Before reading the spoiler.. the Axis Residence facing KLCC view is already sold out. Only left those facing Pandan Indah view. There's a new serviced condo on the same land called Axis Crown. So far there are limited unit for West Wing facing KLCC view, and some of the Pandan Indah view left. The East Wing is going to launch March 2007.

All SOHU sold out.. the shopping lot also left a few carts nia.. BTW, east wing launched. But only a few floors is opened now. Take a look at it smile.gif

I believe they have been promoting this development since 2005.

The negatives alone will turn me off plus the units are smallish imho... not good for large families. Its also commercial title and leasehold, also the developer is relatively unknown (to me at least) so its hard to predict what quality to expect from the finished units.

If anyone is buying for investment in the long run paying for the maintenance fees, extra cost of utility bills and other misc. cost will eat into your long term returns moneyflies.gif...

Some think it's worthwhile and if they can find the right kind or tenant although it's not guaranteed. Most of the surrounding condos & apartments are rented out to locals and the average rate I gather is around RM800 to RM700.

Might make a great place to stay 100m to StarLRT you can overcharge those people who think public transport is important moneyflies.gif but I'm pessimistic and unimpressed by Axis.

Around that price. I bought on the first day of launch. On the 3rd day price already shoot up 30% laugh.gif Now it's almost up 50% of the original price. Not bad.

Plus, they gave me free stuff in my unit as well as early buyers wink.gif

Expensive or not, it's the market price based on bank evaluation now wink.gif Higher floors are even more expensive I think. If you google around, you can see some people letting go of their units at least 400k++, and theirs are not KLCC view and are situated at the lower floors mellow.gif

the pandan does look real expensive to me despite the fact it's facing klcc..

think this Axis got LRT as its biggest advantage. And IF the management team can pull off a decent mall, rental returns in Axis could be superb and Im not surprised i they start drawing expats to consider staying in pandan area.

Ameera Residence is not that cheap right? 1500sqf for only 350k, sure boh? The Ken 2 nearby already asking 450k for its 1400sqf units.

Yup, one of the reason why I bought a unit there is because of easy transportation and it's just beside MRR2. Can use Ampang elevated highway to go work tongue.gif It's near Steven's corner and makan makan place at Pandan also. Got skool nearby, etc. Which is why I invest there, good place if I wanna stay there or for flipping wink.gif

I bought 1210sf unit in July and paid 423,00. More recently I have seen a 1110sf unit advertised at 441,558.

Well, honestly an award can be awarded before the completion of a project as this can be solely based on the work and effort put in the entire pre planning of the project, the innovation and complicity contributed to the idea on the structure and so on....and the key work is "development" not developed..... hence why they got the award. At least this is how i intepret it.....

Called them up, initially they had problems with the oxidation tank piping (something like that) but they assured me that work are being done to finish up the atrium which is supposed to be opened on 08-08-08.

I sense delay on the rest (i.e. residence, sohu, crown).

To be absolutely honest i wouldn't mind the delay....as long as it's finished by next year....i am just simply terrified of an abandoned project......

That's for Crown, the final phase. Dunno about the rest though. But are you sure you wanna move in when there's construction still going on the next wing ar? I dun think so lor.. sweat.gif

This is a commercial property you're not liable for LAD. Be prepare for the worst, it is very unfortunate recession hit us this year. RK for sure is not prepared for the sudden storm.

I bought Axis Residences. 739sqft type-C. West Wing 13th floor (W13-07) Completion date shows April 2009 too.

However so far the developer only withdrawn 10% from my loan (Maybank).

I think the developer's lawyer (MESSRS EDWARD SOO, LEW & CO) is "so so..." read thoroughly the S&P again & again, you will find the content were just TOO GENERAL. I will get my own lawyer to scan throw the doc. again to play safe. And I must say, beware of this EDWARD SOO & LEW who never follow up with buyer, I doubt if they "pakat" with RK just to earn from INTEREST CHARGES, as they always delay in facilitate the necessary doc to the bank's lawyer.


Come to the Maybank lawyer (MESSRS YEOW & SALLEH) even lousier! for:
1. Usually legal firm will send you the doc for signing (doorstep services), but YEOW & SALLEH does not,
2. worse was they don't even facilitate me an Original Copy of both " Deed of Assignment" & "Facility Agreement" (which buyer are suppose to keep a copy).
3. they will NEVER FOLLOW UP from the buyer for their action required, which caused a lot here, including me kena penalty from the Developer as well.

This project definately will be delayed, so get ourselve ready with all the legal issue that we might face. AND BE REMINDED, DON'T SIGN ANY LETTER FOR THE DEVELOPER before you understand what is that for.

