went to their office last 2 weeks and the agent told me LBS will build townhouse and double storey house. the double storey house is 20x60 with price RM398k. Cheap right..thinking of buying that, but decided to go with glomac in saujana perdana.

not super optimistic... in line with the moving of Uitm main campus and the construction of super hospital.... there are quite good chances that government will give some focus on developing this area... and considering EW have a very grand masterplan for this area.... with business park and other shoplots... there's a chance... however we remain cautiously optimistic... and for ppl looking for affordable double storey landed and working near subang, pj, shah alam, setia alam, meru.... this is not a bad place for staying... considering all the basic amnesties already in place...

just lack of SJKC, pork, direct exit to highways and major mall... but for mall... i dont really think its necessary yet.... malls are oversupply in klang valley.... and going to setia city mall from here doesnt require alot of effort...

Those themselves that place is not for Chinese already haha
As for the any major malls or even hypermarket, I don't think there's any nearby, perhaps giant will build one only when the residents there increase drastically

And if EW were to scrap the plan. Then it's basically back to square one as ghost town and only depending on uitm

The double storey house by LBS in Alam Perdana is a very2 good deal
At ~RM400k.. 100grand cheaper than Hillpark..
If I haven't booked unit in Hillpark I might have go for lbs

Well puncak alam, or shah Alam north as they like to call it (whatever float your boat) is traditionally a Malay area, hence lack of pork and sjkc
Having said that, ever since shah Alam granted city status in 2000, with incorporation of kota kemuning, Jalan Kebun in the South and all the U section, bukit Rahman putra etc in the North, the demographic of shah Alam have changed tremendously

Puncak Alam is part of Kuala Selangor though and not shah alam

EW won't scrap their plan ... unless they go bankrupt
even uitm with their hospital project already attract more buyer.

the good will come.
Right now many owner enjoy their LANDED house.

Shopping mall is not important at the moment .. u can go other place for that.

to be honest with u... its not a ghost town anymore since one year ago... after the completion of MKH project there.... and the township beside hillpark... the bandar saujana utama by glomac is matured enough already.... with high occupancy over the whole township... tesco already there for quite some time... other basic ones like econsave speedmart etc... operating thr for very long time... the econsave there is one of the very profitable branch since my partner is the auditor of econsave... for those inside old puncak alam... the distance from Uitm and EG might cause them require some time to grow.... but eventually the growth will be there....

of course like i mentioned... its cautiously optimistic... as a resident there... i dont really want the township to develop to the extent of busy business center or very hot commercial area... i still value the peace and serenity there very much... albeit not as peaceful as elmina... lolz...

ya. the one from LBS is 20x60, price RM398k (after discount)
Glomac is 20x70, price is RM434,800 (after discount)
