The direct flyover (Toll-Free) to Cyberjaya also in the progress, target completion next year.

20x65 & 22x75. Seems like smaller and cheaper than Palma Sand.

Same here. The only selling point at that price is because its by Gamuda. You have faith that they will stick to their masterplan and it will turn out to be another KK. You'll have to wait a long long long time though.

but SA always use Bandar Sunway as a benchmark. According to SA, Gamuda Cove will be another Bandar Sunway hehe...

Kk took at least 15years+

Bdr sunway 30years+, those days sunway is very far, take an hour drive over from city, now sunway ppl call it cbd, center.

Any projects takes years , even DPC takes 15 to 20 years

Depend wat you need and willing to pay for

Why would they use anther developer as benchmark?? Might as well buy Sunway then haha

As I know, they like to use Sunway as benchmarks maybe because some very high position staffs from Sunway left and join Gamuda Land. Some having director post. You can google and maybe can find some info.

In my opinion, if a totally new township if want to success in short time period, I think must have some spillover effect.

For sustainability, have to ask, peoples willing to go there spending or not, any amenities within the township will attract outsides to spend or not.

I think because of these, they have to spend few millions upfront to build bridge, direct access flyover.

A few million RM is only enough to pay for flyover piling work.

If you believe putrajaya will ever be a quarter as busy as KL then there is a so called future bet. If not then its just another leasehold at sankala. Might as well buy FH in Putrajaya or cyberjaya. These houses are expensive for two reasons, 1 the highway entrance for both construction cost and sub lease land from Elite, 2 the state charge extra overhead tax for laying infra into this sankala. If you can afford 900k, why torture yourself there.

To me the location is not really sankala. Next to Elite highway, near to Cyber. At least can see civilization. If sankala will be like Kuala Selangor, Lembah Beringin.

However, at that price, at this juncture of the project, not worth it at all.

I think the price is high side most probably to cover the initial cost that developer pump in like infrastructure.

I am not working in Gamuda Land, but I can see in order to protect their reputation, they put a lot of effort in the workers. They built CLQ at on-site to accommodate all the workers.

During this pandemic, they force all the workers to do covid-19 test every 2 weeks.

Just only this 2 points, how many developers out there willing to spend such money?

It is paid by the main contractor and sub contractors not the developer.
