I not manage to get south facing. If eco slope + south facing extra rm25k. So rm20k extra purely for the eco slope.

Some rows are higher then the opposite rows by 1 to 3 feet based on google earth....may not be concrete evidence as google earth are not up to date..i would be surprised of this survey but nothing concrete until the actual site inspection is carried out by us or when we can go inside the precinct.....well based on miow miow pics....EW did a good job but this is based on pics only...have to judge based on actual views of the house when u r inside the compound.....

Sometimes higher rebate now is based on price adjusted upwards vs lower rebate based on cheaper price during launching...so bcareful....more rebates does not mean net price cheaper...always calculate by RM per sqft net price better comparison .....

Yes Jason; Semi D in Tenderfields is the cheapest amongst similar products (GnG) in the south eastern corner of Klang Valley (Kajang; Bangi; Cyber/Putrajaya; Seremban 2). Cap gain should be quite ok if one wishes to sell after 10 years.

Would be more precise if have the copy of approved site plans. From there purchasers would know exactly how much the difference of levels of one row of units to another row of units will be. If like 0.3-0.5m difference only is almost unnoticable with the naked eye. But if got 1m difference, then can see it.

Those every 2 or 3 units then drop, that one different story edi la biggrin.gif

They also said tropical country have to be like this, otherwise would be flood.

Lol..i would say it is fairly normal for a site that was originally hilly/undulating. If original terrain was flat, then won't see so much of the 2-3 units side drop.

Anyway, that's all i'm gonna say la. I dowan instigate anything here. I dont own anything here and masuk thread kepoh only cuz I stayed in Semenyih for about 4 years last time. Just interested to see the developments around this area only. Have a good night everybody

Now they say buy ES/Tropicana Aman wor.(they follow the DPC architect Dato Edmund Kong launches).....I follow la.
Maybe I will get my second chance through the new 'DPC' hahaha

Yea la. DPC landed properties prices shoot up like crazy and looks unreal within 1 decade. DPC high rise not that much la.
Last time friends recommended me to buy DPC...I said quarry land la, lombong land la, land like a lubang besar la, Kepong/Jinjang ganster area la, landed DPC home price very expensive la, montly maintenance sibeh kui/very expensive la etc etc. I give them all sort of reasons not to buy. I missed the DPC boat.
Now, same friend recommends me to buy TA/ES...so I close my eye and hantam satu biji there la.
Dont want to missed the 'DPC part 2' boat again.
Maybe the capital appreciation, not the same as DPC but aiya at least I got to live in a DPC like environment without having to pay the current DPC home price. LOL
Friends say future Canal city will be double/triple their DPC neighbourhood in term of land size and its much closer to go to Port Klang to eat seafood, Klang Valley largest outlet mall (Mitsui) and KLIA wor. LOL

Honestly speaking, since there is a real live model (DPC) for people to study, I think there is no reason why other developers can't replicate the success. I believe in years to come we may see many DPC versions emerge biggrin.gif

Just curious - any buyer here for recently open Mellowood Classic Homes? hmm.gif

Repost here the differences btw Mellowood Classic Homes (7A & 7B) and Merrydale (8A and 8C):

1) For the same dimension Mellowood is bigger in size (built-up) and also bigger "usable" area.
2) 7A & 7B master bedroom have "longer" balcony of 8ft whereas 8A and 8C are shorter (I guess around 4ft to 5ft).
3) 7A & 7B kitchen are longer with shorter / smaller yard while 8A and 8C kitchen are relatively shorter with bigger yard.
4) 7A and 7B bedroom 2 & 3 (upstair) have no balcony where as 8A and 8C have. Particularly for 8C, the balcony is joining / accessible between the bedrooms.
5) Due to balcony (which eat into some space), the walk space upstair (between the master bedroom and bedroom 2&3) is smaller for 8A and 8C but larger for 7A and 7B.
6) For 8C, there are 2-walk-up steps to the master bedroom but nil for 7A and 7B.
7) Notwithstanding bigger size (and "usable area") for Mellowood Classic Homes vs Merrydale, absolute price and on per square foot basis it is higher too.

