mall, walk mall still a question mark eg Puchong Setia Walk most unit still vacant after so many years.

MRT very far from Cheras Traders Square woh.

Ecohill Walk Mall may attract certain Kajang folks but generally Malaysia prefers shop in air-conditioned mall, walk mall still a question mark eg Puchong Setia Walk most unit still vacant after so many years.

Ecohill Walk mall is air-conditional mall, only the retail outside is non air conditional

Haha sure got air-conditioner, how to survive without air-cond...

A walk mall will have a pedestrian walkway & link bridges between the service apartments, neighbourhood mall and the commercial retail shops which is no air-cond, without air-cond will make lesser activities during daytime.

Anyway still awaiting for more details from Aeon & the new buyer on the Aeon BMC future plan, I hope Aeon will stay as a anchor tenant.

His personal investment I suppose, KANGER INTERNATIONAL BERHAD 's AR didn't show the listed co has this subsidiary.

Dato’ Kuan Ah Hock, 53
He started his career in a small-scale construction company in Kuala Lumpur in 1984. In 1989, he started a sole proprietorship under the name of Hock Hup Enterprise specialising in various construction works.

In 1994, he established Setiakon Builders Sdn Bhd (Setiakon) with a few partners to undertake bigger construction projects. Over the years, under his stewardship, Setiakon has grown from strength to strength and has undertaken numerous construction projects valued over RM4 billion. In 2007, Setiakon established Setiakon Builders L.L.C Dubai, UAE to expand into overseas market.

Besides the construction industry, he also established Kah Fishery Sdn Bhd in 2011 to venture into the fishery industry in Pantai Remis.

This is interesting to see a company specialise in interior design with only paid up capital of RM1.6m can buy Aeon BMC that worth RM87.8m, what are their plan?

Based on the link, the person in charge is Mr Tan Foh Hua, Dato Kuan control from behind?

Both business and registered addresses are tied with announcement by Aeon, thanks for your sharing thumbsup.gif

That day saw MRT shuttle bus pass by Palm Walk guard houses, hehe really look forward to taking MRT wef 17/7/2017 especially after struck in jam for more than one and a half hours due to morning rain today.

Leave my car at home, shuttle bus just 0.2km away and no more traffic jam issue 6 days from now. rclxms.gif

As long as the number of shuttle bus is sufficient, I forsee Klang Valley public transport will improve substantially. thumbup.gif

KUALA LUMPUR- Prime Minister Najib Razak, in a late-night tweet on Monday, took a fresh swipe at the opposition while drawing people's attention to a new MRT line opening next Monday (July 17) in Klang Valley.

The Prime Minister posted a picture of a road sign for the Kajang MRT station on his Twitter account. It read: "The Real Kajang Move. Coming to you in seven days. #JomNaikMRT."

The second phase of the MRT line, from Sungai Buloh to Kajang, is expected to be fully operational by July 17, reported local media.

Mr Najib said that 500,000 people a day are expected to use the new line connecting Sungai Buloh and Kajang, reported Malay Mail. The 51km line comprises 31 stations, of which seven are underground.

He said last week that the Malaysian government is committed to improving public transport and increasing connectivity to ensure commuters can travel faster at a cheaper price, reported The Star newspaper.

"Time is gold. That extra time and cost that is saved by using public transport will increase the quality of life," he said in a speech posted on his blog last Friday (July 7).

For those who are familiar with the political twists and turns in Malaysia, the "Kajang Move" refers to a political manoeuvre used by the opposition in 2014 to try to get Parti Keadilan Rakyat (PKR) de facto leader Anwar Ibrahim elected to the Selangor legislative assembly.

Understand that Sg Long & BMC will be served by 2 different routes/destination, Sg Long to Batu 11 MRT while BMC folk go to BTHO MRT.

BMC routes very smooth around 7am++ normally, today also same may be got police station there.

PETALING JAYA (July 11): Furniture manufacturer and property developer SYF Resources Bhd has seen take-up rates of at least 80% for its projects south of Kuala Lumpur in Bandar Sungai Long and Semenyih, Selangor.

“The overall property market in the country is in a period of ‘digestion’ but the Sungai Long and Semenyih areas do not seem to be affected, thanks to the MRT Sungai Buloh-Kajang Line, the universities and the new EKVE (East Klang Valley Expressway),” SYF Resources executive director Datuk Sri Chee Hong Leong told TheEdgeProperty.com. rclxms.gif

Universiti Tunku Abdul Rahman (UTAR) in Bandar Sungai Long and the University of Nottingham in Semenyih have been keeping the demand for properties robust in these two areas while the upcoming EKVE and the MRT Sungai Buloh-Kajang Line are poised to improve connectivity and accessibility, he added.

