Guys....

I recently got confirmation from Tropicana Aman that they will NOT be renewing the 99 lease (which started in 2012) before they hand over the houses.

So.... depending on when you get your house, you will lose anything from 5 to 8+ years from your 99 year tenure....

Arashia owners still ok.. 5 years loss...

Dalia buyers? 8? 9? Good luck 10% of your 99 yr lease hold gone..

Was scouting g for a semi detached at cheria. Was told to the contrary.. They are in the midst of topping up the lease term upon VP. Waiting approval from state authority.

Otherwise new buyers are essentially buying into a 90 year lease property

The SA told you that? I was told by 2 separate SA (they know I already bought so no need to throw me empty promises) that they have no plans to renew the lease at the moment..

Urban Homes Apartment@Aman 1 is at good location?
Not exactly facing HTC, still have a few more future building blocking, but walking distance to Chinese school.
Residential not under commercial.

Wah, this urban homes plan by tropicana is really massive for TA. 3000 high-rise units planned to be launched in the next 9 months.

Still good deal if it's a medium cost apartment, like those Seri series apartments in SA?

Yea sounds like a good deal, but again they me told the whole stretch on top is for apartments. Might be all 3000 units located there 🤔.
I asked rumah selangorku, they said allocated at different area, not in TA.

yeah i guess now medium cost apartment all follow with facility and some modern feel touch. I wonder if they offer any package brows.gif

I think can say good deal if 420psf gets u a service apartment kinda standard (although residential title) in CC, but not so if just a medium cost apartment.

Ya looks like not many choice for me....

Urban homes is affordable but the low cost and super high density not sure how livable would it be.

The 2 other "condo" type in plan is the Commercial SOHO in front of Arahsia.. wont be cheap. Then after that would be higher end condo next to the main roundabout.

As for the parcel of land infront of Cheria, current plan is Bungalow, not sure any premium condos would be included.. I hope there is.. but wont be anytime soon.

I've visited the showroom yesterday and was eying for either corner landed or semi d. There is 2 corner unit available for landed with 4000+ sft land. Was told the maintenance fees is 20 cents per sft so one of corner landed with 4700 sft land will cost RM940per month for maintenance fees alone.

Is it normal for maintenance feed charge by per land sft instead of the build up?

0.20 per sf??!! This is for Dalia?

Cheria is around 0.14 only...

welcome to the real world of strata gng.....pay til you drop your pants.

suggest you look for subsale of fng......one month 200-300 bucks only.

Well not much of choices if want affordable. Pretty sure anything nearby the lake will not be cheap at later stage, especially after the completion of the lake.

I'm not looking for too cheap de la... but Soho doesnt really suit my needs.

And if ppl wanna start charging 800psft.... might as well top up another 50 bucks and invest in TTDI instead of Kuala LANGAT