Well, after reading this thread and also another one on Lowyat (http://realestate.net.my/forum/viewtopic.php?p=140160#140160) I can now safely assume we have a huge concern. Sohu is my first property as well. I remember people telling me never to trust a 1st time developer, however I ignored all signs and proceeded to make the purchase.

I only have one complain, why is it that the developer can’t be more transparent in telling us on what’s going on. The entire property should be ready by May 2009. Today is the 1st of December 2008. That’s only 4 month before the due date. Last I heard they have only reached the 10th floor. 10 floors in 2 years!!!!! What are they going to do now, rush 23floors within 4months? I don't think so.

I am neither an engineer nor a certified developer, but I can immensely conclude that the development will be delayed by a number of months. So why can't the person in charge of this development advice us of this? Be TRANSPARENT. Tell us that the project is delayed by a certain number of months and that they will compensate us for any difference in the change of completion date. Send out a memo to all purchasers to advice the sequence of events leading to the delay and what they (RK) are doing to fix they delay.

This will definitely give the buyers some sort of satisfaction. How is keeping us in the dark helping them at all? So far my bank has released about 70% of my loan to the developers. I am already paying more than half of what I need to pay when my house is completed. I am not sure if it’s the same for the rest of you but I just want answers and explanation.

So RK, are you able to shed us some light? The rest?

My bank released the same amount also, and I've been paying a lot. Well we definitely cannot consult the lawyers from both sides, so what's next?

This is sad news sad.gif. I was so hoping to move in by May 2010 (Axis Crown purchaser) but as suiteng says September 2011 ... hai ... 4 years for a serviced condo. I don't even know how we are going to be compensated. I really hope my first purchase which is this property will be completed nevertheless.

I am the purchaser of Axis Residence, completion in April 09....i live nearby and recently i see some progress on site (especially on SOHU and Atrium). rclxms.gif

HHmmm...i do see people working everyday, but the progress is slow, especially Atrium (no progress from my personal view).

I am a purchaser of Axis residence, and hav no confidence that they can complete on time! Doubt they can even complete end of 2009.

So sad........ i really hope to move end latest by end of the year.... cry.gif

Hope everyone is doing great. I am happy to say that the development is progressing aggressively. I got a friend who lives nearby to check and she snapped 2 pictures for me. I concluded that the progresses in these 2 months are much better then the last year put together. Planning to visit the area soon and then load some pictures on to here. Take Care and start saving for furniture.

Check in the SNP and see of the penalty that developer will pay in event of delay (>36 months), and make sure they PAY!

He was trying so hard to convince me that 99 years leasehold = freehold in Malaysia. shakehead.gif

Field inspection is cool. But the last time I check, the sales office had been demolished. Unless we make a trip to damansara - their main office.

I re-checked my loan. 20% release (last release was Jul 08). Completion May 2010. Still a long way to go.

So when you guys are gonna have a meeting? Read thru the topic. Erm I forgotten my login there so please keep me posted sweat.gif But for sure Sohu and Residence won't be completed on time sweat.gif

is new here... me had purchased Axis Crown as well, my mil hse just opposite the construction area... i also headahce on the delay.. hopefully it not going to delay anymore....will update if i got any news or 'pix' snapped... smile.gif

I took an lrt passing axis last night. Look like they are still working at about 9pm. And I'm going to send a letter to reliable today to ask about the delay. So guys what are we going to do about the delay? I for one thinking of looking for another house to stay since I can move in to axis end of this month sad.gif

I'm under the impression that the developer has to pay some late penalty charges should the development fall behind time. It's stated in our S&P no? I'm a SOHU owner by the way.

Yup, penalty of day-to-day @ 10% per annum of the price from VP date.

Thanks for your reply suiteng, not to mention the progress photos by the way. What's VP date? I haven't a clue since didn't have my S&P with me. Will consult my lawyers once I'm back from London in mid Aug.

Personally, I wouldn't mind the delay. My parents bought a property which got delayed in the late 80's early 90's and ended up getting some extra cash for renovation. LOL... Is that good or what? But then again, that property was delayed for 2 years! Wouldn't want that would we? doh.gif

VP = vacant possession. Some peeps called it expiry date. So the penalty start counting from the VP date.

Dunno is it good or bad tongue.gif For me it's good coz mine is high floor so my disbursement is later, and I'm still paying low interest tongue.gif But if yours is at the lower floor and your final disbursement is out, you end up paying more lor..