He expects the two places to boom in the next three to five years, with property prices in Bandar Sungai Long growing by 10% to 15% in the next one to two years mainly due to the completion of the MRT line. The closest MRT station to Bandar Sungai Long is the Batu Sebelas Cheras station, which is about a 3.5km drive from the UTAR campus. thumbup.gif

Through its property arm SYF Development Sdn Bhd, SYF Resources has launched several projects in Bandar Sungai Long and Semenyih since 2012, namely Semenyih Hi Tech 5, Semenyih Hi Tech 6, Wira Heights 3, Kiara Plaza, Lavender Residence and Iris Residence.

Some FAQ on MRT fares

Q:Looking at the table, how is possible that the further one travels, the fare charges are lesser compared with nearer stations?

A:In addition to the nominal flag fall and the nominal fee for the Transit Acquirer System (TAS), fare is calculated based on the distance travelled and cascading rates based on blocks of four or five kilometres travelled. The unit rate/km for shorter distance is relatively higher rates compared with the unit rate/km for further distance travelled.
For example, the cash fare between Sungai Buloh and Bandar Utama which is 13.33 kilometres away is calculated based on the following:
Flag fall (RM0.70) + TAS (RM0.20) + (Distance of 13.33 km x base unit rate of RM0.22/km) = RM3.80. The calculation of the cash fare between Sungai Buloh and TTDI, which is further away than Bandar Utama, but has crossed over to a lower block of unit rate/km, would result in a relative lower fare as below:
Flag fall (RM0.70) + TAS (RM0.20) + (15.17km x base unit rate of RM0.18/km) = RM3.70.

This explain why we only need to pay RM3.20 from Bukit Duking to Pusat Bandar Damansara while Batu 11 Cheras & BTHO need to pay RM3.80 & RM3.70 even though they are closer. thumbup.gif

Q:Is there a minimum fare charged when entering and exiting at the same station?
A:Yes, the minimum fare of RM0.80 is charged when you enter and exit the same station.

Q:Do we need to maintain the minimum store value balance when using the cashless payment on MRT?
A:Customers must maintain a minimum stored value balance of RM3.00 when using the cashless payment on MRT.

Very true, no MRT feeder bus too.

Anyway SP Setia & MKH is the main contributor for the boom in Semenyih I suppose.

But what SYF talk about Sg Long is correct imho.

RapidKL seem listen to my earlier request to extend bus route to cover Garden Park-Tmn Ikhlas-Palm Walk tongue.gif
Hope those car park outside Garden Park at Persiaran SL 7 won't block the MRT feeder bus .

KUALA LUMPUR, July 12 — Just one week more and phase two of the Mass Rapid Transit (MRT) Sungai Buloh-Kajang (SBK) line will be entirely completed to begin operating and serve its role particularly in facilitating travel for the population in previously underserved areas.

MRT Strategic Communication and Stakeholder Relations director Datuk Najmuddin Abdullah said the SBK Line, which is the first of three planned Klang Valley MRT lines, consists of 19 new stations, of which seven are located underground.

“Fourteen of the new stations are strategically located in densely populated areas which have never been served by any urban rail services,” he told Bernama. thumbsup.gif

The 14 stations are Muzium Negara, Tun Razak Exchange Centre, Cochrane, Taman Pertama, Taman Midah, Taman Connaught, Suntex, Sri Raya, Bandar Tun Hussein Onn, Batu Sebelas Cheras, Bukit Dukung, Sungai Jernih, Merdeka and Taman Mutiara.

...

The MRT SBK Line covers northwest of Kuala Lumpur and runs through the capital city before ending in Kajang, a fast developing town to the southeast of the city.

It will serve as a corridor with a population of 1.2 million people linking their homes with their destinations in the city. thumbup.gif

The RM23 billion project was approved by the government in December 2010 and construction of the line was officially launched on July 8, 2011 by Najib.

The project was also made an Entry Point Project of the Economic Transformation Programme (ETP) under the Greater Kuala Lumpur/Klang Valley National Key Economic Area (NKEA).

Each train set serving the SBK line will have four cars, allowing a total capacity of 1,200 passengers per trip with daily ridership estimated to be about 430,000 passengers. The trains will run at a frequency of 3.5 minutes. — Bernama biggrin.gif

MRT Strategic Communication and Stakeholder Relation director, Datuk Najmuddin Abdullah is optimistic the MRT service for the SBK line could reduce the number of vehicles entering the city.

He estimated a drop of about 160,000 vehicles daily if 400,000 people were to use the MRT train service every day.

