If this Puchong height is sitting on the plot of land next to the Wrath/Elevie, then let see if if the launching price of this FH property will make Wrat/Elevie investors difficult to sell...

It is not rumah selangorku, it is much more nearer to bandar puteri and the LRT in DHL..
if really next to steel case factory, easily reach to bandar puteri business area.

I bought type A, progress now as i seen still sub-structure work. i heard now they offer 3% reduction in price due to zero rated GST.

BTW, what is the developer offer now? My time was 5%+3% rebate, with kitchen cabinet and aircond.

now developer offer is still same.. 5% + 3% rebate.. the additional 3% reduction still under TBC.. the work progress a bit slow sweat.gif hopefully can see more progress from developer smile.gif

Actually i applied 3 banks, all give 4.5 -4.55%loan tenure 32-35 years.

1) the building design look dated that skyz look more contemporary mordern

2) I think they are not doing enough marketing around to get more purchase. There also competition around especially the IOI is nearby.

3) The GBI sell point does not really benefit purchasers i would say. Maybe can reduce the maintenance bill but who know the joint committee will hike it to market rates after the DLP. Very common nowdays.

I guess becoz of freehold and under Kuok grp company project.. That's y developer confident to sell..

They are focus on the rumah Selangor Ku first if not wrong.. but the exact condo location feel peace, quiet and safe. housing area nearby.

Fengshui wise is good 😊

i was informed GMV system will be removed. GMV system is the heat recovery system to supply the hot water in your unit. The reason given due to this new technology may cause difficulty to get support, plus the maintenance maybe higher when there is problems later.

Now, it replaced with normal centralized water heater system, plus normal aircond split units. So, the GBI index is impacted, anyone here face the same issue?

Puchong south at this price. I think too high already. The rental at that area quite low. At this price better buy the skyz . Location more strategic, pay additional abit. Or buy nearby okr or Puchong also better

My agent also told me that they need to cancel that GMV. and my agent "said" many buyer request developer not use the GMV...i think is tactic of developer and agent, they applied with GMV concept, now said buyer request dont use it...

The GMV system by Gree is a energy recovery system, where hot air from the condenser unit captured and product hot water. In case air cond is not running, there is no hot water.
But the reason given by developer is not acceptable as they said "many" buyer request not to use, as i know at the moment only 60+ unit sold out of 510 units, how can this interpret as "many buyers". And I believe buyers will not aware the maintenance cost of GMV system and this is just a simple statement to convince buyers by agent.
However, i support to use conventional storage type heater.

Hi, i'm been informed by my agent that living hall does not comes with aircond, only for rooms....

May i know what is the offer given to you? Mine now is rebate 5% + 3% + 3%, kitchen cabinet (1 L-shape exclude the bar counter top) + 3 room A/C for type B.

I honestly don't think the rebate will end on Aug'18. Maybe even more rebate to come in view of the low take up rate.

Actually there is very little things not to like for this project, just that the market demand is really low now.

The rebate only for first 75 units. Block B open for sale the price will high but I think the developer will provide more gift.

Question: which one is better and why? I'm not experienced to decide which loan is best for long run. Both Mbb and Cimb is telling their side of story which confuses me. Thank you!

Spread rate is fixed. Base rate will change base on BNM decision.

if next year base rate is 4 then maybank is 5.2. Cimb is 4.4.

But I will choose the lowest one since if rate raise oso not much diff then is better choose the lowest first.

You can walk in to the sales office to look the show unit. Coz now change package already.

Previously is 5% + 3% + 3% & free legal fee.
Type A - 2 airconds & free kitchen kabinet

Correction: Type B comes with 4 A/C, not 3.

Shangri-la voucher replaced by 3% rebate which is better. If i'm not mistaken last time was 5% + Shangri-la voucher of RM3888 (no additional 3% 0-GST discount back then).

Then Free SPA Legal Fee

Even at 550psf, I can top up a little to get subsale doublestorey freehold landed at that very same taman. Anyway, different people different preference.

All the agent or direct developer will follow the package which set by developer. Package and price will be different a bit but not much. This is normal. Early bird always will be more benefits. More early you buy then you get more benefits.

Usually same price but agent knows to cut their own commisaion to boost sale.

I always deal directly w developer. Less hassle. Also agent may not get all available units.

Agent sometime will have a little bit of advantages with deeper connection and better flexibilities, if not developer staff is good as well if you know that you only want this project without considering other alternatives.

Desa Impiana is located nearby the kampung malay and there were complaints of 'Mat Rempits’ roaring their motorcycles just outside of Desa Impiana. This has caused several residents to complain of the noise that the Mat Rempits have made while they were 'in action’. Actually is just depend on what the property that you actually like. Property price normally is depend on the location, land type and so on.

Puchong Prima is on the other side of Puchong, i once booked Aurora and i cancelled it and went for Hillcrest.

My point of view
1. High tension cable and sub-station concentrated in Puchong Prima (big no-no)
2. Desa is a normal condo, Hillcrest is a luxury condo
3. Traffic is better in Puchong Utama, easier to cross over to Bandar Puteri for food (sorry i don't eat fast food and mamak every day)
4. Please visit the project site and sales gallery to feel the difference with Desa Impiana

So far never heard there got any complain about factory make noise or smoke. The location is nearby landed house and mostly is chinese and they stayed long time already. When night they will go playground walking chit chat and kids play basketball. If make noise then i think will not much ppl willing to keep stayed there.

Live in Taman Utama there is 2 main entrance flyover bridge by LDP and Jalan Puchong.

