I was looking once at this Bandar Rimbayu project for investment, too bad all are leasehold units.
No worth for investment, I got seem one leasehold property empty 5 years no rise value, and owner willing to sell out follow that time SPA price he signed (not in Bandar Rimbayu)
most of the property maintain their market price after 2015, if you buy a new house or subsale during 2013-2015, most of the property still selling at this same price as what you purchased. No worth for investment, I got seem one leasehold property empty 5 years no rise value, and owner willing to sell out follow that time SPA price he signed (not in Bandar Rimbayu)
Puchong freehold landed also same, if you buy before 2012, then you really making a big money, even now the market price you still can earn.
If you buy a Puchong leasehold landed before 2012, you also making money.
Most of the subsale market now, the asking price is consider not bad, but it is very hard to let go at the asking price, some of the transaction price also good but mostly is a marked up price just to let the buyer reduce the amount of downpayment.
My area , Puchong freehold landed, previously the highest asking price is around RM 7xxk for a vacant intermediate unit, during that time is also very difficult to sell, now the asking price reduced to 6xxK but also hardly to sell.
My opposite neighbour just let go at 600K, it took more than one year to sell. That is still plenty of units waiting to sell, they still dreaming to sell at 6xxK, but most of them purchased before 2010, which the purchase price was about 2xxK, still making money, and most of them don't have the pressure to let go their unit, unless they move to a luxury house with high commitment, only will let go with lower selling price and convert to cash.
If you still thinking to make a short term investment with property, it is unlikely to make a good profit, unless you very lucky can find a new future gem, for long term it still can make some profit, but if you need to wait for 10-15 years, then you might think again.