Anyone have further info or sth diff from above?

Almost all new projects you will hear SA tell you they are like new DPC.
Even if they launch condo also they claim DPC kind of landscape.

Could anyone name any project that could get close to DPC after so many claims, commitment and promises? Just curious.

Perhaps peoples only care No 1 and first? Nobody care about followersssss?

4) 7A and 7B bedroom 2 & 3 (upstair) have no balcony where as 8A and 8C have. Particularly for 8C, the balcony is joining / accessible between the bedrooms.
5) Due to balcony (which eat into some space), the walk space upstair (between the master bedroom and bedroom 2&3) is smaller for 8A and 8C but larger for 7A and 7B.
6) For 8C, there are 2-walk-up steps to the master bedroom but nil for 7A and 7B.
7) Notwithstanding bigger size (and "usable area") for Mellowood Classic Homes vs Merrydale, absolute price and on per square foot basis it is higher too.

Anyone have further info or sth diff from above?

Won't la, i fully renovate it still.
If I really use that as weekend house just bring myself... Transfer nothing.
I do that a lots, change house occasionally quite fun cause we could enjoy different theme and design.
If 20 years* 365 days staying same house not boring meh?
One year only holiday two months, 10 months stay same house everyday.

Same same la... renovation for tenant spent your 1 year rental.
Agent earn 1 month rental.
After they move out, you use half year rental to clean and refurnish to rent out again.

I don't think EW is replicating DPC as u can see some of the launches at DPC...totally different concept and landscaping...EW more towards selling bulk houses like wholesale....DPC more into details and landscaping...

Hi Diver....u paid for RM25k for a higher ground..if this is the case as stated in ur previous reply RM 20k for higher ground and RM 5k for facing a direction...then u would know b4 booking that the EcoSlope was a problem b4 ur booking.....or u paid but now not satisfied that ur unit is still lower after paying premium to have a higher ground?

Trust me i've been in kajang since my early childhood from CP to BTHO n now Sunway Semeyih and all i can say Kajang is boomed and Semenyih is booming smile.gif. I told some of my friends who ckp 'waaahhh u duduk semenyih, jauhnyeeeee' F*CK that -ve sentiment, just bcoz ur residence have 'damansara' 'subang' 'shah alam' name u cant even simply say this area is ulu. Ara damansara to KL, Shah Alam to KL, Subang Bestari to KL all is roughly 30-40 km distance. Same goes to Semenyih - KL what... 40km radius. So just bcos nama Semenyih org takmmau duduk sini la? Haiyyyooooo.... i tell u what from Semenyih to any 50 km radius from KL city 30-45 min even to KLIA 30 min. Too many hiway interchange we can take from here. So for whom planning to settledown here... don't worry, u have made a good choice. Am an airforce pilot, never delay my flight or late excuses bcoz of am living in Semenyih. For government school, there is SK Bandar Sunway Semenyih which is 9 min away from EM and EH area. Jangan membazir buang duit hantar anak sekolah private. Ok just my 2 cents

Oh 1 more thing i used EX5 to my work place to beat the trafic jammed. Not very tiring, layan permandangan rather then duduk sampai penat in d car during traffic jammed and yes!!! Next year MRT ready... easy peasy

As I shared earlier, I pay for higher land but SA it's not visible. The few rolls are overall higher land (by how much I can't remember) but since the area are big, it should not able to notice the difference.

We pay to get higher land but not expected huge slope.
I assume if.everyone knows that's that obvious mostly would pay higher land. I still thinking that time, says if we sell together, nobody knows my unit are slightly expensive..if that's the case now, I think we can justify and explain.better... IF we sell.

For instance, the roll.opposite me are rm22k lower, does it mean they will be few feet lower? If that is so, it is ugly and i.assume would no.one expect this.