I supposed 30 April isn't VP date then. I can't possibly "possess" the property yet since the higher floors aren't completed. Darn, I'll end up paying huge interest the more they delay the project. Bad bad news... my unit is on the 7th floor. :-p

Har... that's actually the planned date. Since they're late, they need to pay you the penalty coz it's not your fault and you need to pay more interest.

I have got the reply to my enquiry about how they are going to compensate for the late delivery...The letter said the account department is going to calculate it when the house is handed over..Do you guys think that's fair enough?

Good thing my house is on the 17th flr of axis so the disbursement is not too much so far but I got tired of waiting I bought a cheap studio instead(secondary market)..

So I don't really mind if its delayed..but I guess those who bought the studio unit will suffer the most because the loan is almost fully disbursed yet they still can't move in..

I have not get in touch with the lawyer but if the account department will count and rebate me back.. perhaps I can use it for renovation later. rclxms.gif Provided is a huge amount.

Hi there,

I also Axis Residence buyer at 25 floor. PLs find the latest picture for SOHU buyer. Noted: windows already installed. I went to the Axis Cempaka office. The officer said, Axis Atrium will open for renovation on Sep'09 and by Nov'09 will open to public. Confirm the Carrefour, KFC, Start Buck part of the tenants.

OH wow! The SOHU is looking good already..I'm always fond of a studio but I already got myself the 2 bedroom then else I would have bought it too..

Yeah the letter I got from RK a while back stated move in end of the year..but then I don't think Crown will be ready by then..would we be able to live with the construction going next door?

Aiyo.. how come I stop receiving news from RK? No letter no nothing? I'm in SOHU unit and saw that is almost done outside. Still, moving in during all those construction? No way.. don't wanna turn into a vaccum cleaner. Imagine everyday go back and eat dust! Not to mention mopping the whole place. Weekends?!? All the drilling and hammering sure drive you up the wall!

Kinda worried as well, if start to renovate during the construction still going on, upstairs renovation sure cause problem. Might create cracks.

My current rent place, I move in once the place ready. Neighbours start renovation later and the owner found lots of cracks. Not to mention the dust cleaning everyday, at least twice a day, and noisy weekend. Rules said no working on Sunday, and Half day on saturday.. yeah right.. as if they care!

Anyway.. pls pls pls.. high compensation.. need money for renovation!

Thanks future neighbours & owners for the updates!!

Now I got the 2 bills from the RK and Mybank lawyers (AJMER, SANDHU &ONG).

I'm to pay 1300RM for registration and application fee for state consent &other stapmping fees + 4200 RM for stamp duty on facilities agreement & other like loan documentation, filling power of attorney, etc...

Im wondering how much u were charged by lawyers? Is that standard price? Have no experience, it is my first investment here, but 5500RM seems quite a lot! hmm.gif

We really required to have BIG faith on project which especially it was the developer 1st project... unsure.gif

Since the very beginning when this project launched i already predicted that this project is going to be delay by 1-2 years time...But i still decided to buy it, beside it was my 1st investmet somemore...

Crown - 1st Quarter 2011
Crown Premier - 1st Quarter 2011

I got a unit in residence on the 17th flr..4th quarter of next year is really late for me..the developer estimated that its going to be completed by the end of the year..but I'm also a bit sceptical(I'm not an architect or an engineer)..May be I should think of renting this unit out if it is that late..

but they seemed to be doing work concurrently..like the painting outside even though the whole building is not completed yet, so I guessed if they do all the inside work concurrently without waiting for the whole building to finish then it might completed early no?

I was surprised actually that they do it that way..I'm expecting them to do the whole building first before they do the inside job..

Most possible SOHU will be completed at least together with Residence, cause all facility are share, if not the developer will be facing problem to claim the last 5%(Facility installation) from Axis Residence then.. icon_question.gif

From my point of view, developer will try to complete all phase then only release all together, in that way when they open shopping complex to public then only can give big impact on the building structure when public visit, like this of course developer for sure will get credit from all aspect for their future project...(beside it may hidden fomr public of thier building progress history)

Beside,what i can see now the project building trend is moving toward Axis Crown, as it go faster then Axis Residence... yawn.gif

FYI, that paint u see was only the base color, usually it must be done earlier before the real paint coated on the wall...
it maybe few layer of base color if is so good la...
if base & real paint to put on wall within the same period, then the color won't last for many year... flex.gif

Beside, doing so will make the building look cleaner & pass governemnt check, and they can easily see where need to touch up later... hmm.gif

Lastly why the base paint went up so soon, maybe it was for "PHOTO SESSION" so buyer can think that the house will be done very SOON lo...

