type b vs type d diff is 87 psf. One has to pay extra RM120k for extra 250psf? where type B buyer only pay 100k only for the whole type b unit.

Yeahh but the type b room is so much smaller even the master bedroom. Im going for type d eventho I dont really like the layout plan but thats the only unit master bedroom with bathroom. I prefer pay extra for more spacious and type b really good for those who at tight budget.

Google map revealed the shortest distance from the two nearest LRT stations(Pchg Perdana and Pchg Prima) are about 4.3 -4.5 km. Not that far...

The pricing is funny. If get 2 units of Type B is cheaper than 1 unit of Type D.

Type B price is very cheap. But I have this feeling that not easy to get the unit for type B.. Type B mostly for very low income and for those really seek for real home stay. Maybe targeted for those have big responsibility with families and low income. But who knows.. I have friend target to buy type b and lets see if he get the offer or not.

Some of the fences were down and it is visible that multiple pillars are there already(gallery or foundation)? Also some lorries are going in and out...

In my opinion, I think Seri akasia is more strategic because it's nearer to Puchong prima lrt station. Moreover, it's not as high density as this project despite of leasehold land. Anyway, congratulations to those who got their offer.

look at 1st pic in this thread. both type b blocks rm100k are sitting nearest to the sewers while 1 block type c2 will be nearest to htc.
type d 1k sqft in middle is the best location, near car park + got pool view and away from both bad fengshui

That day I passed through their sales office seeing more than 60% of their units have been taken up. Maybe the rest is with one car park only. With this price tag, density and location, basically you can't complain already right? (I have not much high expectations on rumah selangorku built quality though)

im recently gt 'ditawarkan rumah' for type C 900sqft house (laready submitted all supporting docs) . On weekend i went to see
the construction area since many ppl complaining its beside IWK SEWARAGE.
so far 2 block has been raised up which is beside the IWK TAMAN TASIK PRIMA.

any 1 of you noe which type ( B/C) is beside the IWK ?

but for this developer project...even u gt ditawarkan rumah status...doesnt mean u 100% will get the house already...u still need to submit few supporting documents to them....it will takes 1 month for them to review...if selected u need to go to their sales gallery for house allocation draw sumtin....the bank loan PIC oso will be thr on that day.

Bro, why you don't choose type B? because it's only 100K, your type C cost you additional 95K for extra 100sqft. it's not worth at all right?

From the model picture, the toilet entrance looks narrow.
Really difficult to fit a normal door unless using narrow doors like those in the mall toilets and/or open outwards like those Jap style...

Look at the bright side, all toilets can be accessed by stayers (no master toilet privilege), toilets are "evenly" used.

Perhaps after "lock-in staying" year, one can consider rent it out. Maybe the living hall can be partitioned to be a room too...

If the utility room is partitioned, will the smell of home rubbish be kept within the "room"? Normally a store room has a deep smell of accumulated materials/parts. Moreover, this utility room, if not mistaken, is just besides two toilet bowls. Any potential leakage smell/water stain penetrates to utility room?

I received that latter offer for unit C2 price is 195k and ask to come for balloting this coming saturday 8/7/2017. the problem is now, they need 10% deposit which RM 19,500 or 5% and show them the KWSP statement and also bring cash rm 2000 fro SPA. any idea on that?

No link. Was there at the scene, once you draw the unit they will highlighted the taken unit on their list. Type C2 still have a lot, other type don't know. Worth to try if you keen to buy at puchong utama.

I will assume it is the same like RUMAWIP's criterion which is one needs to work in KL or lives in KL to be eligible but in this case will be one needs to work in Selangor or lives in Selangor to be eligible? I don't recall seeing this in the criteria list or FAQ. hmm.gif

can i get clarification here? for rumah selangorku application they request water / electricity bill for what exactly? to confirm address same or to detect if late payment or something? i rent at cyber but sometimes go back my parent house during off day..the problem is my dad's electricity bill reached almost 6k and he never paid before..but for water bill he paid but always late..what should i do now?
afraid they would reject my application just because of the utilities bill..can someone clarify on this matter? thanks in advance..

I believe they want to make sure you really staying in Selangor, hence, the copy of utilities bills. I dont think they have time to check your bill amount (dont quote me on this though).

It has nothing to do with agents. You have to pre-qualify by registering with LPHS.

For all asking to apply Rumah Selangorku :

1. FIRSTLY to register with Lembaga Perumahan dan Hartanah Selangor; http://lphs.selangor.gov.my/

2. After registration, choose your project by Daerah and Mukim. You should see "Berjaya Didaftarkan" status.

3. After that, visit the official site for the Selangorku project you are interested in and CALL THEM. Ask to visit them and furnish them with the necessary documents like MyKad copy, Salary Slip, KWSP Statement, CCRIS Report, Certificate of Marriage (or Single Status).

For example: http://site.hillcrest.com.my/main/3102/ind...lbumID=0&page=1

4. Continue to check your Selangorku application status via the LPHS website. If you are successful, you will receive "Berjaya Ditawarkan Rumah". If you got this, call the Sales Gallery/Developer to proceed with confirmation and purchase.

5. Arrange for loan.

This should get you started on the road to getting your Selangorku house. Good luck!

Was recently approved, but the upfront deposit payment is still a big commitment. Was told I need to submit a rejection letter if I don't intend to purchase - wondering if this will negatively affect my future applications to LPHS?
