no matter UUU or DDD, the DDD will mostly be house-less for the coming years. cause it's not like the DDDs have a lot of cash in hand, some of them might not even able to secure a 400-500k housing loan.

PETALING JAYA (Nov 24): The major issue that has led to the current property overhang levels across the residential and commercial sectors boiled down to a lack of data, said the Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector Malaysia (PEPS).

The absence of timely and accurate data has clouded the judgement of the property industry’s stakeholders, it said in a statement today.

For the developers, scarce, inaccurate and not timely data has led to indiscriminate building especially of the high-end and unaffordable houses, said the statement.

“For the local authorities, poor coordination amongst them on data of the development approval within the same neighbourhood resulted in duplication of same developments within the same neighbourhood.

“On the buyers/investors, most of the purchases or investments were done blindly based on herd instinct,” it said.

Moody's expects decline in property prices due to supply overhang

KUALA LUMPUR: Moody's Investors Service expects a material decline in property prices in Malaysia in the event of a protracted period of supply overhang as market valuation adjusts.

In its credit outlook issued on Monday, it pointed out that in such a scenario, the quality of housing loans with high loan-to-value (LTV) ratios are most at risk.

“We understand from our rated banks in Malaysia that 20%-30% of mortgages booked each year have LTV ratios of 90% or higher at the time of origination.

“Furthermore, we believe that suspending new property development will not correct the oversupply situation over the next five years, when property projects now in development enter the market,” it said.

According to Napic, number of new units sold 6 months after launch is substantially lower than claimed even in 2013 and 2014. Those believe 80% or fully sold out at new launch are literally taking hook, line and sinker in full.

It seems certain banks have black listed some valuers for reporting unrealistic value. Most of not all reputable valuers are now reluctant to report optimistic value or future price. Mean subsale buyers will need to prepare more cash up front or vendors need to lower their asking price.

If you are very confident with kV property boom, you should commit all your resources else you will miss the boat. Don't just brag your prediction, take action.
