Did you book any unit then?

Now finger crossed, hope my loan approve because my case quite complicated. If today announces MCO I wonder the 2% rebate for signing SPA will extend or not.

I'm simply take one unit, most probably will cancel it. my case terbalik. I get a pre approved loan for corner unit, but din get to choose a corner unit cry.gif cry.gif

I placed a booking, then my agent arrange the banker to contact me, just like normal procedure submit documents lo...

I have a relative that is a bank branch manager.

She advise me to look into Tropicana subsale rather than Starling. She say many rimbayu subsale is below purchase price. Tropicana value appreciation is better than rimbayu.

Any thoughts?

if what she said is correct, then why not buy a subsale in rimbayu since you will get better value (lower than initial price) or probably lowered than market value?

Setting aside the factor of property appreciation which is uncertain, and if budget is not an issue for you (subsale need to fork out about 30% cash upfront vs new launch of 10% or lower with HOC), I will probably go for TA as i like strata development more (which overall look more atas)

Yes it is true. My client bought Arahsia subsale around 780k and he mark up loan to 850k.

There will be many Rimbayu projects in future,which will be about the same. But Tropicana Aman only has 2 terrace house projects.

The reason they call it canal city is because there was suppose to be a flood mitigation project in this area to connect Sungai Klang to Sungai Langat with a series of canals. But the project was canceled by the govt. In replacement, brand new housing townships are born.

Only selected units of Bandar Rimbayu's Chimes phase and Tropicana Aman's Bayan phase are affected by this issue.

IJM has declared sold out for Starling.. 680 units i think..

In today's market, it's actually lower/no appreciation with higher purchase price. Tropicana just like Eco World is not common to bring you profit in short or medium term.

If you afford to pay monthly maintenance fees, of cause go to Tropicana / Eco Sanctuary.

If you afford to buy subsale, of cause it is better deal, example Perennia 22x80, free solar water heater and rainwater harvest system, 680k can get already.

Seemed there is no more news on the direct access to WCE? land acquisition still on going? or the idea being dropped?