Anyway, it's not nit confirmed until we see the actual delivery. I ask SA also she not able/not willing to answer precisely.

U got a good point there +1. It's all about the mentality of people who lives in KL for far TOO long. Tbh, I was one of them - It's the risk factor, taking a leap of faith.

Its always nice to hear that Kajang/Semenyih is booming rapidly, especially from the locals. thumbup.gif

If EC beautify the internal precinct wth colourful flowers and landscaping...ur eye line of sight will not be on the house roof level as the flowers of different colours and landscaping will change ur line of sight to the flowers and landscaping n not the low and high land of the hses....that is why beautification of internal precinct is very important....

But I did notice all of Cradleton, Tenderfields and Merrydales have lakes which are located out of their precincts.....if we were to jog at the lakes...and the lakes are for public use...will there be no security issues of muggings ...kidnapping of child and etc...just my thoughts...as crime now a days are pretty bad...

Actually we discussed this earlier also. By looking at the site progress now, if they have no intentions to improve it, Cradleton would have naked landscape, only beautify on one garden.

Others than that, some have also shared challenges or disadvantages. If that's really the roll of houses opposite me are very obvious few feets lower, they better hope I don't wash my floor and car.

EX5 is motorbike. Honda EX5. I still keep my one at home currently.

Fren...the water will not flow out to opposite house.....it will down the road only as the hses from ur hse cannot be slanting down from ur hse to the hse opposite....

That's y I notice the EW advertisement on some phases emphasized on road being winding to ensure safety driving....but can mean a lot of things actually.....imagine if the road were straight down..u sure can drive fast down the slope.....but will the water flow down into the hse down the road as the road will be winding...

Fren...the water will not flow out to opposite house.....it will down the road only as the hses from ur hse cannot be slanting down from ur hse to the hse opposite....

That's y I notice the EW advertisement on some phases emphasized on road being winding to ensure safety driving....but can mean a lot of things actually.....imagine if the road were straight down..u sure can drive fast down the slope.....but will the water flow down into the hse down the road as the road will be winding...

Keep a key in your car. Whenever you were outside you feel nearer to go there can just go, no need pre planning.
How good, can consider which house to go back everytime we go out.

LOL... as a resident of Bandar Sunway Semenyih, I NEVER EVER using Saujana Impian to KL, many highway to use and why should u use that route? My advise just use SILK (via mines) and BESRAYA or SILK (UNITEN exit) and BESRAYA or SILK (via kajang toll) to NSE expressway. That saujana impian road will lead to plaza phoenix (cheras sentral) and Leisure Mall... and heck that area is cramped and packed with traffic during peak hours biggrin.gif , DISASTER!!!

I agreed with you plus EM is using same contractor which doing for SEH Phase 1...their workmenship no good and defect rate quite high. From my source, SP has decided to use another group of contractor for SEH2 project due to poor workmenship on same group of contractor.

Yup Merrydale is quite fancy from the aerial view but not sure how it feels when one walks on the ground - could be very nice I think when surrounded by manicured shrubs.

Maintenance fee differs from one precint to another eg Cradleton est RM0.10 psf and Merrydale est RM0.15psf (based on land size). It doesn't include the club membership. The Sport Complex, as named by EM (instead of being called club house) will be built in the Majestic City and fee structure not finalised yet (though likely will be pay per use).

On the interest part, if you use flexi loan account, it should be fine though ie instead of paying only the interest, pay more (eg full instalment) so that the extra can offset / reduce the interest / principal.

I don't have the DPC 1st phase pics...no point comparing also...either u love what u buy and don't cried over it......the more u compared the more you will get disappointed.. blush.gif

I think at the end of the day it's buyers choice and preference....but for me a bit far fr Civilization for now..but maybe in 5 yrs time things will change as KL city has run out of land and the outer KL ring will grow just like Bangkok city...

