If no bank account, max you can take out is RM25k. If got bank account, unlimited.

Do we need to "link" these bank accounts to the asnb? Or any bank account will do?

Good news for FD kakis..

The biggest difference I guess is the tenure/liquidity. Long term, short term. That's significant.

Say higher rates but 20 years away or more, then smaller but I can use it in 2, 3 years. Personal preference I'd say.

Why i came out with this idea? Rental return in this house is only RM18,000 per annum, while the property value is 600k. Thought of selling and dump money in Amanah Saham, where i could earn RM36k per annum. No hassle of finding tenant, getting rental every month, paying cukai2, guard fee..etc.

Then as an alternative, thought refinance, and pay part the installment using rental return (to minimize cash flow issue), and at same time earn from differential between mortgage loan interest and Amanah Saham dividend. And the same time, could enjoy possible property value appreciation gain over the year.

Wow, I didn't know this is what property investment has gone into. To the point where rental is even lower than amanah saham dividend.

So basically, the only good property investment now is flipping. I guess there are still many buyers around.

but u also have to think that having a prop in hand is much more better than just merely paper gain.

Well, some rental yield is far higher thn asnb..... just that have to pandai pandai find pro location la

It's good when it is realized. I mean the value of an asset is either when it is used or realized, because asset in hand but not giving enough doesn't really mean much. But if you have strong holding power, of course no problem la.

True, some place rent is still good. Just that there are so many investors now, competition. And so many empty units now, renters' market.
Rental market still good, but flipping is much better. I guess there will always be newbie investors coming up buying from senior flippers.

I hope this is not off-topic too much. Haha
