to be honest, there is no perfect property.
for condo, location is main consideration for me.
no point if stay far far away but then it still a condo.

Anyone here know how to use epf as down payment? Need to pay with own money first then only claim epf?

you can do that

or

you can tell your UEM officer that you want to claim from EPF to pay the downpayment, then your UEM officer will give you a deadline to do that. Then you need to fast fast go EPF there submit all those necessary documents to EPF, EPF will take around few days to 2 weeks to bank into your account, then u can use that money to pay for the downpayment.

Documents to submit to EPF:
1. SNP (ask lawyer to ctc it)
2. Bank Loan offer letter (ask lawyer to ctc it)
3. EPF form.

Ask your UEM officer if you require more information, they are quite friendly and helpful.

Too many pages to read through. May I know which way is faster to get response after submission? Submit to Urusetia RUMAWIP KWP or developers? Please advise. Thanks.

Better send to KWP Putrajaya directly. Just go there and drop it into the box, no need to wait, can be done in 1 minute. If you send to developer they will usually send in batches so it will take longer. It took me around a week to get the tawaran unit offer after sending to kwp directly. Some who sent to developer took longer. Just my RM0.02

On that note, what is you guys advise? 100% loan or epf?
Im not that rich2 and saving also limited... But i think can manage 100% loan.

Epf is my only permenant saving..sayang to use that

Epf pays 6% dividend annually at least for now. IMO don’t touch it unless you really need to

hi there i just check on google map, jalan duta kiara seems to be connected to jalan segambut.

can anyone confirm this?

Not for now. Was in the proposed plan but who knows it'll be ever carried out.