DPC during that time was to built a legacy from a mining land big hole....now developer strategy is sales of houses using "carpet bombing" just like what happen in JB by the China developer....

We are all adults and professionals...we bought the houses based on our own judgments ....any wrong decisions ...only own self to blame....no one else...

I think the right word is that ppl just want to vent their frustrations only in the Forum.... so that is why don't bliv what you read in any forum..do ur own research and don't listen to what ppl say...don't know ask and ask and get black and white proof..... whistling.gif

The very first phase of DPC was Nadia. The scene back then was even worsen or tougher than now.

Launch at RM 400k+, uncertain developer, uncertain location and much more expensive than Kepong's prime of Menjalara more than 10 years ago. Almost every buyers were called crazy or non sense by relatives and friends. What's on upon VP, quality ok but overall satisfied due to asking price upon VP back then already RM 600k+ thus no owners want to complaint.

Its good to compare DPC vs EM bcz both townships ans stratified area. But we must also put into consideration of EM is new vs DPC is 10 yrs old.

Definitely it's out own money, we made the decision and we bear the fruits or losses. Forum is just a platform to exchange views and sharing information - whether there is truth in it the buyer has to make its own judgement call. Anyway, if one wants everything also comes with black and white proof in a property investment, then it may not happen. The most solid black and white proof is the S&P (but again not every details are in it). As for the marketing materials, well it is up to the court judgement if one wants to bring a case to court.

Yup acknowledge the time factor whereby if one can produce a product in many years back then the current product rightfully should be better. Yeah, know that the price then was a bit "crazy" but those who had the foresight and took the bold decision (imagine they may be called water fish lah, no brain lah this and that lah) are now rewarded handsomely.

Yes, thx for pointing out. I know Safa and Southlake is individual title but most ppl treated it as G&G township. Forget one or two more, should be either Adora or Amelia.

I like DPC a lot but it is not flawless. I believe the factor could be decisive and same goes to EM, which is yet to VP but soon.

DPC is succesful not solely based on great township the Samling had developed but also during the booming property period. Some owners thought they found gold when they bought at RM 400k+ but sold RM 600k+ after VPed but some of them still biting own lips for not keeping it another 2-3 years, sold ard RM 800-900k.

Fair basis. Distance to KL is the most general to most buyers' option.

Too many factors. It would be from A to Z. Distance to KL could be factor A. It also could be very vital for one buyer but could be less crucial for me.

I heard about it in one of the talks / casual chat with SA (don't know which one liao) but I don't recall the name already.

Vision valley mainly in NS boundary....the one main player mentioned is SD, ie. bandar ainsdale

Kl south has many options from cyber , dengkil, sepang,bangi kajang, semenyih
Respectively there are also various developers, so it's a very subjective choice, why u buy into particular developer and area

For myself it's more abt the location, being serene, natural, and also seeing the kind of township planning and commitment by both Sp and EW:)

Definitely. For fair comparison, Precint 1 of SEH shall be compared with Cradleton which is also the very first precint of EM. Precint 2/3 or SEH is very nice and I think the subsequent launches of EM ie from Merrydale onwards can only compare.

Btw, have to be extra careful in all this comparison else another "intense discussion" may erupt. sweat.gif tongue.gif

Yeah loh... Cradleton is about RM 130k extra compare to SEH units (20 x 70 unit, with different buildup of course). Therefore, I would expect Cradleton landscape should be something more superior than SEH precinct 1 ler...

If want to do a comparison, I would take the very first phase / precint of each township to compare. Then compare the subsequent phases / precints of the projects as generally the subsequent launches are better than the very first phase / precints.

Do a rationale comparison and be happy with the residents of your neighbouring township if it is better but you don't need to degrade the precint that you bought, and vice versa. Every township has its strength and beautiful parts. Also, sometimes what you bought is not just the house itself but the environment, the service and some other subtle things.