What i can analyze was not in that detail yet, cause what we can see is only from the surface...so mainly only base on the progress trend with some calculation...may not be that accurate... sweat.gif

Ya...technically SoHu & Residence may get more compensation...but bare in mind, definately developer will try thier very best to delay from refund us back...which maybe very long time... doh.gif

As what i was thinking...
All of us sure still hold the last 20% loan withdrawn which only can be claim by developer upon completed unit with CF & handover key...
So what i was planning to do is go check out with bank / lawyer, to think of some plan get the "contra deal" with developer when the last withdrawn take effect...my plan is make another aggreement which bank still release withdrawn when developer release compensation at same time...if this work then we can get our compensation earlier... notworthy.gif

but the problem is i am not so sure a bout the law stuff work, i heard ppl said cannot hold the withdrawn cause of law enforce... rclxub.gif
if anyone know about any idea for doing so, i will be glad to hear from it... drool.gif

Usually only 1st two year maintenace section handle by developer only & appointed DTZ...

I sure won't accept that kind of solution, if wanna waive maintenace...
then better still give me the whole conpensation fund, i use it to pay maintenance by myself monthly, at the same time i can keep the extra money for earn int 1st / reduce loan principal...right? icon_idea.gif

that is smart ppl thinking...hehe biggrin.gif

Waive maintenance fee?? No way!

I m oso predict that they will raise our maintenance fee with some sort of reason if they choose this way.
So that they will able to cover their "loss". Without having spent so much cash on refund back to us.... my personal view....

Last week I went check up with project progress, together visit management office as well. rclxms.gif
Now the office is open for the Axis Atrium tenant management.
According to what they said, Axis Atrium possible will be open by end of this year, then the Axis Sohu + Axis Residence will be hand over at the same time by next year before Chinese New Year.... hmm.gif
However at the meantime the Axis Crown was not done yet, they will cover the contruction part and only open the carpark section located for Axis Atrium, feel so unstable... blink.gif

Some tenant already reveal confirmed, so far i found get to know is Carrefour, Starbuck, Big Apple, KFC was there... drool.gif
Heard that there will be Karaoke too... shocking.gif

What we can see now Axis Crown will definately only release at least after 6 month behind Axis Residence. yawn.gif

They not planning to release all project at the same time, which mean the impact to customer not so great already. blink.gif
Cause when shopping complex open but still contruction going on...cannot give the maximum impact to visitor of their project.

Currently i can see that their paint is white & dark chocolate... unsure.gif
I guess even paintwork also maybe done half half only...as the final paint work got to wait till Axis Crown fully built, then paint all colour at same time, like that only can make whole structure nice & look even... hmm.gif

Hopefully more famous famous shop will be coming in, making this place betul-betul MERIAH flex.gif

hi all, i m owner of axis residence, glad to have so many update pic here, i went to site last week, i realize the wall finishing is not up to my expectation la.. not really smooth and it will affect the image of the whole building, from seeing can say not so high end lo.. u all think they will do the touch up b4 hand over? sweat.gif

Like i say earlier, they will be hand over the project phase by phase, so most possible the final touch up will only be done when the Axis Crown is built, cause the whole project is using same colour, right? hmm.gif

What u see now white color is just the base coating tat y not smooth, tis layer is juz use to make whitening wall 1st instead of semen color grey...if color paint (especially bright type) apply directly on semen wall color, then it won't able bring out the colour result.... icon_rolleyes.gif

So what u can see now only the dark brown colour apply on it look fine, right? nod.gif

There is some improvement.... but without the paint, it still looks incomplete of cos.
They allow us to site visit already?
Like said.. looking out from my current rent place balcony, the building looks the same like no changes. Perhaps ya la.. like Penghulu said.. looking at it everyday... of cos cannot tell the difference.

BTW, how come I did not received any newsletter? What the newsletter talk about anyway?
Say anything about when will the whole place open? When can we start visit and measure for renovation?
Compensation for delayed delivery? Need to fight for this one.. most important!

sohu transacted price is rm 150k-160k,
sohu bought from developer is around 100-110k
i heard somebody already bought the subsale unit
at 160k.
so at time bein, you top up 50% on top of your purchase
price, is the mkt price now goin on.

Hi all,

I am one of axis crown owner too.

I have been a silent reader actually, this forum and IPB free forum about the axis project.

Actually got shocked today when I heard/read that suiteng's S&P got addendum saying the unit is open kitchen.

When we bought it, were informed that the actual unit will have closed kitchen, later while the project is in progress i.e. when they built your unit they will write to the unit owner whether u want open or closed kitchen.

Forgotten already whether my S&P got the addendum....but dont think so. Must check back today at home.

We wanted the open kitchen cry.gif .....what to do now??

