and less then 30%(?) Of the total development there occupied.... once full the old USJ nightmare jam would pale in comparison...

from KK/KU access to highway consider no jam compared to Canal City in the morning
in the evening, highway to KK/KU is jam due to ppl from Canal City is also using the same route
Canal city is terrible jam compared to many areas
I believed is due to limited access to highway (1 route to KESAS, 1 route to ELETE/SKVE) and the traffic light nearby 257 but not sure any better idea to solve this
However, i saw there is a new road under contruction at the 1st roundabout last week, not sure where this road access to, hopefully it can ease the traffic loads

The 257 traffic light is the actual boundary between Shah Alam and Kuala Langat. Now sure how easy for them to get budget to built anythign there. But a flyover would be very very helpful (but we know its next to impossible seeing as how KK flyover promised for near 20 years nothing happen).

SO the next best thing would be to convert the traffic light to a big 3 lane roundabout, somehting like the current expanded KK roundabout. THat might ease things slightly.

Another better way to solve is to complete the WCE link at the Western part of Canal City.

3 Lane Roundabout or Sensor traffic light. I realise the traffic light timing is so long for opposite lane that doesn't have much car.

Elemen Residence by Tropicana Aman also almost tapau habis only left with their Lake Home.

This area is in high demand now. This area still has lots of room for future development. What I like is the more upmarket feel compared to nearby township which is already old and feels a bit cramped.

Sounds not that bad rather than becoming another Bukit Beruntung or Lembah Beringin.

I'm sure you dun live in USJ. Traffic is excellent nowadays, and has been for at least past 4-5 years. Try living there or ask ppl who stays in USJ. tongue.gif

Traffic in USJ is not that bad. Other than the traffic light at the Damen.

But the traffic from major highway entering to this township is horrible doing peak hour. Much horrible than usual. Take BSP toll for example, from so many lanes reduce to 2 lane exiting roundabout. No sense at all.

same goes to the traffic light in persiaran rimbayu.

if I want to get a condo, i will choose matured township such as USJ or Kelana Jaya.
Even a condo in KK which next to Kesas is a better option

Eco Sanctuary is more suitable for a family who looking for low density landed.

For sure, this area will have a bad traffic jam in future due to insufficient budget for upgrading the road system, main reason for traffic jam is because of the bottleneck towards BSP toll, and another bottleneck + traffic light towards Kota Kemuning, unless Federal or state gov will allocate some budget to solve this issue.

USJ traffic have improved, because the jam is causing by the cross road from USJ towards SS14, after gov replan this cross road, now the traffic is quite smooth, so you can imaging, Eco Sanctuary need how long to solve this problem, now the traffic still not that terrible, the worst one in BSP, but more high rise building will VP in whole Canal City, the population will increase a lot.

cz ppl in USJ are moving out from USJ
somemore after the traffic light turned to KESAS closed few years ago, it ease the traffic
if u stayed here 8 yrs ago, u will feel the pain
if u think USJ is not peak enough, then the current Canal City might worse than ur thought
Try to go during 8-9am
the whole road infront Gamuda 257 jam from traffic light until the roundabout
most of the time is standstill due to the red light

Hardware ok, the software ridiculous.

Tropicana property management refuse to convene AGM to setup JMB even after 1.5 yrs from VP date. Claim only wants to go straight to MC which will take another ~3 yrs. In the meantime time they have full control over management of funds collected from residents without any oversight.

Thank you for sharing. What you can do is to make a formal complaint to the Commissioner of Building (COB) from your local authority e.g. MBSJ, MBPJ etc..
All money paid must be scrutinized and audited.