“One MRT train with four cars can carry 1,200 people comfortably. Imagine the space needed for 1,200 cars on the the road, that alone will create a traffic. But if these 1,200 users abandon their cars at home and take the train, imagine the space that can be emptied on the road and we can save a lot of the by product from that space saving,” he told Bernama.

He said since the first phase of the SBK line, covering 21 kilometres from Sungai Buloh to Semantan, came into operation in December last year, MRT recorded nearly two million people having used the service.

Najmuddin said MRT had even built a total of 14 multi-storey and open-air car parks with 8,000 bays at several stations along the 51km long SBK Line to encourage more people to take the train when commuting into the city.

In addition, he said, there would be a total of 300 feeder buses, each with a capacity of 62 passengers, to shutter people to the nearest station at a frequency of 10 minutes.

Not sure how long it will take, anyway by taking MRT may save on motor vehicle running expenses (petrol, toll and parking)+ release from tension struck in the jam.
Since 1st month is free, no harm trying. After that up to individual to choose, more choice is better than no choice.

Read this article on PropSocial, quite relevant to those rent to students (UTAR especially), have you practice what suggested in the article?

Renting Out to Students: Yay or Nay?
https://www.propsocial.my/topic/1153/rentin...opsocial-editor

Owning a property near universities or colleges can either be a blessing or a curse. You either have a large pool of prospective tenants or a recipe for disaster. Why? Well, there’s no doubt that students are a great tenant option because there is a constant stream of them. However, they may also cause a lot more harm than good. If you’ve been thinking about making this investment - hold your horses! Here are some of the pros and cons that you should keep in mind when renting to students.

The Pros of Having Student Tenants:

1. Student renters are less picky

As long as you have decent beds, internet connection, a decent kitchen, a desk and chair for them to work their assignments on, that just about does it for them. Students spend most of their time on campus, so interior decoration is not as important. Basic necessities for them to use are good enough so you don’t have to provide much in terms of furniture.

If you are worried about losing any important things in your property, make sure to keep an inventory of all the things available in your home before the new tenants move in. Also, remember to warn them of bringing anything that may be prohibited to bring into your building or on property grounds.

2. Your property will be continuously occupied

Due to the steady stream of students, it can be guaranteed that your property is constantly occupied. Due the studying commitment, the chance of them renting your place for a longer period of time is very likely.

Apart from that, this will be a plus point if you’re a fussy landlord. You can easily pick and choose from a wide range of students and find the ideal tenants for your home. Side note: In order to win tenants, make sure to keep your rental at a reasonable price and take immediate action if there are any issues on your property. Maintaining a good relationship with tenants can help in the upkeep of your property.

3. Financially reliable
Most students are still financially dependent on their parents. They might also have loans, scholarships and other financial aids to support their university finances. So, paying rent may not pose a problem to them. Nevertheless, if you are worried about their financial capability, you can consider asking for a post-dated cheque in advance. Some parents may even pay you a whole college term worth of rent up front to make it easier for their kids!

To be on the safe side, make sure you are aware of the financial stance of your tenants. For a less risky option, you can rent on a room-by-room basis. which is better than paying for a whole property.

Cons:

1. Irresponsible student tenants

This may be the first time most students are staying by themselves with no parental guidance. So, do expect some kind of havoc. This may lead to some irresponsible acts that could harm property. Some students may jeopardize your property with reckless behaviour or illegal substances that will also ruin your credibility as the home owner. Make sure you know the type of students you are leasing to and take extra precautions before renting to them.

To avoid this issue, consider consulting your attorney and drafting up a lease specifically for student tenants and any risks they may impose.

2. Unpredictable number of tenants

Imagine this - 3 students are leasing your property and all a sudden you found out from your neighbour that there are 8 people living in your property. This unpredictable stream of students going in and out of your property may hurt you even more than them in the end.

So, the morale of the story is, make sure to be aware of how many students are staying in your property. The bigger your property, the stricter you have to be to your young tenants.

To be more cautious, state a clause of the maximum number of occupants allowed on your property to avoid any future issues. Do regular check-ups on your home if you are suspicious of any additional tenants.

3. Very little understanding of the nature of renting

It is safe to assume that most students are not aware of the nature of renting. They may end up trashing your property without realizing that they have done something wrong. Cleanliness may not be their priority and there may be other complications they don’t necessarily understand. So, when dealing with students, know that there is a learning curve for them to understand between the right and wrong of staying in a rented place.

In contrast to college dorms, renting off campus comes with its own bag of responsibilities. Students may not understand that as clearly as the usual tenants, but hey, they got to learn somewhere! This is something to take note of when renting to students.