Erm.. yeah, you need to get it done earlier. It took 6 months to get the approval from the architect and developer side coz the walls are concrete (meaning you can't hack away any part of the wall when doing renovation). So, if you want an open kitchen, you need to tell them "not to build the wall".

The addendum is a separated paper attached together with you S&P with signature from RK..

The addendum is actually an email sweat.gif with signature of approval lor..

Email says, approved for open kitchen concept and supported by the current building structure.. something.. I don't have it with me right now, it roughly says like that.

that means for example my unit is 1023sf, bank can value min up to rm 306900,
but it depends on bank also, different bank gives different value, it a guide
line for yours reference.
normally the selling price will be roughly 10% above valuation price nod.gif

Thanks bro, i'll use that as the benchmark for my SOHU units too. so 651 sq fr x 320 = 208k + 10% = 228k + 10% Daryl's Signature Collection = 250k!!! Just nice! biggrin.gif

Suiteng and Daryl, how are you ladies doing?

More than 300rm for a square feet, price up with more than 50%,keys in march. YAY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
I am planning to sell my unit as well, my property is facing the LRT area, any one has any idea how much this will go for?

Also, what is our compensation package like? Delayed by a year right? Grateful the project is completed nevertheless.

R u guys sure?? Because I got to speak to Ayu and she told me about the same thing, end of February or early March but wouldn't confirm that the CF would be available by then..But she did confirm that axis residence and sohu could move in even with crown still in progress next door..

the cynic in me still thinks that March is a wee bit early for handover..

but those who has been to the site? how does it look like?? is March a reasonable time to expect for completion??

I really don't want to have high expectation and got raging dissappointment later sad.gif

Carrefour is in definitely. They're just putting up their signage letterings. Probably enjoying their rent free period to move in. Confirmed that their merchandise is in. Opening this 15th!!

Poh Kong & KFC are also tenants. U can go look see to reconfirm.

BTW those who own the SOHU units, i distinctly remember during launch, that it was sold with both commercial cum residential status & application. Meaning if u were to sell or to let it out now, do so at commercial rates!!

rm 1500 p.m rent possible.
Sale at 250 to 280k up possible.

Don't shortchange yourself! Refer back to your SPA or DMC if in doubt. I remember beng told that u could even put up a company or retail signage over your door for SOHUs. Let me know if otherwise cos i need your confirmation & consensus! Cheers! rclxms.gif

Wow.. you guys are fast!! Ready so many good news but just hope is coming true!

So, still voting Suiteng as Penghulu right!? Yea.. prepare to fight for the compensation! Hopefully enough to cover some renovation fees lor... Can't wait for it to be complete. When can we start renovation?

I heard there'll be 'Tai Ko' Contractor that monopoly the buildings..and we must give them the renovation project wor.. hope won't happen here.

All new neighbours... so eager to sell without staying in it for awhile 1st? Still.. keep our fingers cross and hope the project complete A.S.A.P.. else.. i'm really going flame!

Heard from sources that earlier 3Q last year some SOHU units were transacted for 190k. Personally i'm targetting nothing less than 250k upon VP! rclxm9.gif

250k...alrighty then...i would sell it without any questions. Almost 150% profit....Tip here is to not sell very easily. If we all jual mahal then the asking price will increase. So say no to all offers for time being.....We have all the reason to demand higher rate as the location of our unit is highly in demand with all the petrol price hike. The LRT station is literally a jump from our kitchen. We will land on the track lor!!! Also, Carrefour and food outlet....regret not buying Residence. ANy units available?

Cineplex still need to walk drive to Galaxy leh..

The meetup is tentatively on the 23rd Jan. It was said that the Atrium will bukak on 15th Jan, but I pass by yesterday, seems still empty.

So, I'll find a place nearby to makan makan lar. After that, we can go together gether to visit the site also biggrin.gif

Is it POS MALAYSIA office will open in AXIS Atrium also? Otherwise, we could propose to Axis Leasing Office to invite POS malaysia as well to open their counter office. There is no POS office open yet in Taman Dagang & Cempaka area.

Dropped by Axis on my way up from Ampang today. Can say that i'm actually really pls with the progress in Axis Atrium.. The place is abuzz with renovations, can see that a number of cellular shops have put up their signs on the 1st flr. Lot's of work going on at the Grd flr too, tenants are really making a go atgetting their shops up! See that RK is adding some finishing touches to the mall, even the ground floor between the kiosks are being tiled up with colored tiles making it more vibrant, also the entrance lobby into Carrefour is being dressed up with what i believe are Axis signature patterns. The wider verandah & al fresco area outside the shop frontage looks really inviting.

