from my experience...for huge amount top up at one go (10k, 20k, 30k)...best timing to try is between 9.30-11am, 1-2.30pm, 4-5pm....may be bcoz this is popular time people go to bank to withdraw hmm.gif

agree most of time, its purely luck....when patiently trying 1k, won't get...but when u try 10k in hurry bury since u need to go somewhere, u will get in few click doh.gif

anyone have done re-mortgage/re-finance to invest in Amanah Saham?

since there is spread of 2% between mortgage interest and amanah saham dividend...

furthermore mortage is reducing balance interest, while amanah saham is compounding interest..so the spread will increase over the year..

just came to mind this idea..please share your experience if anyone have done this..tq

Why i came out with this idea? Rental return in this house is only RM18,000 per annum, while the property value is 600k. Thought of selling and dump money in Amanah Saham, where i could earn RM36k per annum. No hassle of finding tenant, getting rental every month, paying cukai2, guard fee..etc.

Then as an alternative, thought refinance, and pay part the installment using rental return (to minimize cash flow issue), and at same time earn from differential between mortgage loan interest and Amanah Saham dividend. And the same time, could enjoy possible property value appreciation gain over the year.

Thats all story about..ha ha

Now back to our discussion. After reading comment from all respected Sifus above, this is my personal opinion.

The risk here is BLR movement and Amanah Saham dividend.
Loan Legal, loan stamp duty, valuation report is one time cost (abt 2%). Can consider MRTA, if its deemed necessary. Total initial cost would be about 3%.

Possible scenario if we refinance and invest in Amanah Saham.
1. Bigger the differences, more earning $$$
2. Narrower the diffrences, less earning $
3. Negative differences, loss making

In scenario #3, then should withdraw money from Amanah Saham and close the loan account..but another risk here, if Scenarion #3 happen within lock-in period..bank will impose 5% penalty. Plus lawyer cost for Document Discharge abt 1k.

I already asked mortgage specialist to study this proposal. Will update once i get the details.

I did something like this once...not BT, but flexi-payment offer by credit card bank to pay my statement balance into 12months installment with effective interest rate of abt 4.5 % i think. I took the offer and put all money to pay credit card into ASx.

My bank CL loan effective interest rate is 8-9%...not worth it at all sad.gif
Only sometimes offer me flexi payment offer at 4.x%..

Cut all CC when govt started tax on CC (eventhough bank willing to ‘absorb’ govt tax).

Eventhough MyASBN open from 7am-6.30pm...but unit trading only active during banking hours..

Sunday only few state open, so less active trade...means less chances to get unit

Fully agree with you @Ancient- XinG:) Taking loan for investment is big no no...especially for
someone who has high financial commitment..

Anyway, happy that my idea, open up a healthy discussion with facts and numbers from all Sifus...its help me a lot in calculating the risks involves in my idea..

Bringing hard cash to ASN to damn risky...but once a while i still go ASN some cash...to meet my ‘old friends’ who used to help me a lot to get unit with their extra effort before zaman MyASBN smile.gif

In Maybank, also i used to have one girl...who help to keep book for sometimes..and keep trying in between serving other customers until get my units..

Sometimes its all about relationship...with My ASNB i’m missing my old friends..another example how technology bringing human far a part sad.gif

This scenario mainly happen to landed property, where rental return less than 6% (ASx dividend).
But condo/apartment still could give more than ASx dividend (depending on location and quality of maintenance).

Anyway, for new buyer...nowadays very difficult to get property, where installment can be paid by rental, or to get return more than ASx.

The issue is property price went up too fast compared to average Malaysian income...so owner can’t increase rental too high. Rental price is fixed based market demand and suppy. When new apartment comes nearby, older apartment rental will go down...same like iPhone tongue.gif

In younger age = 25%
In middle-age = 50%
In older-age = 75%
Upon retirement-age = 100%
