Studios now rental about 1k nia. Open season for pak hitams. Many owners dun care, just rent to help cover. And wait for mall open.

Mall no sign of moving.

So investor just need hold on, monitor and wait for auction. Price should come down more.

rental 1k but chances of utilities unpaid by tenants and crazy high maintenance, insurance, quit rent, assessment, etc.

tough season indeed for owners.

Back to EC, some banker may give you some beautiful picture for subsales financing but you must understand the approval for loan are done in respective HQ.... The credit department are not optimistic as you think.....

Just few cents info from my 'little' bird in credit dept.

I oso agree ne... The easiest way to find money at this time.
Can pinjam money from bank, accumulate money from buyer.
But seriously, those who buy really take the highest risk.
