Friday submitted all doc for re-mortgage application. once i receive bank offer letter, quotation from panel lawyer & MRTA quotation, then sure i will share the details.

Wow, I didn't know this is what property investment has gone into. To the point where rental is even lower than amanah saham dividend.

So basically, the only good property investment now is flipping. I guess there are still many buyers around.

Dumb question but if I want to withdraw some funds from my ASB, should I head to agents or directly to PNB?

Would they issue me a cheque or transfer it to my acc hmm.gif

Both can. Depend on how much you want. If you want to withdraw huge amount, then go to bank which you have a bank account and perform the withdrawal there.

Hi! You can just head to the bank or anywhere that is convenient for you, and tell them that you wanna withdraw. biggrin.gif

This scenario mainly happen to landed property, where rental return less than 6% (ASx dividend).
But condo/apartment still could give more than ASx dividend (depending on location and quality of maintenance).

Anyway, for new buyer...nowadays very difficult to get property, where installment can be paid by rental, or to get return more than ASx.

The issue is property price went up too fast compared to average Malaysian income...so owner can’t increase rental too high. Rental price is fixed based market demand and suppy. When new apartment comes nearby, older apartment rental will go down...same like iPhone tongue.gif

withdraw cannot do online?

i do not have any book. so, just give IC?

BTW update ya.. i just click .. and got RM10K with 1 attempt today...

Hmm, so what will happen to those people now? They got no IC so technically they can't withdraw their funds already.

or can they transfer their account to someone else who has it?

If got online withdrawal, they can withdraw to their bank account. From bank account can do online TT.

Sorry I think I didn't sentence my question correctly earlier. rclxub.gif

I understand that right now they can't withdraw their money without IC, and there is no online withdrawal yet as of today.

Despite the lack of an online withdrawal system, can they actually transfer their funds to someone else through other methods? (via some asset transfer things/will etc.?)

They can always take other citizenship, don't give up IC, and do withdrawal. You can transfer but you can do as above mentioned

but u also have to think that having a prop in hand is much more better than just merely paper gain.

Well, some rental yield is far higher thn asnb..... just that have to pandai pandai find pro location la

Wise investors sugggest, low risk investment (eg. ASBN) proportion in your portfolio should be as below:

In younger age = 25%
In middle-age = 50%
In older-age = 75%
Upon retirement-age = 100%

Check your age, decide your investment in ASBN smile.gif

It's good when it is realized. I mean the value of an asset is either when it is used or realized, because asset in hand but not giving enough doesn't really mean much. But if you have strong holding power, of course no problem la.

True, some place rent is still good. Just that there are so many investors now, competition. And so many empty units now, renters' market.
Rental market still good, but flipping is much better. I guess there will always be newbie investors coming up buying from senior flippers.

I hope this is not off-topic too much. Haha