Also keep in mind that a new batch of students means a whole new learning curve. If you have the patience to deal with that, you are in a good state of mind to be renting your property to students.

Conclusion

There you have it - The pros and cons of leasing your place to students. Similar to other tenants, students have their own behaviours that may not be your cup of tea. The rule of thumb when renting out is to make sure you know who you are renting to. Also, don’t forget to prepare a guideline in order for them to understand clearly what is okay and what is not. So make sure to take all the necessary precautions before putting your home up for rent.

For Sg Long and BMC folks that work in area cover by LRT Putra eg KLCC, Wangsa Maju, Kelana Jaya etc got to stop at MRT Muzium Negara and walk 0.24km (underground + elevated walkway) to KL Sentral

There aren’t any interchange to LRT for MRT’s Phase 1. However, commuters will be able to reach KL Sentral station from the Muzium Negara MRT station via a 240 metres linkway. The linkway will connect you to Menara CIMB, Quill Sentral, St. Regis Hotel and Residences, Hilton Hotel, Le Meridien Hotel, as well as Platinum Sentral.

But McD facebook never say anything wor, the hear say of Shell BMC staff reliable or not?

Is there space in the station? McD's policy normally own a piece of land then built a purpose built McD with parking facilities rather than open inside a small station.

7.09 am Reached Palm Walk stop
7.17am Feeder bus came
7.22am Reached MRT Bukit Dukung
7.25am-8.20am MRT Train, MRT fare RM1.60! rclxms.gif
Everything fine till now
BUT

8.25 am Missed the feeder bus while walking to the bus station at Pusat Bandar Damansara, blocking by the fence
8.38 am Another bus came but put on NOT IN SERVICE

Checked with bus driver, only 3 buses serving my office areas in Sri Hartamas
8.48am Bus moved
9.02am Reached Sri Hartamas

It took almost 2 hours, normal driving time about 1 hours plus.

Save on petrol, toll, parking, stress trap inside the jam, anyway since all expenses are paid by the company not so attractive for me to take MRT to work consistently.
Anyway it still worthwhile for those not paid by the company for saving in motor vehicle running expenses.

Prepare to wake up earlier to avoid late in reporting to work. tongue.gif

How about feeder bus waiting time to Sri Raya MRT station?
What is the travelling time from LRT Kerinchi Station to his/her office

RM2.15 is before 50% discount for MRT or the whole trip fare?

Even in optimum timing, it still take about 75 minutes to reach my office from house.

15 minutes from house to MRT station
45 minutes MRT ride
15 minutes from station to office

MRT need to increase the number of feeder bus, sometime waiting for it wasted a lot of time.

Government also need to implement more measures to reduce MRT fare such as monthly pass, discount for off-peak hours etc, so that more people will use it.

The entrance is actually at the Petronas on Grand Saga, very convenient for people coming from Jalan Sg Long. There is a one way road connecting Petronas to the old Jalan Cheras. I am not sure about the possibility on going into the parking via Jalan Cheras, probably need to uturn at Sg Long flyover. The parking at Bukit Dukung is 3/4 full today when I reach at 2pm in the afternoon.

BMC folk demand for SRJK C & SMK to be built in the township

Based on estimate, Sg Long has 47,760 residents (9,552 unit x 5) and BMC has 62,025 residents (12,405 unit x 5), the guidelines issued by government every community more than 22,500 residents 3 schools need to be built.

SRJKC and SMK in Sg Long only enough for Sg Long folk, BMC need schools too especially SRJT has been approved despite only consist of 20% population in BMC, why ignored the demand for 80% residents given that there are 3 more plot of lands reserved for schools.

Expect this demand will take years to meet.

Just the car park area for Condo Tower. Existing AEON premise will be converted into lifestyle shops. This is current plan and subjected to change. Reason is costs to demolish the building can be huge, so they will just start pile for new construction on the open space first. AEON already sign-off to check out by this September, doing stock clearance now and most of the shops (Caring Pharmancy, Eatery etc) is renewing their contract on monthly basis and will closed down by phases.

Roughly when the lifestyle shops will be open to public? got cinema?

Service apartments will take 3 years to build, the new buyer won't want to waste 3 years I suppose, folks got to shop very close to construction site loh

Hi everyone,

I'm currrently searching for own-stay property and never been to BMC before.
Some of the apartment listed in BMC are within my budget of 400k namely Green Acre Park and Evergreen Park for a size of 1000sqft above. Anyone staying there might shed a light on the area pro's and con's ? Seems cheap confused.gif Much help needed.