See quite a number of restaurants are being renovated with proper kitchens, hopefully the culinary line up would cater to a slightly upmarket theme! Noticed too that the shoulder of Cempaka road has been raised to give the Atrium a more prominent frontage.

This RK is a man to watch closely, if his ideas & vision for Axis are executed well, I'll definitely look forward to his other offerings in the future! Heard that he has a few other pieces of land, hopefully the quality & innovative ideas of Axis Pandan will be his flag bearer for his future projects. This is how a developer builds up a loyal following!

I heard the architect said the 2 rooms without furniture in axis crown can sell for 320k and fully furnished can goes up to 380k. And there are still 2 units available, not sure is which 1...

Mayb wat u can do is you open an new email address specifically only for Axis Ampang Facebook usage to verify the new members.

But u ned to INCLUDE THE NEW EMAIL ADDRESS in the DESRIPTION (Basic Info) part saying that all members who wish to join must send an EMAIL of their parcel no (unit no) and ref no (found at the bottom of your S&P) to the email as stated...

It will b abit "mahfan" for u loh.... then only this u can verify the member 1st b4 confirming them.

hi im new here...my fren went to view the sohu unit recently and she noticed that the ceiling is not like what shown in the show unit picture...i mean you can see the wastage pipes...shudnt this be covered by the developer????

Many here have noticed the drainage pipes, hopefully the developer will cover it if not then u have to conceal it with plaster ceiling. Have they started installing the kitchen cabs yet?

On iprop there're several ads for SOHU units from 180 to 195k. Personally since i'm vested i feel the price is too low, but it's quite normal for the price progression to start low on VP & work its way up higher as units become more limited in the market. If i'm selling, i'll be looking at 220 to 240k min for units overlooking jln Cempaka / KLCC & a little lower for units overlooking Pandan Indah LRT behind. I think there's a lot of upside potential for this project when all 3 components of Axis Atrium, Residence & Crown are fully realised, but a lot depends on your holding power & comfort level. Also pls remember that Axis SOHU has dual use for both commercial & residential purpose, so sell & rent them at commercials rates!

Residence..I think last week went I went my unit which is facing the lrt is still being covered by the green thingie..but now its off save some on the other wing..i think that's a good development and axis residence is now really look like a good place to stay smile.gif).. i think sohu has gotten all their windows together for quite sometimes already...do anyone remember whether the sky lounge on top of residence would have a glass wall or just empty??

crown looks like it has some way to go still though..

Just want to shout out, Carrefour and KFC started operating yesterday, got quite a bit of crowd came for the Carrefour, mainly from nearby neighbourhood I think.

Just viewed some residences units here. according to the broker, the residences shall obtain vp in may. the location is quite good and lrt is definitely a plus point. but such a huge building sitting on a shit pond just worrying me...

Is kinda weird for a big building surrounded by small houses... beside, looking at the neighbourhood, i do hope they have tight security. Don't want any Tom d*** & Harry walking in and out eps private area and swimming pool.
As well, looking at the stalls and outlets... i'm kinda worried it became a lepaking place for those unfriendly ppl man..

A: Please read and understand the definition of "ready for connection" in your Sale and Purchase Agreement. Thereafter, write to TNB for their written confirmation as to where the fault is and the party that is attributing to the delay of supply being available. With the documentary evidence, you could then substantiate your claim that the Developer has prematurely delivered vacant possession to you and thus your claim for LAD.

That's what I heard too but bear in mind that VP might not come with CF. But the Atrium has already gotten CF so hopefully it might just work out. Also the vp might be stretched to June..

I'm not sure what do you mean. I mean the sewerage pond has already been relocated. And to make a building they have to pile up really deep..so unless you know something that I don't, that should not have been an issue..

TNB form is for Residence, Crown has yet to go up to its designated height (41 i think), so it will be some time before Crown will receive its TNB form.. And I was also told that Residence will get a separate CF from Crown so..hopefully it will work for everybody..

Try to understand.. meaning .. i shld pay 1st .. then claim back form the developer since obviously it has been delayed? Pay RM500 1st for the connection? But why are we paying since we have yet to move in yet? And.... start paying monthly electricity bill?

Crown owners also received the TNB form already, and it's stated need to pay in 14 days (from the letter date). Also big big written there, if any late delivery due to owner didn't do as told, it will be argued.

Not sure about residence, but you can only file in LAD after you get the VP from developer.

Hence, come for our meeting and hear from the experienced ones.

wah! meaning if we didnt pay the TNB fee within tat period, it wil be argued? meaning, they r blaming us back the cause of the delay is by us??? Tactic??? Grrrrr very geram...

