TA Elemen new project, you can't really see the actual unit, but ES Terraza you can see the actual unit, and know the workmanship quality, and maybe can know your future neighbour in advance. Sometime , to get a good neighbour is really priceless.

TA Elemen without the facilities, Terraza come with the gym , small swimming pool, BBQ area, the maintenance fee for Terraza is about RM 200 higher than TA Elemen

built up for Elemen is bigger, nett price also Elemen is lower.

Elemen nearer to lake, it can become a cons or a pros, my colleague's friend staying in a very natural township next to lake, but sometime the frog will visit to her house, also two times with snake and one time with small biawak, she so regret to buy a million house (not in this area) which next to the lake. But i am not sure how TA and local council will take care this lake.

ES Terraza come with the facilities, some peoples also don't like this concept, because the swimming pool is small, and all the residents have to pay for the additional maintenance cost which maybe never use it for whole life.


I personally prefer Terraza.

Bought elemen during CNY & signed all documents before CMO...now free so many things...ask agent if I am still qualify, but said price increase thats why dont have this offer....dont know it is true or not.

I went to see Terraza last year, wanted to buy an unit there, but few things that I don't really like were relatively dark inside the house (middle unit), and no family area at the second floor, car porch no fencing to next unit made me feel no privacy, which are all my point of view lah.

hi, I am also looking to buy a unit at Elemen. Would just like to know what freebies are being offered? the agent that I am dealing with only giving the free legal fees, SPA and MOT fees along with zero downpayment. Anything else I'm missing out on? would really appreciate your input.

But..... when you drive outside lookign at the perimeter fencing and landscaping... you can hold your head proud.

The perimeter fencing also u can laugh at Tropicana's chicken wire fence tongue.gif

Roofing = Facade change, no go.
Window = Facade change, impossible. Change frame colour ALSO cannot.
Door = Facade, cannot.

Also, do note that dealing with Tropicana management team after VP is a exercise in patience. They will taichi everything to until JMB is formed which is 1 year from your VP date. So within the first year forget about ANY MINOR facade change.

The first batch of Cheria renovations, the MB even disallowed grills/security mesh for glass doors to be placed outside, forcing owners to hack/cut the tiles INSIDE and install said grilsl/mesh on the inside part of the glass doors. Totally ridiculous.

Now ofcourse the MB u-turn after pressure from owners, but too late for those who have hacked/cut up their tiles..

If one person complain then maybe the problem with that person.... but if every owner committee for every phase form Arahsia/Bayan/Cheria/Dahlia also has nothing good to say about Tropicana Management Body.... then... well... you draw your own conclusion.

Edit : Oh another thing to add, Defect Rectification for Cheria... which VP-ed in late Nov... havent been completed for 95%+ of the units.

Seems like many restriction on renovation, but I saw some units in Arahsia with very nice awning, I remember one 3 storey corner unit extended the side door to a nice french windows.

Elemen price didnt increase but rebate increased to 10%

now got FREE MOT AND DIBS. So worth..

Referral 1% now.