No need to get emotional or be emotionally fanned by other jokers. icon_rolleyes.gif

I did a Google search and noted the architect for the 3 high rise projects ie T&T Architect for Karisma, Harmoni & Simfoni
(http://www.ttgroup.com.my/about-us).

I found it... the rest of other precints (at least Mellowood) if not mistaken the architect is Dr Tan Loke Mun. If I remember correctly in the EcoWorld Conference he was one of the speakers.

This is one of the cause where many Malaysians weak purchasing power and not afford to buy their wish property/home.

The gov policy that ripping off the ppl spending power.
Read the news that KL going to implement ERP gate(same like Singapore) to charge vehicles entering KL city once after MRT project goes live. To ease the congestion woh.... So that lesser ppl drive in kl.

Hmmm.... I didn't know that our MRT can reach every single corner in KL city.

Really lmao.!
The park & ride. Parking fees is not cheap. Sri petaling bkt jalil used to be RM2. New extended stations all RM4 with 100% hike.

Second, parking is far. Niamah walk until platform already sweating.

Third, no cover. Raining ended wet.

Oh yah, not forget, some station like Kelana jaya not enuf parking space.

The increasing cost of living with rather subdue growth in wages has added so much pressures to those living in the cities who are mostly the middle income level - the M40. The messy transportation system despite having paid the tolls and the fares seems going to persist for long. I guess that partly explains the reduced supports and votes in the city areas to the country's biggest ruling coalition. Haiz... we need a radical change!

Nobody buy cars means, cars on the road become lesser, car become lesser means tolls income become lesser.

So in order to keep generate income and build more highway and tolls. The more cars on the road the better. That's a chain.

Boss, please understand that SEH sets a very high standard on their landscape design. I don't see there is any problem if EM able to match the landscape design in SEH. Overall, SEH and EM looks to me personally are equally great township that complement each other.

I paid higher for EM unit is because of the slightly better material spec if compare to SEH DSL and of course strata title GnG. No doubt I personally believe that Precinct 3 cluster/SemiD/zero-lot bungalow is the "most value buy" units with top notch security system, superior material spec and outstanding landscape in surrounding, however it already sold off (perhaps 1-2 units leftover for on Tralas) and only can wait for next launch or subsale. Nonetheless, this doesn't mean that it is EM shortfall not able to deliver what they promise.

As for the lake outside the Cradleton and Merrydale, if you study carefully on the masterplan, there are more landscape features for the lake on Merrydale side, while for Cradleton side abit "plain". The picture shared by Jason gor not fully capture the image of the whole lake but based on the portion shown and if you compare with the masterplan, it seems like matching. Nonetheless, as you mentioned, both of these lakes shall be joint, but will be separated by a road connecting to the STP.

The lake near Merrydale is not even started yet, how we know the merrydale lake shall not be closely match with those in illustrative picture? Anyhow, we need to understand that most of these illustrative pictures are "aeriel view", when people walk or driving on the ground, one may not be able to observe the same view.

Feel confuse on Semenyih-Kajang Selatan is 7.03km while Eco Majestic-Kajang Selatan is 10.95km.

If we follow the distance tag along Lekas highway, at around km-5.0 we already exit to toll from the Semenyih interchange while for the EcoMajestic interchange is about km-10.5.

If compare the Semenyih interchange to EcoMajestic interchange, it is around 5km... hmm.gif hmm.gif

As for the distance, perhaps can try using the car odometer to measure hmm.gif

Btw, I tried to simulate a journey from the South (Seremban) to EM using Google maps - it suggested using the EM interchange. It seems updated already and I supposed can be used liao... hmm.gif

Guys..those who bought the 1st phase EM already gain as the new launches per sqft at Ecohill 2 is higher now ....although Ecohill 2 is launching built ups of houses which is smaller in size to attract buyers...if u compute per sqft the prices have definitely moved up a lot....so take ur right hand and pat ur left shoulder.....

Question: MC can't stop you from keeping pets, can it restrict max how many pets can keep (as spelt out in DMC)?