As far as i know generally, we are supposed to pay the fees when there is a written letter of Actual Date VP given to us. i think tis developer is really desperate on something...$$$.... bcoz now they try to reduce their payment fr the LAD. what a tactic...

They are trying to avoid LAD la..

If let's say when you claim, they will ask back why you never apply for TNB? Not our fault. Like that gua..

was told that they will hand over SOHU by June, then follow by Residence around August. Crown shld be ready by end of the year.
Temporary still not allowing owner to visit their units yet. So, SOHU owner still need to suffer a year long.. imagine... all the construction going on next door and all your neighbors upstairs ... siao liao la....

As i know, the Kitchenette is free for those who booked the unit on the day of soft launch... probably now all SOHU will get the cabinet.

I usually go to Atrium once a week to yamcha with friends. I am worried seeing the cracks outside the building and they are very visible as you drive into the parking. They painted over it many times since but still obvious if you look from sideways.

Another thing that worried me is they stuffed cement paper bags to cover gaps in the shoplots ceiling. I shaked my head seeing that.

Above sounded negative but I'm sure those who invested early would be happy with their gains.

sad.gif those are the usual things happen to building. Since the next building still in construction.. little or less willl impact its surroundings. But it is serious if the cracks start showing even before we move in. Gosh.. is it safe? Kinda scary not only for the residents but those around it.. imagine the building... well... rclxub.gif ... whole area will be affected....

funny u mentioned it ashburn, i also saw cracks, on the 5th floor next to the parking. its very obvious though not as obvious as the ones you see on sri impian (i think thats the name) which is near to sentral lrt. that wan can even see from the LRT!

hair lines crack is normal especially if neighbour / surroundings under constructions ... recently my house got neighbour everyday drilling ( i'm not sure what they do ) my floor tiles fillings start to crack, wall crack, everywhere crack when they drilling or hammering the walls ... it's normal and won't cause major harm

my aunt's double storey house in puchong got crack can put whole hand inside, the developer only ask people to patch back, said it's not structural crack, so i think it's NORMAL ok :-)

shakehead.gif is not many Ppl live inPandan Area.. is just that many ppl have to use MRR2 to get to somewhere.. that's why .. the bottle neck is really killing... If you use Bulatan Pandan.. then is pretty ok. Heading towards KL area is better as we're off the bottle neck area.. but if coming back from Cheras direction .. then sorry lor.... see your house from far far 1st la...

I received the letter from Reliable Capacity asking me to get the key within 14 days from 1st August. And they send an invoice for 3 months maintenance + Sinking Fees and another invoice for the Deposit of Maintenance + Sinking Fees. The Defects Liability Period of 12 months starts from 14th August. However, they are delivering the unit without CFO, and no mentioned on the compensations. Any advise?

There was a meeting held last weekend. Those you mentioned was part of the topic. Eric/Edward/ and another this guy..can't remember his name, brought a lawyer friend to give advice. He suggested to take hold of the property 1st. Inspect your place and pay the maintenance.
Send your details to Eric if you wish to have the lawyer to assist you. Optional, you can hire your own lawyer for the compensation, etc.

400psf x 890sf = 356k! Even at a conservative 30% cap of 520psf would meet with a lot of resistance! A very tough call to make. I'll be following Crown's progress very carefully in the market & until then i would have to keep my own counsel.

Has anyone here actually seen the mall there....? I went there the other day to check it out and the mall seems to have a lot of subpar tenants, eg:pirated cd shop. Sort of reminds me of the mall at old klang road, the one with the condos and hotels attached. Despite being a new development it doesn't really have a very good vibe to it. I don't know about the hotels and what not.... Unless they can build a really good hotel, I think this might not be a very good purchase.

3. Air cond. (this is a bit complicated as the SOHO design was poorly done hence we probably need cranes to have AC installed. )

Accepted 2 offers today for the following :

1. RM1.8k per month for 1 year rent for a fully furnish SOHO facing LRT.
2. Rm1.5k for basic p/f SOHU facing KLCC.

Btw, for those eyeing Axis, I recommend paying a visit to the sky lounge on top floor especially during sunset or at night. The view is breathtaking............. wink.gif

my fav property is Axis Atrium as i am vested.. blink.gif

Been to Axis recently and traffic at the weekends is still weak.. for makan place only Kopitiam and KFC have good crowds..the rest of the eating place looks quite empty..no chinese food..they need to have one there..

FYI just to update you guys that some lenders view AXIS SOHU as commercials, and not subject to the 70% LTV ruling...........

so u can still get 90% financing even if u have more than 3 props...... wink.gif

I've been to the place... It somewhat reminds me of pearlpoint in old klang road. The one with a large mall connected with a hotel and a condominium.

