Booked Myra Alam instead of LBS because:

Myra Alam provide 17% rebate (10% for early bird, 7% for Bumi rebate).
Individual title instead of Strata Title but with G&G provided.
House build wise, it's similar to ecoworld.

Haha I actually wanted to buy LBS phase 3. I like it being strata title with car park that can fit 4 cars but when I asked about the small renovation that I want to do at the porch (small locked garage to put my motorcycle), they said it's not possible to do it.

And the size of the kitchen, is also a deal breaker to me (can't even extend the back lawn)

Yup I know. I've even went to see the plot land.

I agreed that the road is very bad but right now, there's no reason to repair the road for the time being. There's only one housing area there.

But later on, EcoWorld Business Park would be situated next to Myra Alam and the road definitely will be fixed.

There's also a proposed road to connect straight to LATAR which will be developed by EcoWorld.

And Myra Alam is just less than 2 minutes to the T- Junction going into Jalan Cerakah.

I bought Myra Alam Phase 1A. Currently I'm paying for 60% progressive interest fees which is a sign that the construction is going well.

You can't do any renovation on the exterior side of your house if it's Strata (even paint). One of the reason why I choose Individual title instead of Strata.

I'm one of the owner. Honestly, it's sad that this happened but what they are doing is for fixing the issue permanently. The alternative is for them to do a temporary fix until the DLP ended and then we are left to settle this ourselves.

For me I will stay away from this deal.

The only reason why the developer will fix the defects during the DLP is that they can only claim the balance of 5% of the house price after DLP ended with no pending complaints.

In your case, it's just a promise and they can just break the promise. Is there anything that would cover you if they don't fix the defects?

And the fact that they don't allow you to see the unit you're buying is a major red flag.