Pretam also addressed a popular issue among property owners these days who are thinking of converting their apartment units into homestays for travellers.

“Can you run your apartment as a homestay? You’ll have to ask yourself if your property has a ‘KELUAR’ sign in it because it is a requirement by the Fire and Rescue Department of Malaysia (Bomba) for safety purposes.

Not aware EW has highway concession deal with government to collect toll fees.

EW may probably build the toll.

EW don't own any share of it. I think it shall be belong to the highway concessionair and all the concession assets shall be surrendered to the government upon expiry of the concession.

Be frankly, I really believe there is some kind of "subsidy" on the toll rate from EM interchange to Kajang Selatan... biggrin.gif biggrin.gif

Good also, promote usage of EM toll, not all jam up the Semenyih exit.. tongue.gif tongue.gif

i found the old proposed plan is from lekas to southville city then link to putrajaya
+ southville toll is 14 lanes

The Swan at the roundabout after the EM toll is really sibeh nice at night 😍 Much nicer than the pic below which was taken from a lousy hp.

Btw, notice there are 2 polis bantuan pondok along the way from the EM toll to the Swan roundabout. The 3rd pic below, you can see one from the right hand side of the pic.

hehehe... The swan is huge, next to Ivoris... Can make comparison with the ivoris (2 floors shoplot), then can roughly estimate the size of swan, I think the height is about 4-5 floors..

So currently, the two signatures roundabout design already revealed - one with fountain and one with big swan, presume no more surprise already? hmm.gif

By the way, the pondok maybe only for record on patrol? Don't think any polis / polis bantuan shall stay there leh..

What I like about the west gate is EW provide a U-turn before enter the toll... rclxms.gif rclxms.gif

Using the car odometer to do the testing, from the toll to sales gallery is about 2.6km..

Finally able to see the "legendary" HTC, small one, but really eye sore... doh.gif doh.gif

Ivoris already in shape, just along the roadside, should be very near to the HTC, but just shoplot, maybe no much impact..

Hopefully EW and SP Setia can together work on something on this HTC, put it underground much better.

R u sure this is the HTC that we r talking about? There seems to be a large PMU at SEH 2, which makes me expect a more prominent structure. If this is the only HTC that we gonna get in the future, I think it is 'kacang putih' lah.....

I saw this HTC spreading from the entrance of west gate till ivoris, after that should be extended Brighton side (cannot go in and lost track).

For me, it is an eyesore, but don't think shall cause huge impact on health..

hehehe... The swan is huge, next to Ivoris... Can make comparison with the ivoris (2 floors shoplot), then can roughly estimate the size of swan, I think the height is about 4-5 floors..

So currently, the two signatures roundabout design already revealed - one with fountain and one with big swan, presume no more surprise already?  hmm.gif

By the way, the pondok maybe only for record on patrol? Don't think any polis / polis bantuan shall stay there leh..

I think no more roundabout surprises, but if any then it shall be in the Majestic City. As for the pondok, not too sure the usage for now. We shall see in future.

Last time peoples said crazy, build a toll in front of your house. In and Out everyday have to pay entrance and exit fee.
Nowadays, build a toll in front of your house, everyone so happy.

Beside the Swan roundabout, other entrance seen to be nicer than the EM toll entrance, I think Red Carpet entrance seem to be cooler, maybe because of the pondok are nicer with guard house and boom and heading to Swan Lake which is proven impressive with the companion of red carpet bridge. Did you guys agree too?
I believe in future Cradleton residents would use Red Carpet more than EM entrance.

At the moment maybe yes on the blue-coloured part but once the Majestic City is up then I guess it may change. I notice the sign board to Majestic City and other sign board to the respective road / precints are up already.

Yeah must put some pebbled or interlocked path only look nice. Hope they can do it not only focus in the garden area, should consider doing it in some other areas within the precint and the lake garden next to Cradleton.