That one seems much more centrally located doesnt it? Although it is older, but it strikes me as very similar to axis ampang, but its going for 200k last i checked.

edit: 200k for 1,5k sqft.

This one is for 606 sqft?

Atrium is probably about 60% occupied...........and so far getting tenants for my SOHUs has never been an issue........ weird thing is that off late been spotting Koreans n the French moving into Axis.......... wink.gif

yes i saw the same too, in fact, the axis shopping mall full with those bangladesh,indonesian workers, belive they come from the low cost flats nearby, most axis purchaser are fliiper, try to get rid of the units upon completion, not dare to hold for long term...

hmm.......saw Bangladesh workers but not sure if they r staying there though....can they afford it given that there r plenty cheaper options in the vicinity................never seen african before despit almost every weekend there but pretty sure some of them will be able to afford it..........

.....and yes Axis is fast becoming a middle-east hotspot........quite a number of them has moved in......believe the main pull for them is mall downstairs n LRT next door plus reasonable sized units at decent rents of 2k below..........despite the FUGLY looking building n messed up workmanship......

but so far all my 3 tenants have been local chaps though........... rolleyes.gif

Pai koh, mind to share what is the size of the sohu of yours that you rented out at 2k monthly? As I checked online, the fully furnished ones are advertised for rent at 1.8k or less for sohu (size 561 or 600 sqft). Thanks in advance. smile.gif

Hi Steven,

I've extended my loft unit, so the new total built up now is close to 750sqf. To top that, changed the fugly tiles they use to wooden flooring, with 8 feet built in wardrobe, and did some basic L-box as well.

In order to collect premium rents.......one has to offer a strong USP for their unit VS the current offerings. I know 2k is pushing it but given the rather blant existing offering, Im sure I'll be able to catch the right tenant, soon wink.gif

p/s : recently a valuer came in who viewed my unit n tentatively confirmed that I should be able to get 10% more in valuations ( close to 240k) thanks to the extension..... wink.gif

Guys, just like to share that a f/f renovated SOHU unit today got locked for 2k p/m today ....... for 3 years rental somemore rclxms.gif

The agent that closed this deal is named Halima from CBD props...... she's pretty good having dealt with her in few occasions. Highly recommended and you can reach her at 012-3792584. So far she takes no less than 2 weeks to rent out my props smile.gif

1. All were diff in sizes......ranging from 5++sqf to 6++sqf........

2. This is a trade secret, as dont want to have 100 similar units in Axis to compete with me later for tenants. Hope u understand tongue.gif

Got 3 bijik SOHUs. I went early 2010 in SOHU, in fact I let go my 2 units in Empire Damansara as I think Axis has better prospects. Average entry price for SOHU was less than 170k each...........

Also to diversify a bit.......whacked a 739sqf Axis Residence as well for less than 240k.........

One thing I don't like about Axis is the Atrium. Like nothing much there and tenants are not really screened.

Got one prospective tenant wanna open laundry at one of my SoHu, I was wondering what is the procedure hmm.gif Somemore I tak suka later need to clean shit.

Just my 2 cents...

Went to the Axis Atrium... Feel that it is a bit run down...

Less than 50% shops at 2nd level open their shops at 6pm... Most of them are cellphone shops.... Others are empty or nobody take care the business...

It may need to wait 100% occupation of Axis Residence and Crown...

The deals however didn't go through, so I am thinking of taking that amount to reduce my current KL home loan interest. If u ask me......Residence n Crown alone won't be sufficient to increase the vibrancy of themall.....RK needs to invest more to create awareness for the mall for it to have any reasonable chance to be Wong.......

Yah maintenance is not great...the tiles they used for lhe lifts already started cracking.......

Hi All,
Was wondering is there a way i can swap my car park lot with some other owner who don't own a car at Axis Residence, which is near to lift lobby? As my car park lot is at 5th floor and a corner lot, hence it's quite far from the lift lobby.
I did check with mgmt and RK but as the lots are already allocated and full for the time being, hence they are not able to do anything.
As my work required me to work quite late (usually till 11pm or past midnite), hence was abit worried on the safety issue. Pls let me know, if any owner of this forum is willing, then can work something out. Thanks very much !

Guys, question . Which banks consider AXIS SoHu as commercial property? RHB, HSBC and UOB is telling me they're residential, thus subject to 70% LTV ruling . mad.gif

FYI, highest OFFICIAL valuation recorded to date for the SOHU is 425psf. Looks like still long way to go before it reaches my target of 530psf............. tongue.gif
