What is your opinion on using commodities price movement as an indicator for property price rebound?

lets say if oil price increase to more than USD 100 a barrel in the next 2 years and remains at that level,does it means property rebound is around the corner?

Property price is not known to be correlated with oil price.

Until overhang is reduced substantially, price is unlikely to rise.

For info, Block D is launching now (still undercon) same size same layout, bank valuation up to 530k.
Block A, B, C completed. Launching price last time from 400k above.
Now in lelong not only 20% below price, but 30% below launching price.

From launching price of 4xxk last time, now you can choose which unit to go for at 100+k below launching price. Good deal here. thumbsup.gif
3 units to choose from. 1 unit occupied by owner, 1 unit vacant. The bigger size unit got no info.
Can check on brickz, subsale units all transacted at 400k and above.

Unless remaining lease is short e.g. >60 years, risks is similar as freehold. But than price would be equivalent to long term rental price.

From my experience for bumiputra buyers there are risks that your application to transfer the lease to a non-bumiputra would be rejected by the state government. No problem that I know of for non-bumi to transfer to either a bumi or a non-bumi.

Yeap, that's how I understand it too. The comments above about difficulty to transfer the lease from Bumi to Non-bumi came from the lawyers that I engage with (I have to deal with them for my clients' conveyancing needs). These are the people that do it on a daily basis (as opposed to talking crap).
