Not yet. I only heard from my uncle that the JMB there managed to find someone to complete the Crown portion late last year. Not sure on the outcome of it.

So far no one lodged a complaint to REHDA, DBKL or the MP on this case?

Seems like at this rate, this block will be VP-less in years to come.

I wonder if the new Pakatan gov't will be able to resolve this case, tho. hmm.gif

Just visited today. 3 years ago the 1st floor shops (upper floor) was abt 80% occupied. Now it's 10% occupied. Maintenance is terrible, dirty and smelly. Not comfortable to visit compared to other clean neighbourhood malls.

Ground floor still OK, maybe 70% occupied. AEON supermarket there replaced by "Matahari" (never heard of it before, probably not a chain). KFC, Old Town, the corner mamak, pharmacy and Focus Point still holding on. Upstairs some snooker place with blacked out windows.

It looks pretty sad, compared to a few years ago. Axis Crown still surrounded by hoardings, and even some stagnant water in front. From afar, looks OK. Why was it abandoned?

It is not possible to caveat a unit which does not come with individual strata title yet.

Outstanding bill fully borne by the auction bank. Only utility bills not covered. But is good to know the bills example sometimes from the water billing can tell whether the unit is currently still occupied or vacant.

I visited the management office. Somehow put me off. I think a lot of owners go there and complain. So the staff also defensive and not to say super friendly, got weird vibe.

If this is meaning if i have to pay Cash for the unit.

rental of RM1200/mth is meaning 7.2% rental yield which is much better than FD.
Where RM1500/mth will be equal to 9% yield.

What are the other risk? If i am paying to the bank in full straight after the auction,
so legally i have the full ownership of the property.

No need to pay stamp duty before the paperwork can proceed also LHDN wouldnt know
about the Cash Payment as well as rental income.
