means? kena already? qualify to can get buy 1 unit?

Means tunggu ballot hahaha

So during the ballot session need to put down 5k deposit then proceed to ballot? If don't like the unit can refund on the spot?

Submitted my documents on 15 June or so, got the Tawaran today. Need to call UEM sunrise within one month.

Why do you need to call? Isnt it suppose to be the other way round?

Kegagalan atau kelewatan maklumbalas dati pihak tuan/puan dalam perkara ini, menyebabkan permohonan tuan/puan ditangguhkan atau dibatalkan dan ditawarkan kepada pemohon lain.

Yes , u are qualify to ballot a unit. Call uem or wait for them call u. The next ballot is on 21th July

I called UEM just now and they said they’ll invite those applicants to a ballot on 21st July. And they ask me to prepare a 5k Cheque.

To those who have bought kiara kasih. Do you feel satisfied or regret or a bit sceptical now? I was excited to apply but after seeing the area for myself yesterday, I'm feeling a bit sceptical about buying a unit because of the surrounding area itself, only one parking, cannot choose which unit to buy and not much freebies which developer offer except free legal fees on snp and stamp duty only right? Whereas out there, if you search carefully, not to say the same area but still within klang valley area there's many condos to choose from and package offered by developers is quite generous but the price difference is only around RM100k for the same size range unit with 3 bedrooms 2 bathrooms, balcony and full condo facilities, even the parking lot is at least given two car park. I know it's not an apple to apple comparison but what is your opinion about it?

u've answered it yourselves..its not apple to apple comparison..the developer did not gave extra freebies nor extra parking cause the project itself target 1st home and middle income buyers within KL...while other projects while give out lots of stuff, but are more expensive...100k differences is a lot for some people..so they go look for the next best thing, affordable rumawip with good location..if u think you can afford more, go for it..leave the affordable home to those who need'em

Not an apple to apple comparison but for the middle income earner and smart consumers in current buyers market, they will have the tendency to look for best offer out there. Don't get me wrong, I've already decided to buy kiara kasih after the ballot if I get a decent unit, which is referring to the unit floor level and car park location and I don't mind to let go if it doesn't suit my minimum expectation. I've already had other condos shortlisted to buy as alternatives. I can safely say even the price alone can reach RM300k after deducting the discounts, rebates, cost of free legal fees on spa, stamp duty and mot, partly furnished, 2 car parks, superior finishing and condo facilities, better communities living in the nearest sorrounding area, lower total unit, etc. Just look carefully and you'll find it, I won't name the other condos here. It's not because I'm rich but I've always wanted the best value for my hard earn money and the best environment that I could afford to give to my family, that's all.. Just a light discussion, not to sway or urge others to reconsider their decision or something like that..

Ballot first and then put down 5k booking? If after ballot but I don't want it? No need to put down 5k booking? I still have not received any call from UEM yet hmm.gif

Yes. What is the reason you still want to put down 5k booking if you are not going to book it because you don't want it?
Bank draft/Bank cheque. I don't think cards is available but can ask your sales agent when he/she contact you.

Yea do you mind to share which development u are comparing to?

To be honest i was considering another condo too before kiara kasih ...it was really good location and really good deal for me... After all rebate and gov. freebies for first home buyer...its only 100k extra for me too...my only draw back was since im not using join loan, i will max out my DSR ratio.... Which im a bit worried...

Plus that i think i won't be using this condo as my final house (planning to buy landed somewhere in future), so what brings me to KK is that, why don't i just rembat good decent cheap (affortable) rumawip...

But that's me...i do hv concern like u too tho..