Easy to get in and out the area isn't very high density, mostly terrace houses.

Maybe the developer do less advertisement. You can try to contact the no that I share to arrange visit the show unit in sales gallery. You also can join the FB Group. Just search Hillcrest Height. Inside got a lot construction info.

just when to the show room today, block A only left high floor. block B just open for sell. they block b view not so nice, might looking it the water tank, which chinese say not so good.

kind of attactive condo, like what they are offer, price kind of good at lower floor, but when come to higher floor, each floor is price different is 2.5-3k. make huge different when come to unit 15 floor and above.

I dunno looking at water tank is not good. As I know there have phase 2 in the opposite of the condo. I dun think will see the water tank when phase 2 is build up.

Hi all, under HOC program, all legal fees, stamp duties, disbursement fee and MOT will be free until 30th of June 2019. Under HOC, you can save at least RM100k to renovate your house next time.

After HOC ends, the developer will only absorb legal fees on SPA.

Hi sifus, i just booked a unit A21-3 right at the above of the sky terrace located at Level 20, may I ask if there will be any problem because it seems to be all empty either right top of sky terrace and one level below of sky terrace..

And this is my first property am thinking to wait for it's completion then stay in with my wife so I really appreciate if I could get valuable opinions from all. Thank you thank you.

The only project that have 5 acre of facility area that sharing with 500 unit

2 year finish 30+ floor hope won’t compromise the quality

I’m one of the silent reader that diam diam booked a unit after reading through this tread and comparing others project as well.

It’s not that this project not laku but i think is the developer not so aggressive in marketing strategy and less attractive rebates compare to other projects, thus create less hype.

One thing good is this will have more genuine buyer rather than investment buyer. As in our owner’s whatsapp group many are not LYN member as well. What I can say is most of us owner buy for own stay for this property.

Mainly because of the oversupply condo in Puchong area.
For own stay, you can get from IOI which More close to commercial area, for rental yield also closer to commercial area more easy to rent out and higher rental.

If you have some cash, still easily to get cheap condo subsales unit in puchong.

Now ioi also launching new high rise residence , the cruise.,with affordable pricing.
Previously Le Pavillion also selling with 6xxk, and also many unsold unit even the construction already 60% completed.

depending on your need, you wan bigger size or you want convenience and future growth from the IOI masterplan.. hill crest not significantly cheaper also and BRDB/ IOI definitely have better reputation at this juncture

Hi. There is some different compare to Hillcrest. You may contact the sale person that I bought for Hillcrest. Her name is Estee. 012-6839112. Mostly puchong property she also got like Hillcrest, The Sky, Le Pavillion, The Cruise and so on. You can contact and arrange with her for show unit viewing.

it actually depends you get this house for own stay or rent ...
for rent for sure that the pulse or cruise is better ...
but for own stay , i would say hillcrest really not bad as very low density , only 50/ acres ...

It is better you wait get key only sell your current house. Last year MCO may affect the progress delay a bit.

If you sign on Jan 2018, until 48 months is Dec 2021 and due to MCO then add on 6 months. If VP not completed before July 2022 then you only able to request for LAD which is late interest pay. Please check back your S&P the actual date.

Currently, we are informing client between Q2 to Q3 2022, but all of these will be based on the CCC date and you may get your vacant possession letter when it's ready, but I could tell you, the facilities looks great, no worries and the corridor is bright and ventilated probably due to it's GBI Gold standard rclxms.gif

whoever interested still can ask me, still have very limited units of 1011sqft, and some 1248sqft and 1367sqft units.

Im office is just right in front of this condo. Watch a youtube review about it. Everything seems fine especially the large walk way. Very impressive.

But was a little upset with the gymroom. Using some non branded china machine. Its not gonna last and will have the feeling to use it sad.gif

The gym memang looks simple, but the swimming pool and the herbs garden side very impressive, as they allocate a really big area of it, despite it very low density development.

The Pulse is at the most prime location of Puchong. Especially after the road infrastructure in Lebuh Puteri and the Rio City. Try have a drive through at night.

ya, if condominium higher class one like Sky Condo, The Pulse and Hillcrest, then around 700k to 900k, as it's bigger and lower density.
If priced lower one mostly sold out, eg. Suria garden which around 500k recently fully booked; even double storeys or 3 storeys landed house also most sold out, which priced around 1mil to 1.4mil.

Am not sure about the Pulse's price, but it's by BRDB so should be ok

If not urgent, can wait for new launches so that there's more choice of units rather than making do with leftoever units

type B 1248sqft left mostly level 31 and above only (here only have 36 floors if include the penthouse floor)
type C 1367sqft still have quite a bit lah

so memang is 70-80% sold lah

A bit old school somehow, the design, and also the materials used. That's the vibe and feel that I get, although I must say, land wise, it's damn spacious.

Yea parcel drop off is quite new here, before Covid they used to send it straight to your unit.

Post Covid more and more couriers prefer to just drop it off at the lobby area/management does not allow courier to go up your unit.

If you are worried that your item may get stolen, send it to a pick up point or collect it as soon as it is delivered.

From my experience, best would be to engage a 3rd party operator, such as PopBox. Asking the security guard to be the guardian of those parcels is not a proper solution (although it's one that is constantly pushed by owners/tenants).

Yes, the mess of this is above average, usually, it is better managed. For condo's that don't engage a 3rd party operator, what they do is to provide a couple of racks. Also, they do housekeeping from time to time, whereby packages that are ageing are disposed.

At the end of the day, it's a public area, and the management has all the right to dispose the items which are not attended to after a long period of time.
